Why this project is worth a look
Already operating
Royal Park Condo is complete and in use. A buyer can inspect not only the apartment but also the actual common areas, lifts, pool, gym, parking and day-to-day building management before making a decision.
Compact entry point
The resale market includes small studios, lofts and one-bedroom units, with the lowest public asking anchor well below the larger layouts. That can suit a budget-conscious buyer when the compact plan genuinely fits the intended use rather than simply offering a lower headline price.
Verifiable address
The tower can be tied to No. 67, Street 608 in Boeung Kak 2 instead of a neighbourhood name alone. That makes it easier to reconcile map data, photos, listings and transaction documents around one physical building.
On-site amenities
A rooftop pool, gym, security, reception, lifts, parking and backup power are supported by property sources. In a completed building, the next useful check is the present condition of those facilities and the current rules and charges that govern access.
About the project
Royal Park Condo is a completed residential condominium in Boeung Kak 2, Toul Kork. The strongest current property sources converge on a 27-storey building with 293 units and completion in 2020. Published project-wide floor areas are approximately 22–49 sqm, while the resale market includes studios, one- and two-bedroom units and compact duplex or loft-style layouts. The practical advantage of a completed building is that a buyer can inspect the actual unit, view, noise exposure, common areas and lift operation instead of relying on a future concept. That also means the project should be assessed unit by unit: two listings carrying a similar layout label can differ in floor area, furnishing, condition and the documents attached to the sale.
Compact apartments are a defining part of the scheme. Current and historical listings show small studios and lofts around 22–30 sqm, one-bedroom formats around 28–35 sqm and larger two-bedroom or duplex configurations. Some apartments use vertical space to create a mezzanine level, which can separate sleeping or working space without increasing the footprint. That arrangement needs an in-person check. Ceiling height, stair geometry, usable headroom upstairs, natural light and the registered area on the title can matter more than the marketing label. The unit cards below therefore describe verified market examples and published ranges; they should not be treated as a promise that every available apartment follows exactly the same plan.

The building has a practical set of shared facilities for urban living. Sources confirm a rooftop swimming pool, gym, reception, 24-hour security, parking, lifts, backup power and common areas; APS additionally lists alarm, fire-safety and video-security systems. In an operating condominium, the current condition is more relevant than an old launch brochure. A viewing should include the pool and gym, access rules, parking arrangements, lift condition, backup-power coverage and the common-area management standard. A listed amenity confirms that the building has offered that facility, but it does not establish today's operating hours, service charges or rules for every owner and tenant.
The project can be identified at No. 67, Street 608, Sangkat Boeung Kak 2, Khan Toul Kork, Phnom Penh, rather than only by a broad neighbourhood label. The dossier coordinates are tied to that street address and a local property listing, with a deliberately practical urban mapping radius. Toul Kork is an established mixed residential and commercial district. This dossier does not manually calculate nearby distances: NovAsia's map layer can build the surroundings from the coordinates. For a specific apartment, buyers should still inspect the window orientation, adjacent buildings, street activity, traffic noise and the actual vehicle access to the property, because those variables can change the experience substantially within the same tower.
Royal Park Condo now trades as a resale building rather than through one uniform developer price list. The lowest public anchor found on the review date was $35,000 for an urgent compact-unit listing; another live snapshot of the same listing identifier showed $38,000. Other published units sit higher, including roughly $47,300 for a 28 sqm Type D, $54,800 for a 35 sqm Type C and $75,000 for a 43 sqm two-bedroom/duplex example. Those figures should not be blended into a single 'project price'. Floor, furnishing, renovation quality, outlook, title documentation, seller urgency and transaction terms all affect an individual asking price. Availability and the final terms therefore need to be rechecked for the exact unit before any reservation or deposit.
For the developer field, the strongest current profiles name CHHAY CHINGHEANG GROUP LTD., and the group's official website includes Royal Park 1 Phnom Penh in its project portfolio. Older material is less consistent: a historical Realestate.com.kh item associated Royal Park Condo with Angkor Meas, while legacy copy on some project-unit pages refers to Royal Park Development Co., Ltd. The matching building identity, location and project characteristics are sufficient to keep the current higher-priority name in the main record while preserving the older names as a data boundary. For a transaction, however, the decisive entity is the legal party shown in the SPA, title and unit-specific paperwork, not simply the brand used in a portal description.
The title wording also needs unit-level verification. APS and the current Realestate.com.kh project profile use Hard Title, HomeAbroad uses Strata Title, while REINZ publishes Free hold. Those labels should not be silently treated as equivalents. A buyer should obtain the actual title document for the selected apartment, match the unit number, floor, registered area and owner, and—where foreign ownership is relevant—verify eligibility against that specific title and building documentation. The dossier records the discrepancy rather than trying to solve a legal-document question from secondary marketing pages.
Royal Park Condo is best approached as a collection of existing homes inside an operating building, not as a new-launch concept. That changes the due-diligence order. Instead of comparing developer promises, compare real units: layout efficiency, maintenance, furniture, air-conditioning and plumbing condition, daylight, view, floor position, existing tenancy, management-fee history and seller documents. Compact sizes can provide a lower entry ticket than larger Toul Kork apartments, but they also make inefficient circulation or a poorly usable mezzanine more noticeable. Buyers who need generous family space should compare the building with projects that have a broader stock of larger two- and three-bedroom homes rather than forcing a compact loft to serve a different use case.

