Why this project is worth a look
Inspect the real thing
The development is complete and PATTA now marks it sold out. A resale buyer can inspect the actual home, plot, street and shared areas before committing, which is a major advantage over buying from drawings; the trade-off is that each home's condition, alterations and transaction history need their own review.
Family-scale layouts
The current core range is built around two-storey homes with three or four bedrooms, three bathrooms and two parking spaces. That is a practical step up for households that need separate rooms, storage and private outdoor space rather than simply a larger apartment.
Residential, not central
Takhian Tia and Bang Lamung offer an inland residential setting rather than a central Pattaya resort address. The gain is more house and a quieter daily environment; the cost is a stronger reliance on driving and less of the walkable beach-and-mall lifestyle some Pattaya buyers expect.
Useful shared amenities
A pool, fitness room, park, children's area, lounge and 24-hour security give the estate a conventional community layer beyond the private plot. Because the project is already operating, maintenance quality and owner rules matter more now than the original amenity checklist.
Land rights come first
For a foreign buyer, the decisive legal issue is the land rather than the bedroom count. Thai law generally restricts personal foreign ownership of land, so the title, registered landholder and lawful structure for using the land and owning or occupying the house must be checked for the exact resale property.
About the project
Patta Element is a completed gated housing community in Takhian Tia, Bang Lamung, on the northern side of the wider Pattaya market. It was developed by Patta Development and appears in PATTA's project history under 2022. The developer now labels the estate sold out, which changes the buying proposition materially: in September 2026 a new buyer is mainly choosing from resale homes rather than entering a launch-stage developer sale. That is useful because the actual house, plot, surroundings and condition can be inspected, but it also means there is no single project-wide price or specification that automatically describes every home currently offered.
The developer is also identifiable beyond a single sales page. PATTA states that its property business began in February 2004 and publishes a timeline of residential projects around Pattaya and Thailand's Eastern Seaboard, with Patta Element listed in its 2022 line-up. That history helps establish project identity, but it should not be treated as a warranty for a particular resale house. Once a home has been occupied, its condition, alterations, roof and services, plot maintenance and the seller's documents are more important to the purchase decision than the developer's brand alone.

PATTA's current fact sheet gives a project area of 63-3-41.7 rai and 248 units, with both detached homes and twin houses. The live product pages focus on two-storey three- and four-bedroom layouts, each with three bathrooms and two parking spaces. For a buyer, the distinction from a condominium is fundamental. The appeal is private indoor and outdoor space, a house-scale layout and a residential estate setting; the due-diligence burden is also different because the transaction involves rights connected to land as well as the building. A foreign buyer should not treat a portal's generic tenure label as proof that the land can be registered personally in their name.
The estate is on Sai Takhian Tia Road, Soi 15, Takhian Tia, Bang Lamung, Chon Buri. Independent property pages and the mapped project location point to the same address. This is an inland residential setting rather than beachfront or central Pattaya. Project material refers to access via Sukhumvit Road and Motorway 7, so the location makes more sense for a household that is comfortable driving and values a larger home over a walk-to-everything urban lifestyle. Someone choosing Pattaya specifically for easy pedestrian access to the beach, major malls or central nightlife should test the daily route from this address before deciding that the extra space is a worthwhile trade-off.
The shared amenity package is straightforward: PATTA lists a swimming pool, fitness room, park, children's area, lounge and 24-hour security. Because the development is already built, the more relevant question is not what appeared in a launch brochure but how those facilities, internal roads and landscaping are being maintained now. We did not find a sufficiently reliable current project-wide common-fee figure to publish. A resale inspection should therefore cover the estate as well as the house: drainage, road condition, common areas, security operation and any owner rules can matter just as much as a renovated kitchen or a furnished interior.
The published house sizes need special care. PATTA's current Thai page lists ARUN at 165 sqm, TARA at 187 sqm and KIRI at 200 sqm, and those figures are also common in current resale data. The English version of the developer's own page simultaneously shows 186, 216 and 224 sqm for the same three model names. We therefore use 165/187/200 sqm in the unit cards as the better corroborated working set, while treating the discrepancy as unresolved. A resale house may also have been extended or altered after completion, so the model name and portal description should never substitute for the plan and documents belonging to the exact property.
Pricing is equally unit-specific. An active Patta Element listing refreshed on 9 September 2026 asks THB 5.99 million for a two-storey four-bedroom, three-bathroom house with 186 sqm of stated usable area. We use that only as a current lower market anchor, not as a developer starting price or a promise that a comparable home is available at the same figure. The same marketplace contains a much cheaper one-storey entry with a configuration that does not match the standard two-storey project line, so it is not a safe baseline without further identity and condition checks. A useful resale comparison should put several genuinely comparable houses side by side and then separate the asking price from furniture, upgrades, plot improvements, transfer costs and the legal structure of the land rights.

Ownership format
For a typical foreign buyer, rights to the house and the land need separate review. Foreigners generally cannot register Thai land in their personal name except under narrow statutory exceptions; the selected resale home requires confirmation of the land title, registered landholder and the lawful structure for land use and rights to the building.
Home types & sizes
The smallest of the three models on PATTA's current Thai project page. It is a two-storey three-bedroom, three-bathroom plan with a living room, kitchen, dining area, storage, an outdoor laundry patio and two parking spaces. The original plot offering started from 52.5 square wah. It suits a household that does not need a fourth bedroom, but a resale home's actual built area and alterations should be checked against its own documents.
A four-bedroom layout with a smaller stated built area than KIRI. The original plan includes one living room, kitchen, pantry, dining area, storage room, outdoor laundry patio and two parking spaces, with plots starting from 64.1 square wah. It can work well when a fourth bedroom or home office matters more than having a second living room. Resale condition and any extensions still need to be checked property by property.
The largest model in the 165/187/200 sqm set that is currently corroborated by the Thai project page and market data. The original plan includes four bedrooms, three bathrooms, two living rooms, kitchen, pantry, dining area, storage, outdoor laundry patio and two parking spaces, with plots starting from 58 square wah. The second living room adds flexibility for a larger household, but the developer's English page publishes a different size, so the exact resale property needs document-level confirmation.
Published sources give conflicting floor areas for the same model names. The cards above use the 165/187/200 sqm set because it is consistent between PATTA's current Thai page and several market records. The exact resale home should still be checked against its own plan and documents.
