A building you can inspect
Sawasdee 1 has been complete for decades, so a buyer can inspect the actual unit, outlook, noise, corridors and common areas before committing. That removes much of the uncertainty associated with off-plan delivery, but it also makes a proper condition survey more important: a 1996 condominium should not be judged on layout and asking price alone.
A large established complex
With 935 units across five buildings, Sawasdee 1 is a sizeable existing community. Scale is neither an automatic advantage nor a defect; it simply makes management quality more consequential. Common-fee collection, parking rules, reserve funds, lift maintenance and planned capital works are all worth understanding before purchase.
Not Sawasdee Bangkok
The similar names create the largest practical research trap. Sawasdee Bangkok / Sawasdee Krung Thep has a different building configuration, completion year and unit count. If an advert refers to 12 four-storey buildings or 936 units, it is describing the other project, so its price should not be imported into a Sawasdee 1 valuation.
Price needs a clean match
The visible resale market for Sawasdee 1 is currently thin on major portals. Rather than treating an old project-page number as a live market floor, a buyer should compare verified units of similar size, condition and building position. The THB 3.195 million example in this dossier is retained as historical evidence of one unit type, not as a September 2026 asking-price benchmark.
Foreign quota is unit-specific
A foreign buyer may own a condominium unit freehold only while the building remains within Thailand's statutory foreign-ownership quota. The key point is not simply that the project is labelled freehold; the juristic person should confirm quota availability for the chosen unit before a deposit becomes difficult to recover.
About the project
Sawasdee 1 is a large, established condominium in Nong Bon, Prawet, in eastern Bangkok. The core project figures are unusually consistent across several independent databases: five residential buildings, 12 floors, 935 units and completion in 1996; FazWaz narrows the completion date to January 1996. This is therefore a resale building rather than a launch where the buyer is judging a future handover, a payment schedule or brochure specifications. The practical advantage is that the building, common areas and individual unit can be inspected as they exist today. The trade-off is that a project of this age needs to be judged on present condition, maintenance history and condominium records rather than on the original sales story.
The most important research issue is identity. Sawasdee 1 is repeatedly confused online with Sawasdee Bangkok, also listed as Sawasdee Krung Thep. They are not the same condominium. PropertyHub describes Sawasdee Bangkok as a separate 1998 development with 12 four-storey buildings and 936 units, while Sawasdee 1 is the 1996 project with five 12-storey buildings and 935 units. That distinction matters because current resale adverts, prices and even address fragments can migrate between database pages. For any prospective purchase, the building number, registered address, condominium title deed and juristic-person details should carry more weight than the project name typed into an advert.

The address itself is not fully clean across public sources. A detailed DDproperty description places Sawasdee 1 at 92 Soi Muban Mitraphap, Nong Bon, Prawet, Bangkok 10250. Hipflat's project header instead shows 27/9 Soi Sawasdee Bangkok in the same Nong Bon area. DDproperty adds another complication: its page is headed Sawasdee Bangkok and contains top-level metadata for that separate project, while the long description embedded below is specifically about Sawasdee 1 and gives the five-building, 935-unit specification. The registry entry therefore uses the Soi Muban Mitraphap address because it is explicitly tied to the Sawasdee 1 description, but the registered address still needs confirmation from the unit title deed and condominium juristic person. Coordinates are deliberately omitted rather than borrowing a pin that may belong to the neighbouring project.
Nong Bon sits within Prawet district and the project is generally described in the Srinakarin–On Nut side of eastern Bangkok. Aggregator descriptions point to the area's shopping infrastructure and to King Rama IX Park as a nearby landmark. That context is useful, but it is not a substitute for checking the actual daily journey from the correct entrance and building. For an owner-occupier, the meaningful questions are how long the regular commute takes at the hours that matter, whether the preferred rail connection is practical from the site, and whether car access through the local sois works for the household. A generic listing phrase such as 'near BTS' is too imprecise for a purchase decision here.
Public profiles list the expected basics for a condominium of this size: a swimming pool, fitness area, parking, lifts, 24-hour security and CCTV. Those entries should be treated as a checklist for inspection rather than a promise about current quality. In a building completed in 1996, the condition and maintenance of lifts, mechanical systems, common areas and parking can affect day-to-day ownership far more than the original facility list. We found no current first-party project website or official facilities inventory. A buyer should therefore see the common areas in person or by a recent live video, review the juristic person's maintenance information and ask whether major capital works are planned or already funded.
We have not used a project-wide starting price. PropertyScout preserves one clearly identified Sawasdee 1 resale example: a two-bedroom, two-bathroom unit of 71 sqm on the 11th floor was listed at THB 3.195 million, or THB 45,000 per sqm. The listing dates back to 2023 and is now shown as availability on request, while PropertyHub and FazWaz showed no active Sawasdee 1 units when checked. It is useful evidence that this unit format exists, but it is not a reliable September 2026 market floor. Any current asking price should be taken from a live listing only after the unit has been matched to Sawasdee 1 rather than Sawasdee Bangkok.
The original developer or project company could not be established from the public sources we reviewed. We do not substitute an assumed company name from a similarly named development. For a nearly three-decade-old resale condominium, the due-diligence emphasis is also different from an off-plan purchase: the current condominium juristic person, reserve and common-fee position, seller arrears, building rules, foreign quota and the clean title of the individual unit are more relevant to the transaction today. The missing original-developer information remains a documented gap, not a fact to be filled by inference.
Ownership format
The project is identified as a freehold condominium. A foreign buyer can take freehold title only within the statutory 49% foreign-ownership quota for the condominium building; quota availability for the specific unit should be confirmed with the condominium juristic person before transfer.

PropertyScout confirms this configuration through a specific Sawasdee 1 resale listing. It is one evidenced unit format, not a complete schedule of layouts across the project.
No complete official layout schedule was found in the public sources. PropertyScout's project page refers to two-bedroom units, and one identified resale advert confirms a 71 sqm, two-bathroom example. A single listing does not establish the full unit mix of a 935-unit development. For any live offer, the registered area, current internal layout and building number should be matched to the condominium title deed, with particular care not to substitute listings from Sawasdee Bangkok, where different sizes and 2026 prices are visible.
