Major property databases place it in Nong Prue, Pattaya, record completion in December 1997 and repeatedly describe a community of about 100 homes. That means the buyer is not selecting from a current developer price list or a controlled set of new-build layouts. The real asset is the individual house: its land, renovations, maintenance history, title documents and present physical condition.

The name appears as Ekmongkol 1 Village, Eakmongkol 1 and Ek mongkol 1 Village, but the recurring location, completion date and project size point to the same community. Over nearly three decades, individual owners have altered and upgraded homes to different standards. Some listings show straightforward one-storey houses; others present extensively renovated properties or private-pool homes. Those differences are not evidence of separate phases by themselves. They are a normal feature of a mature low-rise resale estate where the current house may have moved far beyond its original specification.

Location is one of the easier facts to pin down. Sources place the estate around the Khao Talo / Khao Noi side of Nong Prue, with access described from Soi Khao Talo and the railway-road corridor. This is an everyday residential part of Pattaya rather than a beachfront resort enclave. For an owner-occupier, the practical questions are road access, the route to Sukhumvit, commuting patterns and proximity to daily retail and services. For a rental buyer, the tenant profile is therefore more likely to depend on house quality and local convenience than on a resort-style facilities package.

The resale market shows why project-level averages are of limited value here. The lowest asking price found during this check was THB 4.25 million, while other active homes in the same estate were asking substantially more. The spread reflects very different houses: bedroom count, land size, internal area, refurbishment quality and the addition of private pools all change the proposition. A headline starting price can therefore be used only as a lower market reference at a specific date. It should not be treated as a representative value for every home behind the same village gate.

Current listings include three-, four- and five-bedroom houses. The published floor areas vary widely, and some portals display internal area and land area side by side in ways that can be easy to misread. That is a warning against treating the resale stock as a clean original unit mix. A three-bedroom house at the lower end of the market can be very different from a rebuilt three-bedroom pool villa, even if both sit inside Ekmongkol 1 Village. For comparison, the buyer needs the same data for each candidate: registered land size, measured house area, bedroom and bathroom count, parking, pool status, renovation date and what is actually included in the sale.

The consistently confirmed communal feature is 24-hour security. We did not find reliable evidence that a shared swimming pool, clubhouse, gym or similar resort facility is a standard project amenity. Private pools shown in listings belong to individual homes. This makes the estate a different proposition from newer master-planned compounds where a large part of the purchase price supports shared leisure infrastructure. Buyers who prefer to control their own outdoor space may see that as an advantage; buyers who expect extensive common facilities should not infer them from the presence of expensive renovated villas.

A 1997 completion date also changes due diligence. The benefit is visibility: the street, neighbours, traffic, drainage patterns and the house itself can be inspected now rather than imagined from a brochure. The trade-off is that cosmetic presentation can hide very different maintenance histories. A proper inspection should look beyond furniture and fresh finishes to roof condition, moisture, electrical work, plumbing, drainage, air-conditioning, extensions and any structural changes. Where a house has been heavily remodelled, the buyer should also understand what was changed and whether the relevant works and documents are in order.

Resale due diligence also needs to separate the village identity from the legal file of the individual house. A property may clearly sit inside Ekmongkol 1 Village while still having its own seller, title history, mortgages, registered rights and agreed inventory. Before a deposit, the seller should be matched to the title record, encumbrances should be checked and the contract should state what fixtures, furnishings and equipment are included. This matters even more where a house has been extended or substantially remodelled. In a mature estate, reconstructing the original 1997 sales specification is usually less useful than establishing exactly what exists now and whether the current configuration and rights are properly documented.

Tenure is the point where a foreign buyer needs unit-specific legal work. A house in this village is tied to land, and Thailand's general land rules do not give foreign individuals unrestricted freehold ownership of land. Long-term registered leases are commonly used in appropriate structures, but an ordinary lease of immovable property is capped at 30 years under Section 540 of the Civil and Commercial Code; later renewal is a separate legal step, not an automatic extra term. Portal labels such as Thai ownership, company ownership or similar sales shorthand are not a substitute for checking the land title, registered owner, encumbrances and the exact transaction structure for the house being purchased.

Several agency sources attribute the estate to Eakmongkol Group. We did not locate a primary historical document that establishes the precise original developer legal entity, so the brand attribution should be treated as secondary-source information. For a completed resale community, that gap is less important than it would be in an off-plan purchase, but it should still be stated clearly. The decisive documents today are the seller's title, the land record, any registered rights or mortgages, village obligations and the actual condition of the home.
