Why this project is worth a look

Useful eastern connectivity

The Srinagarindra–Pattanakarn junction and walkable access to Hua Mak Airport Rail Link give the project practical reach toward Rama 9, Pattanakarn and the airport corridor without a central-Bangkok address. That advantage is strongest for buyers whose real commuting pattern uses those routes rather than for someone who mainly works along Sukhumvit or Silom.

Deep resale choice

With 1,613 units and a large number of active sale and rental listings, buyers can compare real apartments by tower, floor, orientation, condition and price. The same depth of supply also means an average unit has competition, so resale performance depends on being well presented, correctly priced and physically better than the next similar listing.

Straightforward unit mix

Most of the stock is conventional one- and two-bedroom accommodation. That makes the project easy to understand, but size still matters: a 23–26 sqm one-bedroom is a different living product from a 32–38 sqm version. Buyers should compare usable layout, kitchen separation and storage rather than the bedroom label alone.

Facilities are testable

Pool, fitness, sauna and steam areas, gardens, children's facilities and security are already operating parts of a completed project. A resale buyer can inspect them rather than relying on a brochure. The key question is their current condition and capacity relative to a 1,613-unit resident base.

Value needs selectivity

A current lower asking-price anchor around THB 1.88M places some units below the entry price of many newer Bangkok launches. That can be attractive, but the cheapest listing is not automatically the best value. Quota status, renovation quality, orientation, tenancy, furniture and transfer costs can easily outweigh a small headline price difference.

About the project

Lumpini Place Srinakarin–Huamak Station is a large high-rise condominium at the Srinagarindra–Pattanakarn junction in eastern Bangkok. For a buyer in 2026, this is no longer a development-risk story. It is an established building with a deep resale and rental market, so the decision is about the individual unit, the building's ongoing management and the buyer's ownership eligibility rather than whether promised facilities will be delivered. L.P.N. Development's 2024 annual report lists the project among its completed developments, with a development period of 2013–2015, 25 storeys, 1,613 units and a site of 7 rai 1 ngan 77 square wah. A completed-building review published by Think of Living in January 2016 likewise records 1,613 units and describes the project as ready for occupation. Current DDproperty, FazWaz and PropertyHub pages show an active secondary market, which is useful because buyers can compare real asking prices and inspect the building as it operates today.

The building count needs a little explanation because reliable sources describe the same physical project differently. L.P.N.'s corporate project table counts one building, while Think of Living, FazWaz and several market portals describe two towers or sections, A and B. The practical layout explains the discrepancy: buyers deal with two recognisable residential wings, with Tower A closer to Srinagarindra Road and Tower B set farther into the site, but these are not separate development phases with different completion schedules. They share the same project identity and common facilities. For due diligence, the tower letter still matters because it affects road exposure, outlook, walking route and proximity to some amenities. For project identity, however, it is cleaner to treat Lumpini Place Srinakarin–Huamak Station as one condominium development rather than inventing two separate projects.

The unit mix is compact and broadly representative of Bangkok mass-market high-rise product from the early 2010s. Historic project sources consistently place one-bedroom homes in the roughly 23–38 sqm range and two-bedroom homes around 46–66 sqm. Home.co.th shows specific one-bedroom plans of 23, 26 and 38 sqm and two-bedroom examples of 52 and 65 sqm, while Think of Living records a ceiling height of about 2.4 metres. That range is wide enough to make the label 'one bedroom' almost meaningless on its own. A 23 sqm layout and a 32–38 sqm layout will feel materially different in storage, dining space, kitchen separation and the amount of usable circulation. In a 1,613-unit project, exact stack position also matters: proximity to lifts, refuse rooms, common facilities, neighbouring wings and external roads can materially change the experience. A resale viewing should therefore focus on orientation, daylight, acoustic conditions, air-conditioning, wet areas, balcony condition and any owner alterations rather than relying on project-level specifications.

Connectivity is one of the clearest reasons to consider the project. It fronts Srinagarindra Road close to Pattanakarn Road and sits within walking distance of Hua Mak Airport Rail Link station. Think of Living measured the normal walking route at roughly 400 metres and documented a shorter rear access route used by residents; current market platforms also place Hua Mak station close to the development. This makes the address relevant for people who need the Airport Rail Link corridor, Rama 9, Pattanakarn or eastern Bangkok without paying central-city prices. The trade-off is that this is infrastructure-heavy urban frontage. Road traffic, rail infrastructure and the broader junction environment mean buyers should not assume every unit is quiet simply because it is on a high floor. Orientation and tower position need to be checked in person, particularly for anyone sensitive to traffic noise or looking for a long-term owner-occupier home.