Unit types & sizes
The market includes very compact apartments, including mezzanine loft formats. Usability depends on headroom upstairs, stair design, daylight and the registered area, so the headline square-metre figure is only one part of the comparison.
A published Type D example represents a small one-bedroom format. Before purchase, confirm that the selected unit matches the type card, where its windows and balcony face, and which floor area appears on the title.
Type C is one of the larger one-bedroom examples in the published stock. The listing copy contains a minor area inconsistency, so the selected unit's plan and title document should take precedence over portal text.
A published two-bedroom/duplex example is materially larger than the basic studios and lofts while remaining compact by family-apartment standards. The split of usable area between levels and bedroom privacy deserve a direct viewing.
The project profile publishes an overall range of about 22–49 sqm, while current stock also includes a Type A example around 50 sqm. Portals do not always use studio, loft, one-bedroom and duplex labels consistently, and individual cards can contain small area discrepancies. The ranges above have therefore not been averaged or reconstructed: the selected unit's plan, floor, registered area and documents should be checked directly. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Confirmed address: No. 67, Street 608, Sangkat Boeung Kak 2, Khan Toul Kork, Phnom Penh. It is specific enough to distinguish Royal Park Condo from other developments that use generic words such as Royal or Park in their names.
- The registry coordinates are tied to Street 608 and a local agency property record. A 300 m urban mapping radius is used instead of presenting an artificially precise cadastral pin that has not been published by a primary source.
- The project sits in Boeung Kak 2, Toul Kork. Sources describe access to established daily services and TK Avenue, but this dossier does not hand-calculate distances to individual places; NovAsia's map component should generate those from the coordinates.
- Within the tower, floor level, window orientation and neighbouring buildings can matter more than the broad 'Toul Kork' label. They affect daylight, privacy, outlook and noise and therefore need to be checked for the exact resale unit.

Price & purchase terms
- Current price: From $35,000 on Realestate.com.kh as of August 12, 2026. This is the lower current resale-market anchor from an individual urgent-sale listing; the selected unit, availability, condition, area, title and transaction terms need separate confirmation with a NovAsia specialist.
- Completed: 2020
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A buyer who specifically wants a completed building and values the ability to inspect the selected apartment, shared areas and actual operating condition before committing funds.; A buyer with a relatively constrained budget who is comfortable with a compact Toul Kork apartment and understands the trade-off between a lower entry ticket and limited floor area.; A single resident, couple or investor for whom a small studio, loft or one-bedroom format is practical and who values a pool, gym, security and an established urban address.; A resale buyer prepared to verify the exact title, seller, registered area, management-fee position and physical condition rather than expecting one uniform developer document pack.; An investor who prefers to assess an existing rental product at unit level. No yield is promised or calculated here: achievable rent and costs depend on furnishing, condition, floor, outlook and current demand.; may not suit: A family needing genuinely generous floor area, several full-size bedrooms and substantial storage: most published Royal Park Condo stock is compact.; A buyer who requires one current developer price list, a standard developer payment schedule and uniform unit specifications: the building is complete and the market is primarily resale.; A buyer unwilling to conduct unit-level title and document checks. Property sources use different ownership terminology, so a portal description cannot substitute for the actual title document..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Price: the same current Realestate.com.kh listing ID 262084 appeared in platform snapshots at both $35,000 and $38,000. The main price field uses the lower public anchor of $35,000 under NovAsia's pricing rule; the listing status and asking price must be rechecked before a transaction.
- Title: APS and the current Realestate.com.kh project profile publish Hard Title, HomeAbroad publishes Strata Title, and REINZ uses Free hold. The selected apartment requires its primary title document; this dossier does not treat those secondary labels as interchangeable.
- Developer: current Realestate.com.kh and APS material names CHHAY CHINGHEANG GROUP LTD., while the official CCH Group portfolio includes Royal Park 1 Phnom Penh. Historical material also uses Angkor Meas and Royal Park Development Co., Ltd.; the transaction entity should be verified from primary unit documents.
