Space is the product
Santa Maria is fundamentally about private space rather than a dense amenity stack. Current homes sit on plots above 1,000 sqm, while the apartment-style residences advertised by the estate are 200–250 sqm. That can work exceptionally well for families who need bedrooms, work areas, storage, parking and outdoor living. The trade-off is equally real: large private homes bring higher maintenance exposure, so ownership costs should be modelled alongside the purchase price.
Infrastructure can be inspected
Because the estate is complete, buyers can test what actually exists rather than relying on a future specification. Santa Maria documents underground power distribution, central backup generation and water-retention infrastructure. The useful next step is not to repeat those features as sales claims, but to inspect their present condition, ask how they are maintained and review any recurring owner contributions. In an older estate, operational history is part of the asset.
A family-led location
Pong and the Siam Country Club corridor are strongest for households whose routine revolves around international schools, golf, East Pattaya employment and road access rather than the beachfront. Highgate International School Thailand opened its first school sections in August 2026 near Siam Country Club, reinforcing that family orientation. Buyers who want a walkable Central Pattaya lifestyle should see the location as a compromise, not as a substitute for a downtown address.
Resale reveals reality
There is no construction promise left to price. Buyers can compare the actual house, plot, pool, landscaping, renovations, furnishings and neighbouring properties. That transparency is valuable, but it also means that project-level averages are less informative: two Santa Maria homes can differ materially in condition and legal structure. A site visit and document review matter more here than a generic project brochure.
Title comes first
The mixed format makes ownership due diligence non-negotiable. A villa buyer needs to separate ownership of the building from rights over the land and inspect the actual land title. An apartment buyer first needs evidence that the building is legally registered as a condominium before relying on foreign-quota rules. Until those documents are available for the selected unit, broad portal language about freehold should be treated as background information rather than transaction evidence.
About the project
Santa Maria Village is a completed gated residential estate in Pong, East Pattaya, close to the Siam Country Club corridor and Mabprachan Lake. It does not behave like a conventional condominium project or a uniform new-build villa compound. The estate combines large detached pool homes with unusually spacious villa-style apartments. Santa Maria’s own current listings include 200 and 250 sqm apartments, while houses on the same website range from roughly 375 sqm to as much as 1,000 sqm of internal space on substantial plots. That diversity matters because a buyer is not choosing a standard unit from a developer inventory. Each resale property has its own condition, plot, fit-out, renovation history and title structure. FazWaz records the project as completed in November 2015 with 27 units, and Santa Maria’s own sale material also refers to 27 properties within the village.
The estate makes most sense to buyers who value land, privacy and day-to-day space more than a central or beachfront address. Current houses advertised by Santa Maria include four- and five-bedroom pool villas on plots of roughly 1,050 to 1,700 sqm, with some properties offering guest accommodation, offices, double garages and large covered outdoor areas. That creates a very different ownership proposition from a city condo: residents gain room for family life, pets, cars and outdoor living, but they also take on the maintenance profile of a substantial detached home. A completed 2015 estate should therefore be assessed house by house. Roof condition, pool equipment, air-conditioning, drainage around the plot, electrical systems, windows, pest history and actual running costs can matter more than the original project specification.

Santa Maria provides more detail than most older villa estates about its shared infrastructure. Its official infrastructure page describes underground electrical cabling, distributed power infrastructure, pre-installed ducting for data connections, a central automatic backup generator and an on-site water-retention and drainage system using underground tanks. Those are practical features in a large-house community because power resilience and water management affect both comfort and long-term maintenance. There is, however, one unresolved count in the source material. The infrastructure page says the generator serves 23 plots, while project directories and Santa Maria’s own property listings refer to 27 properties or units. The available sources do not document exactly how the 23 plots relate to the houses and apartments, so the numbers should remain separate rather than being forced into a single unit count.
The location is primarily residential rather than resort-oriented. Santa Maria gives its address as Moo 9, Pong, Bang Lamung, Chon Buri and positions the estate next to the Siam Country Club area; FazWaz’s driving directions approach the project through Soi Phon Prapha Nimit 33. OpenStreetMap maps The Village of Santa Maria as a distinct residential area, allowing the project coordinates to be tied to the actual estate rather than to a generic Pong centroid. The wider education offer has also changed materially in 2026. Highgate International School Thailand officially opened its Pre-Prep and Junior Schools on 19 August 2026 near Siam Country Club, adding another family-oriented anchor to a district that already serves international-school and golf-club traffic. A car remains central to this lifestyle; Santa Maria is not a walk-out urban project.
Pricing should be treated as an active resale snapshot, not a launch price. On 13 September 2026, Santa Maria’s official website showed a 200 sqm two-bedroom apartment at THB 6M and a 250 sqm three-bedroom apartment at THB 7M. The same site showed detached homes from about THB 18M to THB 55M, reflecting large differences in house size, plot area, condition and specification. Other portals can show a different lowest asking price because their active inventory is not identical. For a project page, the most defensible approach is therefore to state the lowest currently observed offer with a date and make clear that it belongs to one particular property. A meaningful comparison needs to look beyond headline price to title, land rights, structural condition, furnishings, recurring costs and what is actually included in the sale.
Ownership requires unit-level due diligence because Santa Maria mixes houses and apartment-style residences. A foreign buyer does not automatically obtain freehold title to the land beneath a villa. Thai rules generally distinguish ownership of a building from ownership of land, with long-term registered lease structures often used where a foreign buyer does not have a lawful basis to own the land directly. FazWaz identifies Chanote title for one specific four-bedroom villa and separately labels the land ownership as Thai ownership; that is useful evidence for that listing, not proof that every plot in Santa Maria has the same structure. The apartment side needs equal caution. Property portals sometimes display generic explanations of the 49% foreign condominium quota, but we did not find primary evidence showing that Santa Maria’s apartment buildings are registered condominiums or that any particular apartment is transferable to a foreign buyer in personal freehold. The title document, building registration and available ownership route should be checked before treating an apartment here as a standard foreign-quota condo.
