Why this project is worth a look
Accommodation for several groups
Three- to six-bedroom villas give the proposed operator more than one guest profile to pursue. The mix is useful in principle, although actual room rates, bookings and achievable occupancy are not established by the designs.
A compact resort concept
Private pools sit alongside proposed shared facilities including a lobby, gym and flexible working space. Whether these amenities are complete, staffed and included in the operating budget needs confirmation before they can support a valuation.
One team across the estate
Elper positions itself across design, building and rental management rather than handing each stage to an unrelated contractor. That integration may reduce coordination problems, but minority investors must be comfortable with the concentration of operational control.
Equity rather than a villa
A company share offers participation in the whole venture without paying the full price of a house. The trade-off is that the investor’s rights come from corporate agreements, not a personal title or an independent right to market and sell one of the villas.
About the project
The decision at Rice Harmony Residences starts with a distinction that villa photographs cannot show. This is not presented as a conventional sale of five separate houses to five individual buyers. Elper Development markets an investment in the company behind the estate. A subscriber is being offered an equity interest in a business that owns or holds the property rights and intends to operate the villas. That is materially different from holding a lease or title over a home that you can occupy, refurbish or sell at will. The documents governing the company matter at least as much as the property itself.

There is an identifiable development behind the investment proposal: five pool villas in the Ubud area of Bali. Elper publishes a distinct accommodation mix running from three bedrooms to six, with reported living areas of 110–317 square metres. The villas are not interchangeable copies. Some focus on smaller family groups; others have the bedroom count and shared living space needed for larger parties. From a rental-operations perspective, that variety could help the operator address several types of bookings. It does not establish separate ownership rights for investors who fund the estate.
The planned guest experience sits somewhere between independent villa accommodation and a compact resort. Each house is described with its own swimming pool, plot and booking calendar, while management and some guest services sit at estate level. Rice Harmony’s own materials include a reception lobby, gym, working and meeting areas, parking and security. An older financial deck also discusses a flexible yoga or conference space and the option to connect two larger villas for groups. These are useful details of the proposed hospitality concept, not proof that every amenity is finished or operational today.
Location deserves a more precise reading than the word Ubud alone. A project presentation points to the Sayan side of Ubud, using Sayan Coco Mart as a nearby landmark. It does not provide a verified cadastral parcel or a dependable set of site coordinates. That matters because access roads, land contours and the immediate neighbours can make two seemingly similar Ubud villa sites very different. The location should therefore be read as a substantiated neighbourhood description, not a pin suitable for legal due diligence or for assessing an individual villa’s uninterrupted rice-field view.
Construction is another area where the date changes the story. Rice Harmony’s website still describes the scheme as under construction when checked on 18 October 2026. Elper separately presents a June 2026 building-site update involving walls, structural work and roofing. This supports the existence of construction activity, but not a certified completion percentage. The earlier investor presentation scheduled completion for the second quarter of 2026. That milestone has passed, and the available public material does not establish a revised contractual handover date or confirm that all buildings have been accepted for guest use.
Looking at the five homes individually makes the proposal less abstract. Villa 2 is shown in Elper’s portfolio as a 110-square-metre, three-bedroom house with three bathrooms. Villa 3 is 201 square metres with four bedrooms and four bathrooms. Villa 4, at 317 square metres, has five bedrooms and a two-storey plan. Villa 5 offers five bedrooms across 262 square metres and is described as single-storey pavilions around a pool. Villa 1 has 300 square metres, six bedrooms, six bathrooms and an additional room that is not clearly marketed as a seventh bedroom.
The architecture descriptions also reveal different operating demands. A five-bedroom house with a full dining space needs a different cleaning, staffing and maintenance budget from the smallest villa; a two-level building is not managed in quite the same way as a set of single-storey pavilions. A shared operator may deliver economies of scale, but pooling does not erase the differences in wear, booking profile or capital expenditure. Investors need to know whether income and expenses are calculated for the estate as a whole, assigned to individual villas or combined under another allocation formula.
There is a measurement discrepancy that should not be buried. Rice Harmony’s standalone website labels the project as five furnished units of 201–318 square metres, while Elper’s more detailed property portfolio includes the 110-square-metre second villa and quotes an overall range of 110–317 square metres. Without the approved schedules of accommodation and up-to-date architectural plans, neither range should be treated as a final legal measurement. Nor should living area be confused with plot size or the net internal floor area used for some valuation methods.
The public entry figure is IDR 1 billion, according to both the project website and Elper’s current investment description. It is a minimum contribution towards equity participation, not an asking price for any villa. An older financing presentation stated an entry minimum of €10,000, showing that the fundraising terms have not been consistent across published materials. There is no sound reason to convert one figure into the other or assume that the difference represents a discount. The operative subscription terms must specify the share percentage, instrument type, dilution provisions and total amount a participant is required to fund.
