SENA currently markets the project from roughly THB 1.34–1.39M, while the unit mix starts around 22 sqm. That keeps the absolute entry price below many new Bangkok launches, but the banner price is not the same as an available foreign-freehold unit: live foreign-quota listings are higher. The meaningful comparison is between identified units, not headline promotions.

Transit with a last mile

MRT Srinakarin 38 on the Yellow Line is the nearest station and SENA advertises its V-Move electric shuttle. The building is not directly at the station, and published distances vary, so this suits buyers comfortable with a shuttle, motorcycle taxi or short drive for the last mile. Anyone expecting a simple daily walk should test the route in person.

Practical pet facilities

The pet-friendly positioning is supported by actual facilities rather than a label alone: SENA lists a Pet Park and a paw-cleaning station. That is meaningful for everyday dog or cat ownership. The final juristic-person rules still need checking because size, breed, number-of-pet and conduct restrictions are not fully defined on the public sales page.

24-hour work and fitness

SENA markets both the fitness room and co-working space as 24-hour facilities. That is particularly useful in a compact 22–24 sqm home, where a separate common work area can keep the apartment from becoming a permanent office. Real value will depend on post-handover access rules and how busy the facilities become once the 700-unit community is occupied.

Trade-offs are visible

The major compromises are clear before purchase: 700 homes despite the eight-storey form, parking at about 39.2% including tandem spaces, and a 2027 completion target rather than immediate occupancy. Some buyers will accept those points in exchange for a new project at this price level; others may prefer a completed or smaller development.

About the project

COZI Srinakarin 38 is a new low-rise condominium by SENA Development in eastern Bangkok, inside Soi On Nut 46 in Nong Bon, Prawet. SENA's current legal disclosure describes three eight-storey residential buildings with 700 condominium units. The project has an approved EIA record, sales were formally launched in November 2025, and the developer targets completion in Q2 2027. This is not a station-front building. The nearest rail connection is the MRT Yellow Line at Srinakarin 38, but published distances vary materially by source, so the realistic mobility model is a short last-mile trip, SENA's V-Move electric shuttle and road access toward On Nut and Srinakarin rather than a literal walk-out-of-the-lobby transit location.

The product itself is easy to understand because almost the entire unit mix is built around compact one-bedroom formats. SENA lists four layouts, ranging from 22–22.5 sqm up to a 34.5 sqm one-bedroom-plus. That makes the project much more relevant to a single resident or a couple than to a family looking for conventional two- or three-bedroom space. Within those compact sizes, layout matters more than the headline area: different plans offer kitchens near the balcony, dedicated storage or a walk-in-closet arrangement, while the largest type adds a flexible extra room. A detailed project review also reports approximately 2.4 m ceiling height and furnished delivery, although the actual furniture and appliance schedule should be checked against the contract for the chosen unit.

Low rise does not mean boutique here. With 700 homes across three buildings, COZI Srinakarin 38 is a sizeable community despite the eight-storey height limit. Independent floor-plan material splits the buildings at roughly 238 units in Building A, 266 in B and 196 in C. Ground-level areas include parking and common facilities, while the main residential floors run from the second through the eighth floor. For a buyer, that makes building and stack selection important. A unit close to the main facilities, lifts or parking circulation may feel very different from one at the quieter end of a corridor even when the floor and size are identical.

Parking is one of the more concrete trade-offs. SENA states approximately 39.2% parking relative to the number of units, including tandem spaces. That figure should be taken at face value rather than converted into an invented car count. In a 700-unit project, the practical question is whether the parking rules fit the buyer's routine, especially for a household that drives every day. Before reserving, it is worth checking how spaces are allocated, whether access is first-come-first-served, how tandem keys are managed and what guest parking rules apply. SENA also lists EV charging facilities, but the number of chargers and operating rules should be confirmed in the current specification.

The amenity package is designed for regular daily use rather than a resort narrative. SENA lists a swimming pool, fitness room and co-working space, with the gym and work area marketed as 24-hour facilities, plus a lobby, gardens, laundry room, vending machines, mail area, juristic office, first-aid room, access control, CCTV and 24-hour security. Pet ownership is a more distinctive feature: the project includes a pet park and a paw-cleaning station. For an owner with a dog or cat, that changes everyday convenience more than a decorative amenity would. The final condominium rules still matter, however, because the public marketing does not by itself establish allowed breeds, sizes, numbers of pets or detailed conduct rules.

