Inspect the real thing
Ownership transfers started in 2023 and the condominium is registered. A buyer can judge an actual unit, corridors, common areas, access, noise and day-to-day management instead of pricing construction and delivery risk into the decision.
Manageable project scale
Two eight-storey buildings contain 289 units. That does not guarantee quiet living, but it is a scale that can be understood quickly on a site visit: lift traffic, pool use, parking pressure and the condition of shared spaces are visible rather than theoretical.
Amenities beyond the lobby
Facilities are distributed across the ground floor, second floor and roof, with swimming, exercise, work, garden and barbecue spaces. For the compact 27–38 sqm core of the project, those shared areas can materially expand how the home is used.
Srinakarin daily life
The project sits in the Suan Luang Rama IX–Srinakarin catchment, with the Yellow Line and major retail such as Seacon Square and Paradise Park nearby. It is not a CBD address, but everyday shopping, food, recreation and transport are available within the surrounding district.
More than one sales channel
Noble still promotes the project in 2026, while resale listings are also active. That gives a buyer room to compare a developer unit against privately owned stock on condition, furniture, floor, foreign quota and net price instead of treating the headline promotion as the only option.
About the project
NUE Z-Square Suan Luang Station is a completed low-rise condominium in Nong Bon, tucked off Srinakarin Road rather than sitting directly on the main traffic corridor. The development contains 289 units in two eight-storey buildings on roughly 2 rai 1 ngan 1 square wah of land. For a 2026 buyer, the most useful fact is that this is no longer a construction proposition. The condominium is registered under number 2/2566, and corporate filings record the first ownership transfers in 2023. Continental City Company Limited is the registered project company, while Noble Development is the brand under which the project is marketed and sold. We found no evidence of separately marketed phases with their own specifications or completion dates; the two buildings form one condominium project.
The decision today is therefore about unit selection and deal quality rather than whether the building will be delivered. Noble still includes Z-Square in its current Summer 2026 campaign, with a headline entry price of THB 1.69M for selected units. That figure deserves context. The project page also retains an older legal promotion section showing THB 1.89M for a campaign that ran in 2024. The newer THB 1.69M number is the relevant current promotional anchor on the date of this research, but it should not be read as a building-wide asking price. A buyer should obtain a written quotation for a named unit showing the floor, registered area, furniture package, ownership form, fees, incentives and validity period before treating any headline number as actionable.

There is useful evidence on unsold stock, although it is not a live inventory feed. A January 2026 independent financial-adviser report for Noble, using the company’s 30 September 2025 financial position and 2025 appraisals, listed 137 saleable units remaining at NUE Z-Square. The report valued that remainder at THB 313.68M and showed an average of about THB 2.32M per remaining unit. Those numbers should not be projected forward to August 2026: units may have sold, moved between channels or returned to market. What they do establish is that the project still had meaningful developer inventory late in 2025, which makes comparison between developer offers and resale listings worthwhile rather than assuming there is only one source of stock.
The apartment range is deliberately compact. The project’s international factsheet runs from a 22.20 sqm studio to a 51.80 sqm two-bedroom, with one-bedroom layouts at 26.70–27.10 sqm and 30.80 sqm, plus 35 sqm and 38 sqm one-bedroom-plus formats. Noble’s current project page highlights 26.7, 30.8 and 35 sqm units, which is a fair indication of the core product: homes aimed at singles, couples and buyers who value a small flexible work or guest space more than a large family footprint. There are two internal plan codes at 30.80 sqm in Thai project material, so equal stated area does not necessarily mean an identical kitchen, storage arrangement or window position. A floorplan review still matters even when the square metres match.
Room naming is one area where portal shorthand can be misleading. The older official international factsheet describes the 35 and 38 sqm homes as one-bedroom-plus and the 51.80 sqm unit as a two-bedroom. Some Thai market portals re-label those larger sizes as two- and three-bedroom units. That difference may reflect how a flexible room is counted rather than a physical redesign. For a buyer, the safest approach is to rely on the actual plan and the registered unit being offered, not the number of bedrooms typed into an advertisement. The dossier therefore keeps the official factsheet labels and flags the market-label discrepancy instead of silently choosing the most generous bedroom count.
Shared facilities are spread across three levels, which gives small apartments more usable space outside the front door. The ground level includes the lobby areas, pool and play zone, laundry room and juristic office. The second floor carries the gym and a co-working or creative workspace. The roof adds landscaped seating, private corners, a pavilion, a barbecue area, more work space, a jogging track and outdoor exercise equipment. That is a broad amenity mix for 289 units, but a completed project should be judged on operation rather than brochure scope alone. During a viewing, it is worth checking the current condition, opening hours, booking rules and maintenance standard of the pool, gym and roof areas.
