Straightforward low-rise housing
The original product is a mix of townhouses and semi-detached homes rather than a resort estate. The published base models are compact two-bedroom houses with their own plot and a parking space, which makes the proposition easy to understand.
A local, not beachfront, setting
Takhian Tia serves a different lifestyle from central or beachfront Pattaya. Road access, daily errands and the immediate neighbourhood matter more here than walking distance to tourist attractions.
The estate already exists
With completion recorded in 2017, a purchaser can inspect what the project actually became: street condition, neighbours, drainage, traffic and maintenance. The trade-off is that an older resale house needs a proper structural and document check.
No artificial price anchor
Historical launch prices and old resale ads are easy to find, but a current, correctly identified Village 27 floor price is not. The useful number is the asking price for a specific house assessed against its plot, condition, alterations and title.
Project numbers can mislead
Several Rattanakorn villages sit in the wider Bang Lamung area, and at least one current aggregator record mixes Village 27 with an asset officially registered as Village 11. Matching the house number, title, address and seller is therefore part of basic identity verification.
About the project
Rattanakorn Village 27 is an established low-rise housing community in Takhian Tia, within Bang Lamung on the northern side of the wider Pattaya area. It is not being presented online as a fresh developer launch with a current inventory and staged payment plan. The clearest specific to the project source, Home.co.th, identifies Ratanakorn Asset Co., Ltd. as the developer and places the scheme on Soi Rong Po off Sai Takhian Tia Road. FazWaz records completion in January 2017 and 52 homes. That combination is enough to establish the core identity, but a buyer looking at the project today is effectively entering a resale market where the condition, price and title of the individual house matter more than an old launch brochure.
The original housing mix is more specific than the generic 'house/villa' label sometimes used by portals. Home.co.th describes a combination of townhouses and semi-detached homes and publishes two original models. The Vintage sits on a 21 sq wah plot with two bedrooms, one bathroom and one parking space. The RK 109 uses a 35 sq wah plot with the same two-bedroom, one-bathroom and one-car configuration. The project page also gives 80 sqm as a usable-area figure, but it does not clearly assign that number to each model. We therefore do not repeat 80 sqm inside both model cards. On a resale inspection, the physical house and its approved plans matter because owners may have extended or altered the original layout over time.

There is a small but genuine disagreement over the number of homes. FazWaz and several syndicated project databases show 52 units; Home.co.th shows 55. The registry record uses 52 because the research rules give FazWaz priority over other secondary project portals when no specific to the project primary source resolves the conflict. The alternative figure is not discarded, however. For an individual purchase the difference between 52 and 55 homes is unlikely to decide the transaction, but it is a useful reminder that portal profiles are not substitutes for the subdivision plan, estate documentation or title records that should support a real sale.
Location is one of the more consequential corrections to the queue data. Village 27 should not be treated as a Nong Prue residential project. Home.co.th places it in Takhian Tia, Bang Lamung, on Soi Rong Po / Sai Takhian Tia Road, and describes the setting as near Rong Po Market and the railway corridor. That gives the project a different use case from central Pattaya, Pratumnak or Jomtien. It is more naturally assessed as a local low-rise home for residents who use a car or motorbike and value everyday access to the northern Bang Lamung area. Buyers whose priority is walking to the beach, tourist restaurants or nightlife should judge the location accordingly rather than relying on the broad 'Pattaya' label used by property portals.
The shared amenity list is modest in the sources reviewed. FazWaz and its related databases confirm 24-hour security. We did not find dependable evidence for a communal swimming pool, gym, clubhouse or resort-style common area, so none has been added to the project record. The absence of a long amenity list is not necessarily a disadvantage for a small residential estate, but it changes the questions a purchaser should ask. Current common fees, security funding, road maintenance, waste arrangements and any outstanding charges attached to a particular property are not published in the sources we found. Those items need to come from the seller or the entity that manages the community.
Pricing is where a disciplined distinction between historical and current data matters. Home.co.th displays a THB 1.46 million launch-level figure on a page last updated in August 2020. Older resale advertisements from 2023 and 2024 have also shown small houses around THB 1.49–1.59 million. None of those numbers is a reliable September 2026 starting price. FazWaz and Thailand-Property currently show no available units. A more recent THB 1.7 million non-performing-asset listing is associated with Village 27 by one aggregator, but the official Sukhumvit Asset Management record identifies the property as Rattanakorn Village 11. Because the fresh listing fails the identity check, this dossier deliberately omits a current starting-price field rather than turning a neighbouring project into a false market anchor.
For an international buyer, the ownership issue is more important here than it would be for a condominium unit. These homes sit on land. Thai government and Department of Lands material describes the general restrictions on foreign land ownership and the narrow statutory routes that can apply under specific conditions. We found no Village 27 documentation showing a project-level foreign ownership solution. A foreign purchaser therefore needs to start with the title deed for the exact plot, the registered landowner, the legal ownership of the building and the proposed transaction structure. A lease, building ownership or another lawful arrangement may be relevant in a particular deal, but none should be assumed from the project name, and nominee arrangements should not be treated as a shortcut.
A completed 2017 community also calls for a different kind of technical inspection from a new build. The benefit is that the buyer can see the real street, neighbouring houses, parking behaviour, drainage, traffic and the actual level of maintenance rather than buying from drawings. The trade-off is that individual homes may have been changed during years of occupation. Resale records around the project show configurations that go beyond the two original models, which may reflect extensions or renovations. That does not make a house problematic by itself, but it means the physical structure should be checked against the documentation instead of assuming that every extra room or added floor formed part of the developer’s original approval.
Ratanakorn Asset itself is independently verifiable as an operating Thai property and land developer. Its official website describes a long track record across housing and other property types in Pattaya, Chonburi and other locations, while Home.co.th places Village 27 in the company’s project portfolio. That attribution is materially stronger than a developer name copied between listing portals. Even so, this is now a resale-led community. The original developer’s history can provide context, but it does not establish the legal authority of today’s seller, settle any debt attached to a house, or confirm the condition of a property that has been occupied and possibly modified for years.
The practical case for Village 27 is therefore fairly simple. It offers compact landed housing with original two-bedroom layouts, private parking and a local Takhian Tia setting rather than a resort proposition. Buyers who value a straightforward house and do not need a large common-area package may find the format sensible. The limitations are equally clear: there is no verified fresh price floor, the published unit count conflicts, exact coordinates are not stable enough to publish as a project pin, and the current ownership and condition vary house by house. The useful way to approach the project is as a verified project identity plus a due-diligence framework for a specific resale, not as a promise that every home inside the gate carries the same value or risk.
Ownership format
These are landed low-rise homes rather than units in a registered condominium. A foreign buyer should not assume that the underlying land can be registered directly in their own name. The title, registered landowner, ownership of the building and the lawful transaction structure need to be checked for the specific house. Thai law contains limited exceptions to the general restrictions on foreign land ownership, but none has been verified as applicable to Rattanakorn Village 27.