Elper describes one project company holding the estate and rental business, with the developer keeping a majority position. That arrangement can align a manager with the project if the economics are well drafted, but it also leaves smaller shareholders dependent on decisions they may not control. Those decisions could include budgets, related-party contracts, refinancing, refurbishment and the eventual sale of property. The name and registration details of the actual project vehicle, its articles, shareholder register and signed subscription agreement were not available for independent inspection. A promotional diagram is not a substitute for these documents.
A legacy investor presentation calls the proposed vehicle a PT PMA and describes the underlying site as a 32-year lease with a pre-negotiated 30-year extension. Both statements have practical consequences, especially for a foreign investor, but the relevant corporate and land instruments have not been provided. A PT PMA is an Indonesian company with foreign investment; it is not itself evidence of what rights a particular shareholder can buy or what title the company holds. The supposed extension needs to be checked against the actual lease, including the parties, effective date, conditions and enforceability.
Revenue is expected to come from the operating business once the villas are completed and guests arrive. That is not the same as a fixed coupon. Rental receipts must cover staffing, utilities, platform fees, consumables, servicing, insurance, repairs, reserves, taxes and management costs before there can be a distributable surplus. The earlier financial deck referred to an 18.5% management charge and named Bali Service Elper as the operator. This is a historical proposed term, not a verified current fee schedule. Performance projections in the deck remain marketing forecasts, not independent evidence of earnings.
Exit provisions may be the most consequential part of this investment for someone accustomed to buying real estate outright. Elper envisages transfers of shares to co-investors, the developer or outside buyers, together with a possible distribution when the project vehicle closes. The website explicitly provides no promise that a buyer will be available when an investor wants to leave. An older deck anticipated operating the villas until 2030 and then pursuing sales and company closure. The present contractual term has not been independently confirmed, so that date should not be taken as a maturity guarantee.
Reporting commitments are not wholly aligned either. Elper describes quarterly updates on construction, then occupancy, income and expenses. The standalone Rice Harmony website promises monthly reports and dashboard access. For a minority investor, the difference is meaningful but secondary to what the reports actually contain. A useful agreement would settle access to bank statements, invoices, management accounts, independent audit findings and information about connected companies. It would also define when a dividend may be declared and what happens if funds must instead be retained for repairs or debt service.
The developer advertises a 25-year structural warranty, subject to the purchase of associated construction insurance. It would be misleading to present that headline as automatic protection of shareholder capital. The policy, covered defects, exclusions, claims process and insured party determine its practical value. The shareholder may not personally control when the owner company submits a claim or authorises repairs. The construction warranty should therefore be assessed alongside project governance and the real scope of the insurance, rather than being counted as a guarantee of investment performance.
Finally, the business needs valid rights and permissions, not just attractive architectural plans. Rice Harmony’s promotional website says land and building documents are available, using terms such as SHM, HGB, IMB and PBG, but the actual project certificates were not independently available. Indonesian land title, permission to construct, building-use certification and permission to operate tourist accommodation are different matters. A current building permit cannot be inferred from a marketing claim; equally, lack of public access to a document does not prove that the document does not exist. The applicable zoning and operating licences remain transaction-specific checks.
Rice Harmony may interest a buyer who deliberately wants exposure to a managed, small-scale hospitality business without the responsibilities of running a villa. Its strengths are a defined collection of five homes, plans for shared guest facilities and a named development team. Its uncertainties are concentrated in the corporate instrument, land tenure, completion timetable, operating costs and real exit route. Someone seeking a holiday home they control, predictable cash payments or a readily tradable investment should not treat this as an equivalent product. The meaningful next comparison is between the current investor documents and the claims made across the two project websites.

Best for: Investors seeking a minority position in a professionally managed hospitality venture rather than the personal use of a holiday villa. Governance, reporting and operating cash flow are the real product.; Buyers able to hold an illiquid investment through construction, rental operations and a potentially delayed asset sale without relying on access to their principal at a fixed date.; People with a specific conviction about well-managed Ubud accommodation for families, retreats and groups, provided that conviction is supported by independent rate, occupancy and cost assumptions.; Applicants prepared to obtain Indonesian legal and tax advice on the corporate vehicle, land tenure, licences, shareholder rights and the mechanics of transferring funds and profits.; may not suit: Someone looking for a villa in their own name, with personal occupancy rights and the freedom to change how that particular property is run.; Buyers who require a fixed redemption date, guaranteed rent payments or a liquid secondary market for their investment.; Anyone relying on a promotional return forecast without reviewing the company’s documents, land position, construction evidence and complete rental cost model..
