Why this project is worth a look
A collection, not a template
All three homes have their own design and a stated room schedule. That makes the choice more meaningful than picking a numbered unit from a repeated layout, although individual floor plans and measured surveys are still needed to test day-to-day usability.
Private outdoor living
Poolside space features in each villa's published description. Buyers attracted to an intimate three-home setting should still distinguish private-use areas from any access routes, service spaces or boundaries shared with neighbouring homes.
Real dimensions to compare
The developer gives separate indoor and outdoor figures for Lumora, Athina and Senja, not just a single project-wide size. These are useful first comparisons, but the basis of measurement and the legally conveyed area require independent confirmation.
Sanur coastal context
The stated setting is Sanur's beachside area, with a residential atmosphere that may suit longer stays. The actual street, walking route and nearest services cannot be assessed reliably until the plot has been pinpointed.
Documents decide the deal
The architectural offer is easier to evaluate than the transaction, because prices, title, lease terms and approvals are not publicly established. A coherent document trail from landholder to seller to buyer matters more than a projected return in a promotional presentation.
About the project
Tandjung Sari I is a three-villa residential collection presented by Island Living Developments in Sanur, on Bali's east coast. The developer places the homes within an 800 sqm development site and gives each a distinct identity: Villa Lumora, Villa Athina and Villa Senja. They differ in room count, scale and architectural language. That makes this a more specific proposition than a generic advertised 'luxury villa in Sanur', but it does not yet make it a verified property transaction. There is no published unit inventory, legal title package or offer price on the project page reviewed.

Identification matters unusually much here. The developer separately markets Tandjung Sari II, a two-villa scheme described as occupying 700 sqm and containing Casa Florencia and Villa Marbella. Tandjung Sari I is the three-home group, not the second collection. Sanur also has the longstanding Tandjung Sari Hotel, a separate hospitality property with its own address and operations. Anyone following an advert, a map result or a sales message should establish which of these names it refers to before taking the next step. A photograph or street address attached to the hotel says nothing about the location of the new villas.
The developer's portfolio labels Tandjung Sari I with the year 2025. That is not the same as evidence that all three homes were completed, legally certified and handed over in that year. No unit handover record or clearly dated construction update accompanies the public specifications. By October 2026, a buyer could be looking at developer stock, a transfer of contractual rights or an actual resale, but the accessible material does not establish which, if any, is on offer. Each route involves a different seller, document trail and allocation of responsibility if defects or outstanding works emerge.
The published villa figures are useful because they go beyond a broad project total. Lumora is stated as 273 sqm in all, Athina as 290 sqm and Senja as 425 sqm. In every case the developer separates indoor from outdoor space and gives an individual bedroom and bathroom count. Those totals should not be confused with exclusive land area. A home with a sizeable built area may still sit on a relatively compact portion of a shared site; the public brochure does not disclose subdivision arrangements, access easements or how any communal land would be controlled.
Lumora takes the softest architectural approach. Curving elements, natural stone and timber feature in its description, with full-height glass doors connecting the living area to the poolside. The developer reports three bedrooms and three bathrooms, alongside 221 sqm indoors and 52 sqm outdoors. As a living proposition, the appeal is the connection between interior and garden rather than an extensive list of on-site facilities. Yet design choices have practical consequences in Bali: shading, ventilation, damp control and how external surfaces withstand tropical weather deserve as much attention as their appearance. The specifications available to us do not resolve those details.
Athina serves a somewhat different household despite also having three bedrooms. Its fourth bathroom could prove useful when friends or relatives visit, although only a proper plan can show whether that room is accessible from shared areas or one of the bedrooms. The developer lists 231 sqm of indoor space and 59 sqm outside, adding up to the advertised 290 sqm total. Arched openings, greenery and a sunlit lounging space around a private pool give it a Mediterranean-influenced character. This is enough to understand its intended atmosphere, but not enough to determine construction quality or the actual extent of the land included with the villa.
Senja is the four-bedroom home, with five bathrooms and a stated total area of 425 sqm, split between 338 sqm indoors and 87 sqm outdoors. The materials describe volcanic stone, dark finishes, timber and a private deck beside the pool. The additional bedroom and much larger internal area may accommodate extended family, regular visitors or larger rental parties. They also change the likely ownership workload. More rooms, bathrooms and outdoor surfaces require cleaning and maintenance, while cooling costs and water use need to be based on actual bills rather than estimates derived from square metres alone.
The development's overall site is given as 800 sqm. It is tempting to treat that as a simple indication of how much land each buyer will control, but the official page does not show a plot plan or legal demarcation. Nor does it establish whether access, parking, drainage, service connections and perimeter boundaries are individually held or subject to shared arrangements. With just three villas, a purchaser may reasonably expect a quieter setting than a large hospitality compound. Legal and practical independence, however, is about boundaries and enforceable rights, not the number of buildings on a marketing page.
Location is the other major distinction between a promising description and a decision-ready asset. Island Living Developments uses 'Tandjung Sari, Sanur, Bali' and the descriptor 'Sanur – Beachside'. Sanur lies within Denpasar, and the broader coastal area is well known for its beachfront walks and sunrise-facing shore. Still, beachside does not prove beachfront ownership, a sea view, private beach access or any particular walking distance. An exact lane, street number and site coordinates have not been independently established for this project. Without them, travel-time claims and detailed lists of amenities nearby would be guesses.
Sanur can appeal to people who want a residential pace rather than a purely nightlife-led holiday location. Its beaches and established neighbourhoods provide a recognisable context, but the experience of living in a particular villa will depend on its immediate surroundings. Traffic on the access lane, drainage after heavy rain, delivery access and neighbouring land uses are all intensely local. Buyers should not infer those conditions from an attractive photograph of the Sanur coast, or from the address of a hotel with a nearly identical name.
Island Living Developments clearly identifies itself as the development brand and describes a service spanning site acquisition, design, construction and delivery. Its published company information names a management and project team, giving a starting point for corporate due diligence. That is different from confirming the registered owner of the underlying land or the entity able to convey rights over a particular villa. A third-party company directory contains an Indonesian company with the same name, but the public information reviewed does not connect that registry entry to the Tandjung Sari I land or its sale contracts. A buyer needs that connection in documentary form.
Indonesia's land framework calls for more precision than a simple freehold-versus-leasehold label. Hak Milik describes ownership of land, Hak Pakai a defined right of use, and Hak Guna Bangunan a building-related land right under statutory conditions. A contractual lease is a different matter again. Which instrument a foreign buyer can lawfully use depends on the property, the proposed parties and the applicable requirements. The project page supplies none of the relevant title documents or a unit-specific lease draft, so it would be misleading to state a term, assume renewal rights or promise direct land ownership to an overseas buyer.
Building permission and lawful use require their own evidence. Indonesia's current administrative framework distinguishes PBG, the building approval process, from SLF, the certificate concerning a building's fitness for use. Neither document was available for inspection for Tandjung Sari I through the sources reviewed. This does not establish that the approvals are absent. It simply means the web presentation cannot verify them. Equally, a residential villa is not automatically licensed for a particular form of short-stay accommodation. Zoning, operational permissions and any management agreement matter if rental income is part of the purchase rationale.
No current asking price, payment schedule, furniture inventory, maintenance agreement or operating-cost record is disclosed for these specific homes in the sources found. That limits any honest comparison of acquisition costs. Two offers for the same villa could differ materially because of remaining lease tenure, included furnishings, taxes, existing bookings or the identity of the seller. A seemingly lower purchase price tells very little unless the purchaser also understands what they are buying, how long the right runs and which further payments will follow.
A projected investor return appears in the developer's wider marketing, expressed as an expectation based on financial modelling. It should not be treated as a documented rental yield for Lumora, Athina or Senja, and it provides no evidence that a resale purchaser will achieve a similar outcome. A villa owner would need evidence of actual rental receipts, occupancy, taxes, management charges, utilities and upkeep, alongside confirmation that the intended rental activity is permitted. None of those unit-level operating records were available during this review.
The project's strongest public attribute is its specificity: three named houses, different designs and detailed headline dimensions rather than vague claims about a large master development. This makes an architectural shortlist possible. It does not yet justify a purchase decision or a yield forecast. The next meaningful step is to anchor the chosen home to a surveyed site, its title or lease documents, its construction and use approvals, and a current offer from an identified seller. Until those items agree with each other, the project remains an interesting residential concept with material transaction details still open.
Home types & sizes
The smallest of the three in stated total area, Lumora pairs curved detailing and warm timber with wide glazing opening towards the pool. Its three-bedroom, three-bathroom arrangement could suit a household that values a straightforward room count over an extra guest bathroom. The published figures do not establish plot boundaries or a surveyed internal floor area.
Get floor plans and current pricesAthina has three bedrooms but four bathrooms, with arched openings, Mediterranean-inspired detailing and a private poolside lounge. The extra bathroom may help when entertaining, although its location and configuration are not disclosed in the material reviewed. Indoor and outdoor areas are developer-reported, not an independently verified measured survey.
Get floor plans and current pricesSenja is the four-bedroom option, distinguished by volcanic stone, richer contrasts and a private outdoor deck and pool. Its larger internal space may be useful for extended family or groups, yet also means more rooms to cool, clean and maintain. No verified operating budget, room-by-room plan or subdivision schedule was available for review.

