Why this project is worth a look

Liveable location

Jimbaran supplies the unglamorous things that make a home work: shops, ordinary restaurants and access across South Bali. TAVA is not on the beach; it may nevertheless suit people who value daily convenience over a resort-front address.

Distinct home sizes

A suite and a private-pool villa are not interchangeable rental products. The larger layouts add separate bedrooms and land, while the smaller one lowers the space to look after. A buyer can match the layout to how the property will actually be occupied.

Estate services

Reception, security, backup power and a fitness area are planned parts of the common environment. That can reduce some everyday coordination for absentee owners, provided the facilities are finished and their costs and service standards are set out clearly.

Optional managed use

The booklet allows for an owner-occupation programme or managed letting through Fays Hospitality. The choice matters because owner-night allocations, operator duration and the responsibilities for repairs are different; the signed contract, not the programme name, controls the result.

Identifiable project roles

The primary source names individual developers and specifies what each Fays business is expected to do. That is a better starting point than a generic developer label on a listing site, although the legal seller and landowner still need documentary confirmation.

About the project

The first decision at TAVA Villas & Suites Jimbaran is not which façade you prefer. It is whether you want a compact suite or a home with its own pool, and how you intend to use that property. The development is marketed on Jl. Bukit Damai, in Jimbaran on South Bali, with one-bedroom suites and two- and three-bedroom villas. Its appeal is a residential setting near the practical services of Jimbaran rather than a plot directly on the beachfront. For a buyer planning extended stays, access to groceries, cafés and ordinary daily errands may matter more than a dramatic coastal description.

Accommodation types are genuinely different here. A one-bedroom suite is advertised at roughly 50–52.5 square metres, with no independently confirmed private pool. The two-bedroom pool villas have about 126 square metres of built space on plots marketed between 125 and 140 square metres. Three-bedroom versions are described as two-storey homes with 251 square metres of building area on 200-square-metre plots. Those numbers belong to different measurements: land is not living area, and published built space is not the same as independently verified net internal floor area. The format should be judged by the actual floor plan, not by the bedroom count alone.

There is a noteworthy change between the project’s original plan and later sales material. The August 2025 booklet sets out 16 homes on a 2,800-square-metre site: eleven two-bedroom villas, two three-bedroom villas and three one-bedroom suites. Listings circulated in 2026 instead show 20 units and introduce a different allocation, including one-bedroom villas. A redesigned scheme is one possible explanation, but no updated signed master plan was located. This affects more than a headline number. The location of the pool, outlook of a particular plot, pedestrian access and size of shared facilities could all change when the site layout changes.

TAVA is pitched as an estate with a service layer. The original plan identifies a lobby, fitness centre, parking, security facilities, staff areas, water treatment and emergency power equipment. Agents also advertise camera coverage and around-the-clock security. Such facilities are helpful if they function as described, especially for an owner who is away for several months. Yet a list in a brochure does not establish their opening date, capacity or maintenance cost. Before comparing this estate with an independently managed villa, a buyer should understand which services are shared, which can be withdrawn and how the expenses will be divided.

The location has a different rhythm from some of Bali’s more conspicuous holiday enclaves. Jimbaran has established retail and dining, while the beach and seafood restaurants sit nearer the bay. Sidewalk Jimbaran and Samasta Lifestyle Village appear repeatedly in sales descriptions as nearby reference points. They are useful markers of the surrounding district, not evidence that everything is an effortless two-minute walk. Travel times quoted by sellers vary, particularly for the airport. The relevant journey is the actual one from the estate entrance in normal traffic, and a purchaser intending to stay for months should also see how comfortable the immediate road is for pedestrians and drivers.

The design takes cues from contemporary Mediterranean and tropical villas, with bright elevations and a connection between indoor seating and outdoor space. A private pool changes the experience of a two- or three-bedroom home: it also creates cleaning, water and servicing costs. The larger villas may suit families and guests, while the suite is the simpler choice for someone who spends much of the day outside. None of the marketing renderings can answer whether the rooms remain cool, whether the rainwater drains reliably, or whether adjacent plots affect privacy. Those are matters for a finished-unit inspection and building documents.

