The same resale record is syndicated across several major Thai property portals, while a separate GH Bank resale page also places a two-bedroom townhouse in Ruamjaimeesuk in Takhian Tia. That does not establish a standard house model for the whole estate. Other current records include a separate one-storey house with two bedrooms on a 40 sq.wah plot at THB 2.5M.

That variation is the key to understanding this project. A buyer is not selecting from a developer's current floor-plan catalogue; they are comparing individual homes that may have been altered, renovated, extended or maintained very differently over time. The due-diligence sequence therefore changes. Instead of focusing on construction milestones and staged developer payments, the first documents to inspect are the land title, registered owner, plot boundaries, building ownership, any mortgages or encumbrances, and the actual condition of the house. On-site security guards are listed for the estate, but we did not find an official current schedule of common fees, a residents' management document, a legal entity page or a complete facility list. For an older resale estate this can matter as much as a swimming pool would in a new condominium: buyers should establish who maintains internal roads and shared areas, whether any recurring fee is compulsory, and what services are actually operating today. Those points should be evidenced for the specific transaction rather than inferred from old portal labels.

No reliable public source we found identifies the original developer of the base Ruamjaimeesuk project.
