Elements Srinakarin is an established low-rise condominium community in Nong Bon, Prawet, on Bangkok's eastern side. Developed by Country Group Development, it sits just off Srinakarin Road near Seacon Square. The project is spread across seven eight-storey residential buildings rather than concentrated in one tower, with landscaped communal space between the blocks. That layout gives it a different feel from the newer high-density station condos now appearing along the Yellow Line.

This is now a resale market, not a developer launch. Original project sales are closed, so the buyer's questions are no longer about construction risk or staged instalments. The real work is unit-specific: which building, which floor, how well the apartment has been maintained, whether renovations were properly done, what the juristic-person charges are today, and whether a foreign buyer can take the selected unit in foreign freehold quota. Two apartments with the same advertised size can represent very different purchases once condition and legal status are checked.

The project's own information page describes 1,052 residential units across seven buildings and gives two original apartment categories. One-bedroom layouts were offered at roughly 30.25–43.11 sq m, while two-bedroom layouts ran from about 43.65–65.35 sq m. Live resale advertising is less tidy. Some 44 sq m units are marketed as two-bedroom apartments, and portal classifications occasionally label unusual layouts as studios. Those listings are useful for understanding today's market, but they are not a reliable substitute for the registered plan of the particular unit being purchased.

As of 15 September 2026, a defensible lower asking-price reference is about THB 1.85 million for a roughly 37 sq m one-bedroom resale. Recent two-bedroom stock appears from around THB 2.5–2.6 million for compact units in the mid-40s to high-50s square metres, with larger or upgraded apartments asking more. These are asking prices rather than transaction evidence. They are best used to shortlist units and identify outliers, not to assume that every apartment in the development should trade at the same rate per square metre.

The surrounding neighbourhood is much more connected than it was when the project was launched. Seacon Square and other retail destinations are close by, while Suan Luang Rama IX Park and the Srinakarin market area add everyday recreation and services. The MRT Yellow Line is now operating, and current property portals place Suan Luang Rama IX station at roughly 650 metres from the project, with Srinagarindra 38 also serving the same neighbourhood. That makes rail access a genuine present-day feature rather than a future transport promise.

Even with the Yellow Line, this is not a central Bangkok address. Commuters heading regularly to Asoke, Silom or Sathorn should test the journey at the times they actually travel. Elements Srinakarin is easier to justify for residents whose routines are centred on Srinakarin, Bang Na, Udom Suk, the eastern business districts or Suvarnabhumi Airport. For that buyer, the balance between space, price and neighbourhood infrastructure can be more relevant than having a CBD postcode.

The original project information lists a swimming pool, fitness facilities, common areas, Wi-Fi in shared spaces, CCTV and 24-hour security, with more than five rai of landscaped green space. Independent reviews from the project's selling period also describe leisure zones between buildings, children's facilities and outdoor exercise areas. A resale buyer should treat that as a map of what the development was designed to provide, then inspect what is operating today and how well it has been maintained.

Parking deserves its own check. The official project page states about 456 conventional spaces, roughly 43% of the unit count, plus around 116 tandem spaces. That is well below one straightforward parking bay per apartment. In an eastern Bangkok project where many households still own cars, the practical rules matter: whether parking is first-come-first-served, whether a second car is permitted, how tandem spaces are managed and how full the garage becomes at night.

For an international buyer, 'freehold' in an advertisement is only the beginning of the ownership check. Thai rules cap aggregate foreign condominium ownership at 49% of the total unit area in a registered condominium, and the government guidance requires confirmation from the condominium juristic person before transfer. A resale unit may therefore be freehold in legal form while still being unavailable for registration to a foreign purchaser if the foreign quota is full at that time.

Public databases disagree on some headline project facts. The project website uses 1,052 residential units, while other directories show 1,053, 1,058 or 1,059, sometimes apparently mixing residential and commercial units. Completion dates also vary between 2013 and June 2016. The safest interpretation is not to manufacture a single precise historical date from conflicting portals. The project is unquestionably completed; for any due-diligence report that needs the exact registration or completion date, the juristic-person and Land Department records should replace portal metadata.

Common-area fees are another example of why live documentation matters. Public sources currently show figures ranging from THB 20 to THB 40 per square metre per month. That difference is too large to treat any one aggregator as authoritative. Before agreeing a purchase, the buyer should request the latest juristic-person statement showing the current rate, whether the seller is fully paid up and whether any special assessment has been approved.

The investment case is therefore fairly straightforward to frame. Elements Srinakarin offers an established project, a broad resale pool, working rail infrastructure and large neighbourhood amenities at asking prices that can undercut many newer launches. In exchange, buyers take on the normal diligence of an older condominium: building condition, maintenance quality, unit renovation history and recurring charges matter more than brochure finishes. It can work well for owner-occupiers who genuinely want this part of Bangkok, and for landlords who buy at the right basis, but it should be judged on verified rent and total carrying cost rather than launch-era marketing.

Ownership format

A foreign buyer may hold a registered condominium unit in freehold within Thailand's foreign ownership ceiling of 49% of the aggregate unit area in the condominium. Current resale listings mark individual units as freehold, but foreign-quota availability for the chosen unit must be confirmed by the condominium juristic person before transfer.