The team shown in the primary booklet is unusually specific about its separate roles. Roni Santoso and Boedi Darma are listed as developers. Fays Development is described as the project consultant, Fays Realty Indonesia as project marketing, and Fays Hospitality as the operator. TAVA Group is the development brand used in sales copy. Some listing portals compress this entire chain into “Developer: Fays Realty”; that is not what the booklet says. Nor does the booklet establish the Indonesian legal company that will sign a sale or lease with a purchaser or the identity of the registered land-title holder. The difference matters because those parties, not the marketing brand, carry the contractual obligations.

Ownership cannot be assessed from the labels attached to the listings. Villas are advertised under “freehold”, while suites are commonly offered on a lease, with one 20-year term appearing in local agent copy. Elsewhere, a much broader claim of up to 100 years is used. Indonesian Hak Milik is a land title that a foreign individual cannot simply register in their own name. Hak Pakai is a regulated right of use potentially available in defined circumstances, and a private lease contract is different again. A marketing claim about tenure says little until the actual certificate, owner, contract counterparty, duration and assignment rights have been established for the chosen property.

This legal distinction changes the price comparison. Brokerage directories contain an entry figure of IDR 1.4 billion, but it is not tied to a reliably identified available floor plan. A roughly 52-square-metre suite is advertised elsewhere at IDR 1.55 billion and IDR 1.8 billion. Two-bedroom villas have been marketed around IDR 3.7–3.8 billion, and a Fays listing quotes IDR 5.3 billion for the three-bedroom layout. Different brokers also publish other amounts. They are asking-price observations from different dates, not transactions or binding inventory. A final quotation needs to explain its furniture specification, legal interest, taxes, notary fees, management charges and any extra payment due before handover.

The construction timetable needs an equally close reading. The project booklet advertised a grand opening on 1 October 2026, while later agency advertisements refer to 1 December 2026 or to the final quarter of the year. As checked on 20 October 2026, the development is still categorised as under construction by a new-homes portal. That entry is not an on-site survey, but neither does an advertised October opening prove that each villa has been handed over. No project-specific PBG construction approval or SLF certificate of fitness for use was available for review. Without those documents and a handover record, the safe description is a late-stage project with delivery still to be confirmed.

The operator model is a substantial part of the purchase. In the primary brochure, Fays Hospitality offers an owner-occupation route and a managed letting programme, with a ten-year operator contract mentioned in the questions and answers. The letting programme advertises a share of net room profit and up to 21 complimentary owner nights annually, but peak holiday periods have caps and reservations depend on availability. Under owner occupation, the household can stay without a general annual-night limit but contributes to communal maintenance and bears responsibility for its own unit. Neither arrangement should be taken to mean that the owner may use the villa at any time, change the design freely, or terminate professional management without costs or notice.

A rental projection is not equivalent to a rental history. The sales material quotes aggressive future-return figures and describes an operator performance clause referring to a percentage of projected net income. No signed operating contract, independent occupancy records or validated net operating statement accompanied those statements. The question is not just the advertised nightly rate. Booking-platform charges, staffing, pool upkeep, utilities, insurance, taxes, repairs, replacement furniture and shared-area reserves determine what remains. For an owner based overseas, reporting rights, access to booking data, audit provisions and the ability to change operators may be as valuable as a higher projected yield.

Payment arrangements deserve similar care. A reservation payment of IDR 10 million for a seven-day hold appears in the booklet, described as refundable under conditions. A later Brighton proposal offers a 30% down payment and the remainder in 12 or 24 instalments. Agents also refer to a notary-administered payment route and protections at particular payment stages. These may be useful negotiating points, but nothing reviewed here demonstrates that an independent bank escrow account exists or that funds cannot be released early. What matters is who receives each payment, which building milestone releases it, and what recovery rights exist if delivery fails or the paperwork is not completed.

