Why this project is worth a look
Only four homes
The tiny scale creates genuine privacy: no long estate roads, no hundreds of neighbours and no large stream of residents using the same facilities. The flip side is that stock is extremely thin, so the exact house matters much more than the development name.
Serious usable space
The smallest current configuration already offers 312 sqm, while the largest reaches 752 sqm. These are homes for buyers who genuinely need bedrooms, shared family space, storage, parking and outdoor privacy rather than a compact villa marketed through finishes alone.
Much is already fitted
The developer repeatedly lists fitted furniture, kitchens, whole-house air-conditioning, private pools, solar panels and EV charging. That can reduce the work after purchase, but the inventory and appliance schedule should still be attached to the sale documents for the exact villa.
Mabprachan has a purpose
This location works best for families, international-school routines, golf and a quieter East Pattaya base. Buyers prioritising beach access, walkable dining and a car-light lifestyle will find the trade-off much harder to justify.
Completed, not effortless
The current market is selling finished homes rather than a distant construction promise. Legal due diligence still matters: a completed villa does not solve the separate question of how a foreign buyer will lawfully hold rights to the land and the building.

The Richest Valley is a four-home pool-villa enclave in the Mabprachan side of East Pattaya. That scale is the first thing to understand. This is not a master-planned estate with rows of similar houses, and it is not a condominium product dressed up as a villa. There are only four detached residences, each with its own pool and substantial private living space. The project sits in Pong, Bang Lamung, at 98/8 Phonprapanimit Road, Moo 9. The developer's own map link resolves to The Richest Valley at that location. As of August 2026 the homes are being marketed as completed and ready for occupation, with several current sources placing completion in 2025.
The four houses are materially different in size, so a buyer should compare actual villas rather than rely on one generic project description. The entry configuration is a 3-bedroom, 4-bathroom home with 312 sqm of usable area; the developer currently publishes a 108-sq-wah plot and a THB 16.8M asking price. The 4-bedroom, 5-bathroom option has 532 sqm of usable area, a 95-sq-wah plot and a published THB 23.5M price. There are then two 5-bedroom, 6-bathroom residences: one at 638 sqm on 130 sq wah and another at 752 sqm on 126 sq wah. The official project page currently shows both larger homes at THB 34.5M.

The specification is much more about the private house than shared resort amenities. Across the developer's current villa details you repeatedly see built-in kitchens, fitted bedroom storage, whole-house air-conditioning, private swimming pools, EV charging, rooftop solar and 3,000-litre water tanks. Parking varies by residence, with three or four spaces shown on the official page. Lazudi describes saltwater pools with integrated jacuzzis and lists security, CCTV and garage facilities for the project. In practical terms, the amenity package is the villa itself: generous indoor volume, a private pool, parking and household infrastructure rather than a large communal clubhouse programme.
Mabprachan also changes the lifestyle equation. This part of Pattaya makes more sense for buyers who want a quiet residential base, school access, golf and road connections than for people who want to walk to the beach or nightlife. The Pong area is closely associated with the Siam Country Club courses and a cluster of international schools. That can be a major advantage for a family living in Pattaya full time. It is less compelling for someone who does not drive. Daily errands, school runs and trips to the central or coastal districts are much easier with a car, so the location should be chosen deliberately rather than sold as a universal 'prime Pattaya' address.
Ownership needs the same level of precision. Current sale listings for individual houses use terms such as Thai Name or Thai ownership. PropertyScout labels the project Freehold at a high level, but that does not establish foreign freehold ownership of the land under a villa. Foreign nationals are generally restricted from owning land directly in Thailand, subject to narrow statutory exceptions. A foreign buyer therefore needs the land rights and building ownership structure reviewed for the exact house being purchased. The project does not publish a single foreign-buyer tenure structure, so this should be treated as a document issue to resolve before reservation, not as a sales-office assumption.
Pricing spans a large range because the houses themselves do. The current official floor is THB 16.8M for the 312-sqm three-bedroom villa, while the largest configurations are advertised at THB 34.5M. With only four homes in the entire development, however, a project-level 'starting price' can become misleading very quickly. One house may be developer stock, another may already be a resale, and the lowest-priced configuration may not be the one actually available when a buyer enquires. The right process is to identify the exact villa first, then confirm ownership, included furniture, title documents and the current all-in asking position.
For the right buyer, The Richest Valley is easy to understand: a very small completed collection of large private pool homes in East Pattaya, with serious usable areas and a family-oriented location. Its advantages are tangible rather than abstract — four units, 312 to 752 sqm of usable space, private pools, fitted interiors, strong parking provision and a clear Mabprachan address. Its trade-offs are equally tangible. It is car-dependent, it is not a beach-lifestyle project, there is almost no depth of stock, and foreign-buyer land tenure cannot be reduced to a one-word 'freehold' label. Those are the points worth resolving before deciding whether the project fits.

Current listings for individual villas describe the land title as Thai name / Thai ownership. A foreign buyer cannot directly own the land beneath a villa, so land-use rights and ownership of the building need a separate lawful structure. It is the clearest choice for a family that wants the private-pool format and generous internal space without paying for the five-bedroom scale of the larger homes.
The 4-bedroom configuration makes a large jump in internal scale: 532 sqm of usable area on the developer's published 95-sq-wah plot. The same official detail shows a 4 × 10 m pool, a 6.5 m double-volume living room and three parking spaces. Its listed specification includes a fitted European kitchen, whole-house air-conditioning, furniture, solar power, EV charging and a 3,000-litre water tank. Current independent listings confirm 4 bedrooms, 5 bathrooms and the THB 23.5M asking price. It sits in a useful middle ground for a family that wants genuinely expansive space without moving to the THB 34.5M five-bedroom houses.

A current Alan Bolton listing independently confirms 5 bedrooms, 6 bathrooms, 638 sqm and a 520-sqm plot, and describes the home as fully furnished with Thai ownership for the land. The developer specification also includes a European kitchen, fitted furniture, air-conditioning, solar, EV charging and a water tank. It may suit a buyer who wants five proper bedrooms and a slightly larger plot rather than the maximum internal floor area of the 752-sqm house.
This is the largest residence by usable area: 752 sqm on a 126-sq-wah plot. The developer currently shows THB 34.5M, a 4.5 × 9 m pool with jacuzzi and parking for four cars. This specification explicitly includes both European and Thai kitchens, full fitted furniture, a walk-in wardrobe to the principal bedroom, whole-house air-conditioning, solar power and EV charging. Cornerstone independently confirms the 5-bedroom, 6-bathroom layout, 752 sqm of living area, the 126-sq-wah plot, full furnishing and Thai-name land ownership. It is the natural fit for a large or multi-generational household that will genuinely use the extra rooms and internal volume rather than simply maintain it.
Type letters are inconsistent across current agency listings: the same sizes are labelled A, B, C or D differently, while the developer's text page does not expose a stable type name beside each specification. The villas are therefore identified here by bedroom count and usable area, which is the more reliable way to match the actual homes.