Parking is the more obvious constraint. The project factsheet lists 106 car spaces, approximately 36.68% of the 289 units. That ratio does not tell you whether an individual owner will or will not have practical access to parking, because the outcome depends on the condominium’s allocation rules and actual resident demand. It does mean that a car-dependent household should ask specific questions rather than assuming one space per unit. Anyone expecting two guaranteed spaces may find the project a poor fit. The location partly offsets that limitation for residents who use public transport: the Yellow Line serves the Suan Luang Rama IX area, while Srinakarin Road connects this part of eastern Bangkok to a dense cluster of retail, schools, parks and major roads.
The station relationship is real, but public distance claims are not perfectly consistent. The project’s 2023 international factsheet quoted roughly 600 metres to Suan Luang Rama IX Station, Noble’s current campaign describes the trip to Seacon and the MRT as about three minutes, and some current market portals show a longer walking distance. Those measurements may use different gates, route assumptions or transport modes. Rather than forcing them into one precise number, a buyer should test the route from the actual project entrance at the time of day that matters. Seacon Square and Paradise Park are key retail anchors in the same Srinakarin catchment, while Suan Luang Rama IX Park and the Srinakarin night market broaden the area beyond commuting.
Foreign ownership needs unit-level confirmation even though the project is a registered condominium and its factsheet states freehold tenure. Thai condominium law caps aggregate foreign freehold ownership at 49% of the total unit area in the condominium. The juristic person’s quota certificate is therefore part of the transaction, not a formality to assume in advance. A unit can be physically available for sale while foreign freehold quota for that unit is unavailable. We found no current project document promising leasehold as a standard substitute for the remaining developer stock, so it would be wrong to present leasehold as an automatic fallback without a specific contract and legal review.
The overall proposition is straightforward: a completed, modestly sized condominium with small urban layouts, a substantial amenity package and active 2026 sales around the Srinakarin–Suan Luang Rama IX area. It suits buyers who would rather inspect a real unit, common areas and actual surroundings than wait for construction. Its trade-offs are equally tangible: the largest published layout is only 51.80 sqm, parking is limited relative to unit count, bedroom labels vary across sales channels, and neither current developer stock nor foreign quota is published in a live unit-by-unit format. This is a project where a careful shortlist of specific units matters more than the project headline.

Ownership format
The project is a registered condominium and is marketed on a freehold basis. A foreign buyer can take freehold title to a specific unit only while foreign ownership remains within the statutory 49% cap on the condominium’s aggregate unit area. If quota is unavailable, any leasehold alternative (typically up to 30 years, with extensions dependent on the contract) must be confirmed separately; current project material does not establish leasehold as a standard route for the remaining units.
Unit types & sizes
The smallest published layout. It can work for one resident or as a compact Bangkok base, but storage, space for a proper table and the actual room width deserve more attention here than the nominal bedroom label.
One of the project’s core formats and a size still highlighted by Noble. The small variation in registered area matters less than floor, aspect, furniture condition and how the kitchen and living zone are arranged.
A larger one-bedroom layout. Thai project material distinguishes two internal 30.80 sqm plan codes, so the actual floorplan for the offered unit is more useful than assuming every home at this size is identical.
The second internal layout at the same registered size. Keeping it separate prevents the two 30.80 sqm plans from being flattened into a single generic unit type when a buyer is comparing real stock.
A one-bedroom-plus layout with a flexible extra room, and one of the sizes Noble currently highlights. Some portals market this size as a two-bedroom, so the second room should be judged by its actual enclosure, window and dimensions.
The larger plus-format option. It offers more flexibility for a home office or occasional guest room, but the label should not be treated as proof of a full second bedroom without checking the selected plan.
The largest size in the project’s international factsheet and the clearest step beyond the compact one-bedroom core. Some market portals call the same size a three-bedroom, so the exact configuration should be verified against the offered unit’s plan.
Published material counts the mix in two different ways: the international factsheet groups homes into six size-based formats, while the 2026 corporate valuation refers to seven types and detailed Thai project profiles split the 30.80 sqm size into A-1 and A-2 plans. Some portals also call the 35–38 sqm homes two-bedroom and the 51.80 sqm home three-bedroom. For a transaction, the selected unit’s actual plan and title information should take precedence over a portal label; the cards above retain the international factsheet naming and show the two 30.80 sqm codes separately.
