Straightforward living
The estate’s confirmed shared facilities are limited to security, CCTV and a garden area. Resale stock is predominantly low-rise and includes one-storey townhouses and detached homes with private plots. That can suit buyers who want simple day-to-day ownership, direct parking and their own outdoor space without paying for a resort-scale amenity package. The same simplicity is a poor fit for anyone buying primarily for a pool, gym, staffed reception or holiday-resort experience.
The house matters most
Because this is an established resale estate, the condition and legal history of the individual property now matter more than the original project marketing. Extensions, roofing, drainage, electrical upgrades, pest history, plot boundaries and unpaid common charges can vary between neighbours. A clean project identity is helpful, but it cannot make two resale houses equivalent. The right decision comes from inspecting the specific home, checking its title and understanding what has changed since the estate was completed.

The housing mix is broader than some portal labels suggest. Current secondary-market evidence includes both one-storey townhouses and detached houses. The clearest comparable stock is at the compact end of the market: a 72 sqm two-bedroom detached house on an 84 sqm plot, a roughly 90 sqm two-bedroom townhouse on the same plot size, and a bank-owned one-storey townhouse on 21 square wah of land. Hipflat’s project page carries a 5–6 unit figure in parts of its summary while also reproducing the 115-home description used by other databases. This may simply reflect active inventory versus estate size, but the detailed Department of Lands allocation record was not accessible through the public cache during this review. The practical takeaway is straightforward: 115 is a reasonable working figure for the project page, but it should not be presented as if it had been independently verified from the land-allocation licence.
Pricing is best understood as individual resale pricing rather than a developer starting price. As of 14 September 2026, the lowest live asking price found is THB 1.35 million for a bank-owned one-storey townhouse with a 21-square-wah plot. Major portals also show two-bedroom homes at THB 1.52 million, including a 72 sqm detached house and a roughly 90 sqm townhouse. Rental asks in the project sit around THB 6,000–6,600 per month in the listings reviewed. Those figures are useful anchors, not a valuation of every property in the estate. Renovation, furnishing, legal condition, exact plot position and deferred maintenance can matter more than a small difference in asking price, particularly for repossessed or older resale stock.
Common facilities appear deliberately simple. Public project profiles consistently mention 24-hour security, CCTV and a communal garden area, and they describe the estate as pet-friendly. A project swimming pool, gym or resort-style clubhouse was not confirmed for Phase 5. That distinction matters because the project should be compared with ordinary gated housing in Bang Lamung, not with managed resort villas or amenity-heavy condominiums. Buyers who value a modest common-area burden and primarily want private indoor and outdoor space may see that simplicity as an advantage. Buyers expecting hotel-style services, reception, leisure facilities or a strong holiday-rental proposition are looking at a different product category.
Geographically, the estate sits in Takhian Tia, north of central Pattaya and closer to the residential and employment belt of Bang Lamung and Laem Chabang. The Department of Lands confirms the Takhian Tia subdistrict, while property records inside the estate use Moo 2 and Takhian Tia Road. A Government Housing Bank property inside Lapatrada Village 5 is mapped at 13.0223, 100.956, and a separate resale record places another house only a short distance away, supporting the project location. Major portals place Krating Lai Beach at about 5 km. This is therefore a car- or motorbike-oriented location rather than a central Pattaya address where daily errands and the beach are naturally walkable.
For a foreign buyer, the legal structure is more important than the estate name. These are landed homes, so the condominium 49% foreign quota is irrelevant. Thailand generally restricts ordinary freehold land ownership by foreign individuals, subject to narrow statutory exceptions that are not a normal route for an entry-level resale house. A transaction therefore needs to separate the land from the building rights and identify exactly what can be registered. If a lease structure is proposed, the term, registration and contractual protections need to be understood before price negotiations become the main focus. A nominee Thai company should not be treated as a routine workaround.
