Current and recent listings range from roughly 54–56 sqm at the small end to well above 200 sqm, with local brokers describing even larger configurations. That makes the project relevant to buyers who want real living rooms, terraces and family-scale space. The trade-off is straightforward: larger apartments also mean larger renovation budgets and higher common-fee exposure, so headline purchase price is only one part of the cost.
A genuine waterfront setting
Multiple property sources place the development directly on the Bang Lamung shoreline and describe common facilities facing the sea. The coastal position is therefore a physical feature rather than a distant marketing reference. What still varies by apartment is the actual outlook, ease of access to the water and the condition of the beachfront edge. A sea-facing renovated unit and an inward-facing original unit can offer very different experiences inside the same compound.
Title changes the deal
The cheapest current asking price found in this research is THB 1.8M for a studio advertised with foreign ownership, while other active stock is explicitly marked Thai quota. For a foreign purchaser, that distinction is fundamental. Foreign-freehold availability affects the legal structure of the purchase and can also affect the future buyer pool. The asking price should therefore be assessed together with the title deed and a current quota confirmation from the condominium juristic person.
Old building, real diligence
A 1990 completion date means unit condition cannot be separated from building condition. A newly renovated interior says little about lift replacement, waterproofing, common pipework, reserve funds or major works that may be approaching. Meeting minutes, financial statements, outstanding common charges and recent maintenance records can be more important here than a glossy renovation package. Two apartments that look equally attractive online may carry very different building-level risk.
Quiet comes with distance
Bang Lamung offers a calmer coastal environment than central Pattaya, but it is not a dense walk-out urban location. Buyers planning to live here should test their real daily routes rather than judging the map only by straight-line distance. If driving or ride-hailing is normal, the separation from central Pattaya can be a benefit. If the priority is to walk to a broad range of restaurants, malls and nightlife every day, the location is likely to feel remote.

Several project profiles describe it as a mixed condominium-and-hotel development. That distinction matters because the buyer is not assessing a developer promise or an off-plan specification. The relevant questions are the condition of the actual unit, the physical state of the buildings and the way the condominium juristic person is managing an older coastal property today.
The location is the strongest defining feature. Bay View Resort sits on the Bang Lamung shoreline, with local property sources describing direct beach access and common areas facing the Gulf of Thailand. Address records are not perfectly tidy: project directories sometimes say Soi Bang Lamung 14, while detailed directions and resale listings point to Soi Bang Lamung 12/3 and use street numbers around 157–158/1. The directions themselves converge on the same beachfront compound, reached from Sukhumvit Road through the Bang Lamung sois. For that reason, the location should be mapped with a sensible radius rather than pretending that one conflicting street number is exact. The setting is quieter than central Pattaya, but it also means that a car or taxi is more relevant to daily life than it would be in a dense central neighbourhood.

The resale stock is unusually varied in both size and asking price. In August 2026, PropertyHub carried a 54 sqm studio at THB 1.8M advertised with foreign ownership, a 202.5 sqm unit around THB 4.69M, and other large-format apartments. DDproperty was still listing a 263 sqm three-bedroom unit at THB 8.5M in September 2026. Those numbers should not be read as a formal project price range. Bay View Resort is a 1990 building with apartments that have gone through very different renovation cycles, and asking prices are affected by condition, outlook, floor, legal ownership status and how much work a buyer will need to undertake after transfer. A low price per square metre can be attractive, but it is not a substitute for inspecting the unit and the common property.
Foreign ownership is a unit-by-unit issue. Thailand permits foreigners to own condominium units in freehold only while the statutory foreign quota remains available; the aggregate foreign-held area cannot exceed 49% of the condominium unit area. The condominium juristic person must issue the relevant confirmation for the transfer. This is directly relevant at Bay View Resort because current resale advertisements include units described as foreign ownership as well as units marked for Thai quota. A buyer should therefore treat the ownership label in an advertisement as a lead, not as completed due diligence. Before a meaningful deposit is paid, the title deed, quota certificate, seller identity and any outstanding common charges should be checked for the exact apartment being purchased.
The age of the development is part of its appeal and part of its risk profile. Six-storey blocks, mature landscaping, large apartments and a shoreline setting create a type of space that is difficult to reproduce in newer mass-market projects at the same entry price. At the same time, a property completed in 1990 must be assessed as an operating building with decades of maintenance history. Interior renovation is only one layer. A serious inspection should also look at lifts, waterproofing, façades, common plumbing and electrical systems, drainage, pool condition, reserve funds, insurance, recent co-owner meeting decisions and any planned major works. A cheap apartment can remain good value if the building is financially and physically sound; it can become expensive quickly if deferred common-area maintenance is catching up with owners.
The original developer remains unverified. Major project portals either leave the developer field blank or show N/A, and searches in English and Thai did not produce a reliable primary source linking the 1990 development to a specific company. That gap should remain visible rather than being filled with a similarly named resort or real-estate company from another province. For a resale purchase today, the more practical counterparty for building-level checks is the condominium juristic person. Thai court records confirm the existence of a Bay View Resort condominium juristic person, but that does not identify the original developer. Unless an archived title, original sales material or registry document becomes available, the developer should be treated as unknown.
Ownership format
A foreign buyer can hold a condominium unit in freehold if foreign quota remains available in the building. Thai law caps foreign ownership at 49% of the aggregate condominium unit area, and the transfer requires confirmation from the condominium juristic person that the quota is available for the selected unit.
Unit types & sizes
A 54 sqm studio was actively advertised in August 2026 with sea view and foreign ownership. It is useful evidence that the project includes smaller units even though older project summaries often highlight only very large layouts. Because this is mature resale stock, the registered plan and title should be checked for the actual apartment rather than assuming every listing matches an original standard layout.
PropertyHub shows an existing 56 sqm one-bedroom unit in the rental stock. This is not an original developer floorplan, but it confirms that compact one-bedroom layouts exist in the completed property. A buyer should still verify whether the apartment has been reconfigured over time and whether the physical layout matches the registered title plan.
Two-bedroom stock shows the widest spread of observed sizes, including 101.5 sqm, 153 sqm, around 202 sqm, 222 sqm and 260 sqm listings. This should not be treated as an official floorplan range. It is a snapshot of a mature resale building where some apartments may have been altered or combined. The registered plan of the selected unit matters more than a generic project summary.
DDproperty carried a furnished 263 sqm three-bedroom resale on the second floor in September 2026. At that size, Bay View Resort can compete with a house on internal living space while keeping condominium ownership and common facilities. The trade-offs are the cost of maintaining a large older unit and a narrower resale audience than for compact apartments.
A local project profile describes approximately 380 sqm four-bedroom, four-bathroom residences, while current rental stock independently confirms that very large apartments exist in the development. This is a niche format: it offers exceptional internal space and, in some cases, garden-level access, but renovation and carrying costs are materially higher and the resale audience is smaller.
No original developer floorplan archive was found for Bay View Resort.