SENA also presents the scheme as a low-carbon condominium, mentioning solar cells for common-area energy and landscaped areas intended to support the concept. The useful way to read that claim is as a design specification rather than a guaranteed financial saving. No public source reviewed gives a verified figure for how much an individual owner will save on common charges or utilities because of the solar installation. It is therefore sensible to treat the system as part of the project's technical approach and wait for operating data after completion before assigning it an investment value.

The location sits between the On Nut and Srinakarin urban corridors. The site is inside Soi On Nut 46 with access toward the Srinakarin 38 side, and SENA's current campaign material highlights connections toward On Nut, Srinakarin and Sukhumvit 101. MRT Srinakarin 38 on the Yellow Line is the nearest named station, while BTS On Nut on the Green Line is a secondary option for wider central-Bangkok journeys. Major retail anchors in the area include Seacon Square Srinakarin and Paradise Park; True Digital Park sits farther west along the Sukhumvit corridor. SENA also names Dusit Thani College, Triam Udom Suksa Pattanakarn School, Wells International School, Synphaet Srinakarin Hospital, Thainakarin Hospital and Vibharam Hospital among the surrounding institutions.

For a foreign buyer, the key legal issue is not direct land ownership but whether the selected condominium unit can be transferred within the foreign freehold quota after the condominium is registered. Thai law limits foreign condominium ownership to 49% of the aggregate unit area in the building. DDproperty describes the project tenure as freehold, and current FazWaz listings specifically mark several units as Foreign Quota. That is useful evidence that foreign-freehold stock is being marketed, but it is not a live quota certificate. The exact selected unit, its quota status and the transfer documentation should be confirmed before reservation.

The land disclosure on SENA's project page is unusually specific for a project still under construction. It names SENA HHP Co., Ltd. as the landowner, identifies Chanote title deed no. 63157 and gives a land area of 5 rai 3 ngan 42.3 square wah. A Chanote is Thailand's fully registered land title. A condominium buyer does not receive that land title directly; the buyer receives title to the condominium unit after registration, together with the rights attached to common property under condominium law. SENA also discloses a mortgage over the project land in favor of Sumitomo Mitsui Banking Corporation, Bangkok Branch. Project-level financing is not unusual, but release mechanics and transfer conditions remain matters for the sale contract and registration process.

Pricing needs to be handled carefully because the public numbers describe different things. SENA's main project page currently shows a starting price of THB 1.39M, while its active campaign page and metro project map show THB 1.34M. Meanwhile, live FazWaz listings for identified units are around THB 1.86M and above, mostly for 22–24.5 sqm one-bedroom units marked Foreign Quota. The THB 1.34M figure is therefore best treated as the lowest current promotional anchor, not as an assured price for a foreign-freehold unit. A useful comparison sheet should include the exact unit number, building, floor, area, ownership quota, furniture package, contract price and all payments due before transfer.

A separate identity issue must be kept visible. ONEP's government EIA database contains two distinct records at the same On Nut 46 location: COZI Srinakarin 38 and COZI Urban Srinakarin 38. SENA's current sales page for COZI Srinakarin 38 clearly describes a three-building, 700-unit project. Hankyu Hanshin, SENA's Japanese partner, publishes a larger 1,161-unit total under the COZI Srinakarin 38 name on its international portfolio page. Because the government registry separates the two names and SENA's live product page uses 700 units, this dossier follows the narrower 700-unit sales product and does not import specifications from the separate COZI Urban record.

Ownership format

A foreign buyer can hold condominium freehold within the statutory 49% foreign-ownership quota by aggregate unit area once the condominium is registered. Current FazWaz listings mark individual units as Foreign Quota, but live quota availability must be confirmed for the selected unit before reservation. If quota is unavailable, a leasehold structure may be offered; registered lease terms are typically up to 30 years, with any extensions depending on the contract.
