Because the estate is large, the exact street within Patta Define still matters; traffic, neighbouring plots and the route to the clubhouse can make two otherwise similar homes feel different in daily use.

Soi Bang Lamung 13 gives the location practical road access toward Sukhumvit, Motorway 7 and Laem Chabang. That can work well for households whose jobs or schools are on the northern side of the Pattaya area. Two core layouts appear consistently in the project record: Primary at about 150 sqm and Pride at about 170 sqm, both with three bedrooms, three bathrooms and parking for two cars. Primary is presented as a twin or semi-detached house, while Pride is a detached house. The resale market also contains homes advertised at roughly 180–200 sqm, and some secondary databases list additional names such as Portrait and Prospect. Those larger figures should not be treated as automatically equivalent to an original standard plan. They may reflect later product additions, owner modifications or differences in how agents record usable area. For a resale purchase, the measured and documented house you are buying matters more than the marketing name attached to the listing.

For a family, these are facilities that can affect day-to-day use rather than simply decorate a brochure. There is a place for children, a basic exercise setup and controlled access to the estate. Because the project has been completed for several years, a buyer should still inspect the current condition of those common areas and verify the actual recurring fees rather than relying on launch-era material.

Location is best judged through driving patterns. The project is tied to Soi Bang Lamung 13 in Takhian Tia, Bang Lamung District, Chon Buri. The entrance is about 1.8 km from Sukhumvit Road, with road connections toward Motorway 7, the Laem Chabang industrial zone and local schools such as Srisuwit. This is not a central Pattaya address where a buyer can expect to walk to the beach, nightlife and major retail. It is a car-oriented residential location with stronger logic for households commuting around Bang Lamung, Laem Chabang and the northern side of the Pattaya urban area. That can be an advantage for long-term family living, but it is a clear trade-off for anyone prioritising a resort-style, walkable setting.

Current pricing needs to be read as resale evidence, not as a single project price. Older launch references show figures around THB 3.4M, but the developer is no longer selling the project as an active new-build release. On 9 September 2026, current PropertyHub and DDproperty pages show a lower asking-price anchor of about THB 3.85M, with other listings moving materially higher according to size, plot, fit-out and condition. A THB 3.85M listing does not establish the fair value of every house in Patta Define. Two homes with the same nominal layout can differ in renovations, extensions, systems, garden work, furniture and legal readiness. The useful comparison is therefore house against house, not one advertised minimum against the whole estate.

For an overseas buyer, land ownership is the central legal constraint. A portal may label a house 'freehold', but that label does not by itself give a foreign individual the right to register the underlying land in their own name. Thai law restricts foreign land ownership and permits it only under narrow statutory conditions. In the ordinary purchase of a landed home by a foreigner, the transaction needs to be structured around the actual land title, the seller's rights, any registered long lease, the legal position of the building and the contract terms governing renewals or transfer. Nominee arrangements through a Thai company should not be treated as a shortcut.
