Why this project is worth a look

A defined master plan

The developer publishes a clear composition for the scheme: 229 units, including 175 single-storey townhomes, 48 twin houses and six commercial units. That makes it easier to understand what is actually being bought. Canna Rong Po is not primarily a detached-villa estate, even though some portals place it in a broad house-and-villa category; most of the original housing stock is compact, one-level townhome product.

Single-level living

Both core residential types were designed on one floor. That can be useful for families with young children, older relatives or buyers who simply prefer to avoid stairs. The twin house offers the more generous base format, starting from a 40-square-wah plot with two bedrooms and two bathrooms. Resale homes should be inspected against that original specification because extensions and internal changes are common in occupied low-rise estates.

One project, several prices

Current web sources show very different price levels. NaYoo still carries a THB 1.39 million starting point for new townhome stock, while live resales in 2026 are being advertised from roughly THB 2.35 million and upward. The gap is a reason to compare exact homes, not a reason to assume the lowest number is obtainable. Plot size, extensions, furniture, seller type and transfer terms can all move the real transaction price.

Residential, not resort-led

Takhian Tia is a driving location rather than a walkable Pattaya beach district. Local markets, schools and services are within the wider area, but the project’s logic is everyday housing for the northern Pattaya/Bang Lamung corridor. A buyer who values a small plot and a one-storey home may find that attractive. A short-stay investor should be more cautious because the local demand story is different from central Pattaya tourism.

Land rights come first

For a foreign buyer, the legal structure matters more than the house design. Foreign nationals generally cannot take direct freehold title to Thai land except in narrow statutory circumstances. The selected property therefore needs a document-level review of the land title, the seller’s rights, any registered lease and the ownership of the building itself before a deposit is treated as routine.

About the project

Jakpaisan Estate launched the project in August 2021. The developer’s own project page breaks the scheme down into 229 units: 175 single-storey townhomes, 48 single-storey twin houses and six commercial units. That mix matters because many portal pages loosely classify the project as houses or villas, while the original product is mostly compact one-level housing aimed at everyday occupancy. Zmyhome records completion in 2023, while major portals now classify the scheme as completed even when they do not provide a build year. At the same time, the developer still maintains a live project contact page and NaYoo continued to show both base house types as available after its April 2026 update. A buyer should therefore establish whether a particular property is remaining developer stock, a completed home being sold by its first owner, or a later resale. Those routes can produce very different contracts, transfer costs, fit-out standards and negotiation dynamics even when the homes sit in the same development.

Pricing needs similar care. NaYoo’s project page, updated on 2 April 2026, still advertises the base single-storey townhome from THB 1.39 million and the twin-house model from THB 2.49 million, with both types shown as available. The live resale market is materially higher. A ThaiHometown listing updated in August 2026 offered a Canna townhome at THB 2.35 million; Hipflat recently showed asking prices from THB 2.79 million, while FazWaz displayed stock from THB 3.29 million to THB 4.2 million. That spread does not, by itself, tell us that one source is wrong. The homes vary by plot size, improvements, furnishing, corner position and seller, while some portal pages can retain an original launch anchor long after the first release. The useful approach is to treat THB 1.39 million as a project-card reference point and then compare the actual homes available today on a like-for-like basis. For this development, a meaningful price comparison should include the land area, the original house type, any extensions, title status, transfer allocation and the condition of the building rather than relying on a single headline price.

The original layouts are straightforward and family-oriented. NaYoo lists the single-storey townhome with two bedrooms, one bathroom, about 85 sqm of internal space and a plot from 20.7 square wah. Zmyhome shows townhome plots ranging roughly from 20.7 to 43.8 square wah. The developer provides firmer data for the twin-house product: plots start at 40 square wah, with two bedrooms, two bathrooms and two parking spaces; NaYoo gives the internal area at about 121 sqm. These are the cleanest base specifications available. Resale advertisements can look very different. Current listings include homes described with 120–140 sqm of internal area, additional rooms and, in one case, four bedrooms. That is a reminder that low-rise Thai housing evolves after handover: owners extend kitchens, enclose outdoor areas, add bedrooms or alter covered space. For due diligence, the buyer should separate the original approved house from later improvements and ask whether any added structure appears in the relevant plans, permits or transfer documents where required. The upgraded resale may be the better home, but it should not be mistaken for the standard specification of every unit in Canna Rong Po.

The location is car-oriented. The development sits in the Rong Po/Takhian Tia area around Map Wa Road and the Nong Ket Noi local road network rather than in central Pattaya or along the beachfront. The developer’s location information places Rong Po Market at about 4.2 km, Ban Takhian Tia School at about 2.8 km, an international school in Chonburi at about 4.6 km and Kasetsart University’s Sriracha campus at about 15 km. For households working around Bang Lamung, northern Pattaya or the Sriracha/Laem Chabang corridor, that geography can make sense: the product offers a small private plot and one-level living at a price point that would be difficult to compare directly with a central condo. It is less obvious for a buyer whose thesis depends on walk-to-beach tourism, short-stay demand or a highly international resale pool. Canna Rong Po should therefore be judged as a local residential asset first. Its strongest use case is owner-occupation or long-hold housing where the buyer understands the neighbourhood, transport pattern and legal structure of land ownership, rather than a purely passive resort investment bought from a brochure.

Ownership format

A foreign buyer normally cannot take direct freehold title to the land under this type of home. The selected property should be checked for the land title, any registered land lease and separate ownership rights to the structure; a standard registered residential lease is generally up to 30 years, and extensions should not be treated as automatic.

Original model data and current resale listings should be kept separate. Some portals appear to mix plot area and internal area for the townhome product, so the cards above use NaYoo for internal area and NaYoo/Zmyhome or the developer for plot size where the figure can be cross-checked.