Location
- The developer describes the setting as Tandjung Sari, Sanur, Bali, and 'Sanur – Beachside'. It does not provide a verifiable street address, plot reference or site coordinates for Tandjung Sari I.
- Sanur falls within Denpasar on Bali; the precise village-level administrative location of this particular development cannot be confirmed from the publicly available project details.
- Sanur's shoreline is associated with east-facing beaches and sunrise views. Those are features of the destination, not proof of a sea view, direct beach access or a measured walk from any of the three villas.
- The historic Tandjung Sari Hotel publishes its own address on Jalan Danau Tamblingan. That hotel address must not be used as the location of the Island Living Developments collection.

Best for: Households looking for a standalone home in Sanur can compare three-bedroom layouts with one four-bedroom alternative on the basis of developer-reported sizes and bathrooms, subject to plans and an in-person inspection.; Design-conscious buyers who value a private pool and a very small residential grouping may find the format attractive, provided the site plan establishes the privacy and access rights they expect.; Investors willing to underwrite an individual property on documented costs, lawful rental use and actual market evidence, rather than relying on a developer's headline return scenario.; Buyers interested in spending extended time in Sanur who are prepared to establish the exact street, surrounding properties and daily logistics before treating the location claim as decisive.; may not suit: Anyone requiring a verified ready-to-move-in home with a fixed asking price and available unit today will not find that level of certainty in the public project materials.; Buyers seeking an immediately bankable rental yield should not treat the developer's financial projection as the operating history of an individual villa.; Those who need documented beachfront status, a separately registered parcel and an enforceable ownership term before engaging with a seller will need more evidence than the published description provides..
