Its official project name is L’attrait BOEUNG KENG KANG, while resale advertisements also use L’attrait BKK, L'attrait Boeung Keng Kang and L'attrait Condominium. They refer to the same building at No. 4, Street 334. This is not a multi-tower development with future phases: it contains 149 residences, so a buyer is assessing one operating building, its management and the condition of a specific apartment rather than a construction promise or a future release schedule.
The building is finished and occupied. Contractor CMED records a completed status, 26 floors, 149 units, a height of 90.30 metres, a 595 sqm site and 9,361 sqm of construction area. The formal completion and handover ceremony took place on October 20, 2021; CMED also states that work started in December 2017 under a design-and-build appointment. For a buyer, this changes the due-diligence focus. The façade, common areas, building systems, day-to-day operation and the actual apartment can all be inspected instead of relying on renderings or a projected construction timetable.

At the time of research, L'attrait BKK1 was primarily a secondary-market proposition. The lowest verified reference was a studio advertised at $79,800 in a listing updated on March 10, 2026. That unit was described as east-facing on the fourth floor, with 30.33 sqm net and 44.83 sqm gross area. Other public offers sit at different budget levels: one-bedroom apartments around $120,000 and a two-bedroom apartment on the 25th floor at $310,000. These are not a developer price list. Every resale has its own owner, floor, outlook, fit-out, furniture package and transaction history.
The first task is therefore to identify the exact apartment behind an advertisement. The unit number and floor, layout, documented area, included furniture, appliance condition and handover inventory should all match. In a completed project, the asking price is only one component: a buyer also needs the likely negotiated price, any unpaid management charges, existing tenancy obligations, parking arrangements and transfer costs. Attractive interior photographs are not a substitute for inspection. Apartments of the same type may have been used very differently since 2021, and secondary-market furnishing is no longer standardised across the building.
The official mix covers studios, one- and two-bedroom apartments and penthouses. The project website publishes two sets of size ranges. Studios are shown at 27.45–36.12 sqm and 27.71–37.46 sqm; one-bedroom homes at 40.44–52.71 sqm and 41.00–55.33 sqm; and two-bedroom homes at 68.36–76.05 sqm and 74.65–78.95 sqm. Penthouse figures are given as 96.34–99.75 sqm plus a private roof balcony, and 107.79–123.91 sqm. A type label alone therefore does not establish the legal or measured area. The plan and title for the selected unit remain essential.
Efficient layouts are a defining feature. A studio is best suited to one resident or a couple who prioritise the address and day-to-day function over a separate bedroom. One-bedroom homes provide a clearer divide between private and living space and are generally easier to use for a longer stay. Two-bedroom layouts can serve a couple needing a dedicated study, a small household or residents who require two closed rooms. Penthouses need a separate comparison rather than a simple price-per-square-metre ranking because public material and resale listings describe duplex arrangements and private outdoor space in addition to the larger internal area.
The original apartment specification lists a fitted kitchen with an induction hob, extractor and sink, air conditioning, wardrobes and shoe storage. The developer material also mentions a bathtub and washing-machine space for one-bedroom, two-bedroom and penthouse layouts, while studios use a shower. This describes the starting specification, not the current condition of every resale. During inspection, the buyer should test air conditioners, plumbing and kitchen appliances, look for moisture around windows and wet areas, examine built-in cabinetry and establish whether any replacement can be made without affecting shared systems or concealed services.
The common areas can also be judged in operation. CMED lists a pool, gym, parking, reception, meeting room, laundry and office space. Completion photographs show a tall lobby and seating area, an indoor pool, a fitness room and a climbing wall. Agency building profiles place the pool and gym on the 12th floor and additionally refer to card access, round-the-clock security, a daytime front desk and backup power. A useful viewing should include these shared spaces during a normal weekday, with confirmation of which services are currently available to owners, tenants and short-term visitors.
Ownership costs should be calculated for the selected apartment, not taken from a promotional budget. A current CAM Realty sale listing reports a management fee of $1.60 per sqm, a sinking-fund contribution of $0.20 per sqm, insurance of $0.87 per sqm and car parking at $100 per month. Those figures come from one live offer rather than a building-wide tariff sheet issued directly by management. Before paying a deposit, request a recent statement or written confirmation, ask which area definition is used for billing, verify the payment cycle and confirm that the seller has cleared all outstanding charges.
Street 334 places the property within the everyday fabric of BKK1, where many trips are short. A current CAM Realty listing gives practical references of roughly 130 metres to the 7-Eleven on Street 51, 300 metres to Uraetei, 350 metres to Chip Mong Noro Mall, 900 metres to Amass Central Tower and about 1.4 kilometres to AEON Mall Phnom Penh. These distances are useful context rather than a promise about journey time; the route changes with the entrance, traffic and mode of travel. An owner-occupier should walk the evening route and assess noise, lighting, drainage and vehicle access personally.
For an investor, completion removes construction-delay exposure but does not turn the apartment into a guaranteed-income product. Rent depends on the purchase price, fit-out, condition, floor, outlook, operating charges, vacancy and agency costs. Public rental advertisements confirm that units in the building are offered to tenants, yet an asking rent is not the same as a signed lease or collected income. A better basis for underwriting is the specific apartment’s rental history, a copy of any current lease, proof of deposits and payments, and a realistic allowance for vacancy and maintenance.
The title position needs transaction-specific legal review. The official project website uses the wording Freehold (Hard title), while agency and resale pages describe individual apartments as Strata Title or Hard Title. Those labels may be used inconsistently and cannot replace the selected unit’s document. A buyer needs a copy of the title, confirmation of the registered owner, checks for mortgages or other encumbrances, evidence that the seller can execute the agreement and advice on an ownership structure permitted for that particular purchaser. A recognised building name and central address do not remove unit-level due diligence.