TAVA’s estate rules may make a managed holiday home easier to operate, but they can also limit flexibility. The booklet says architectural changes require operator agreement, and an owner who wants to shift between private use and letting may need to give advance notice. Those restrictions are not necessarily a problem: consistent furniture and guest standards can support a coherent rental operation. They become a problem when a buyer expects a conventional private house but signs for something closer to a managed hospitality product. The permitted use also needs to match the plot’s zoning and the property’s actual licences; a rental advertisement is not evidence of lawful short-stay operations.

Resale prospects will differ between the suite and villa products, even though they carry the same name. A lease loses remaining years over time unless renewal is actually secured. A home advertised under Hak Milik has a different pool of eligible buyers from a leasehold interest, particularly where the next buyer is not Indonesian. The terms of the operator agreement and any right of first refusal may also affect an exit. For this reason, TAVA is most usefully assessed as a selection of individual homes in a service-managed compound, not as a single asset with one price, one tenure and one promised return.

Unit types & sizes

One-bedroom suite
approximately 50–52.5 sqm built area

The most compact option in the scheme, aimed at one person or a couple rather than a family staying for months. A private pool is not established for the suite category. Market adverts for approximately 52 sqm quote IDR 1.55–1.8 billion, while a lower IDR 1.4 billion headline cannot be tied to an independently verified floor plan. A 20-year lease is marketed for some suites, not established by a reviewed deed.

Get floor plans and current prices
Two-bedroom private-pool villa
126 sqm built area; 125–140 sqm plot

Presented as a single-level home with two bathrooms and its own pool, this layout avoids stairs and offers more separation between sleeping and shared spaces. It is not a standalone house outside estate rules. Advertised prices cluster around IDR 3.7–3.8 billion. Some agents call the tenure freehold, but the land certificate and the legal ability of a particular buyer to acquire the proposed right have not been verified.

Get floor plans and current prices
Three-bedroom private-pool villa
251 sqm built area; 200 sqm plot

The larger two-storey layout comes with three bathrooms and a private pool. Sales material highlights views towards the Garuda Wisnu Kencana landmark, but that is a claim for selected positions, not a promise for every villa. Families gain more bedrooms and separation, along with more space to furnish and maintain. The Fays sales listing quotes IDR 5.3 billion, subject to the particular home and contract.

Best for: A couple or solo resident looking for a manageable Jimbaran base rather than a detached family villa. The suite may meet that brief, provided the buyer is comfortable with the actual lease length and the limits it places on future use or resale.; A household that values a private pool, an enclosed estate and proximity to shops more than a beach-front address. The one-level two-bedroom layout and the larger two-storey option solve different family needs.; An owner who may alternate holidays with professional letting and is prepared to negotiate the operator agreement, personal-stay calendar, maintenance budget and the calculation of distributable income.; A buyer who can tolerate a late-stage construction transaction but will not treat a notary-mediated payment scheme, advertised completion date or developer biography as proof of enforceable protections.; may not suit: A foreign individual expecting to receive Indonesian freehold land title in their own name simply because a listing uses the word “freehold”.; Anyone who needs documented handover and a proven, already operating rental business immediately; a target opening date does not meet that requirement.; An investor demanding fixed returns or unrestricted owner stays under a managed letting arrangement without examining the operator contract..

  • The August 2025 project booklet depicts 16 units. Brokerage listings from 2026 describe 20 in a different mix. A signed, current master plan reconciling the two versions has not been located.
  • The booklet identifies two individual developers and distinguishes the Fays companies by role, but the contracting seller, land-title holder and unit-specific legal interests are not documented. Freehold and “up to 100 years” marketing labels cannot determine a foreign buyer’s rights.
  • Advertised opening dates conflict between 1 October and 1 December 2026. Actual handover, current construction progress, project PBG and SLF were not independently verified; final pricing and management obligations require the unit documents.