The common facilities are extensive for the project's segment: pool, fitness room, sauna and steam areas, landscaped spaces, children's areas, exercise zones, library-type common space, on-site retail, security and controlled access all appear in well-established project sources. Scale is the counterweight. Think of Living recorded about 570 parking spaces including tandem parking, roughly 35% of the unit count, and PropertyHub repeats the same figure. That tells a buyer more than a long amenity list: this is a dense urban community where peak-time lift, parking and shared-facility demand can matter. At this age, management quality is also part of the asset. The condition of corridors, lifts, mechanical systems, gardens, pool areas and car park should be inspected alongside the apartment. A well-maintained older LPN building can be a very different proposition from an identically sized unit in a poorly managed project, even if the asking prices look similar online.

Published running costs also provide a useful screening reference. PropertyHub and FazWaz both show a common-area fee around THB 35 per sqm per month, although a resale buyer should still ask for the latest juristic-person invoice rather than treat a portal figure as binding. The difference between a 26 sqm and a 52 sqm apartment is meaningful over time, and any unpaid common charges should be cleared before transfer. This matters in a large development with lifts, security, landscaping and leisure facilities because the quality of those services depends on ongoing collection and management. Portal profiles also indicate a no-pets rule; buyers for whom a pet is essential should request the current condominium regulations in writing before committing.

Ownership format

A foreign buyer may register condominium freehold only while the building's statutory foreign ownership quota remains available; foreign ownership may not exceed 49% of the aggregate unit area, and the buyer must satisfy the applicable legal and funds-transfer requirements. The condominium juristic person should confirm quota availability for the selected unit before transfer; a portal label alone is not sufficient evidence.

Unit types & sizes

1 bedroom
23–38 sqm
typically 1 bathroom

Project sources consistently show a wide one-bedroom range, from compact 23–26 sqm homes to more comfortable 32–38 sqm layouts. Home.co.th specifically records 23, 26 and 38 sqm plans; on the resale market, usable layout can matter more than a small difference in headline price per square metre.

2 bedrooms
46–66 sqm
up to 2 bathrooms in confirmed layouts

Think of Living and FazWaz place the two-bedroom range at roughly 46–66 sqm, while Home.co.th shows confirmed 52 and 65 sqm plans with two bedrooms and two bathrooms. For owner-occupation, bedroom placement, storage and the condition of building services matter as much as total floor area.

The ranges above reflect the project's original unit typology. Some resale portals now use different marketing labels, including studio, so the selected unit's registered layout and area should be checked against its title and plan rather than relying only on portal categorisation. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • Srinagarindra Road in Suan Luang, eastern Bangkok, close to the Pattanakarn Road junction.
  • Hua Mak Airport Rail Link station is within walking distance; historic completed-building reviews put the normal route at roughly 400 metres.
  • Road access is useful for Srinagarindra, Pattanakarn, Rama 9 and nearby expressway connections, although peak-hour congestion remains part of the location.
  • Because the project sits beside major transport infrastructure, noise and outlook vary materially by tower, stack, floor and window orientation.

Price & purchase terms

  • Current price: From THB 1.88M in DDproperty's current resale range, checked on 15 September 2026. This is a lower secondary-market asking-price anchor, not a developer price list; the selected unit, condition, furnishing, foreign ownership quota and final negotiated price all need separate confirmation.
  • Completed: 2015

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers seeking a completed eastern-Bangkok condominium with walkable Airport Rail Link access and no construction-delivery risk.; People who value a large resale pool and are willing to compare units carefully by condition, floor, tower, orientation and asking price.; Long-term rental investors who understand that a 1,613-unit project creates substantial internal competition and therefore rewards disciplined entry pricing and a better-than-average unit.; Foreign purchasers prepared to confirm foreign-quota availability and the required funds-transfer evidence before committing to a freehold transfer.; may not suit: Buyers who want a boutique-scale building with few neighbours, abundant parking and lightly used common facilities.; Anyone highly sensitive to road or rail noise and specifically seeking a quiet residential setting away from major infrastructure.; Buyers who want new-build finishes, a fresh developer warranty period and a consistent modern specification across the whole project..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details

  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion timing differs across public profiles: FazWaz states December 2014, while DDproperty and PropertyHub use 2015; L.P.N.'s corporate report shows a 2013–2015 development period. The registry uses 2015 because it best aligns with the primary corporate source.
  • Building count is described differently: L.P.N.'s corporate report counts one building, while Think of Living and FazWaz describe two towers or sections, A and B. They form one project rather than separate phases; the selected unit's tower should simply be identified during due diligence.
  • Current foreign-quota availability is not publicly confirmed at project level for any specific resale unit. The condominium juristic person should confirm it immediately before reservation or transfer.
