Why this project is worth a look
A neighbourhood already in use
You can walk the actual street, assess neighbouring homes and inspect the entrance before agreeing to buy. That is an advantage over a purely off-plan concept, provided the physical condition and property-specific approvals receive as much attention as the address.
About the project
Bali Arum Jimbaran is best understood as an established neighbourhood rather than a development selling a fresh release of identical villas. Local portals also call it Perumahan Bali Arum. The stock being advertised is mostly individual resale houses, alongside privately owned pool villas and occasional vacant residential plots. That changes the buying process from the outset. There is no reliable, current developer-wide inventory to select from; each address has its own owner, history, asking price and legal documents.

Its position is on the inland, university side of Jimbaran, around Jalan Lingkar Timur Udayana in Kuta Selatan, Badung. A named map location, the mapped residential area and property adverts specifying this road all support the same place. This is not the waterfront strip where a visitor might expect to walk straight from a hotel to Jimbaran Bay. The appeal is a residential setting with practical links to schools, healthcare, shops and roads serving southern Bali. A listing that says “Jimbaran” tells you a district, not a beach view or a guaranteed journey time.
The variety inside the estate is more revealing than any single headline price. Some available descriptions concern compact one-storey family houses, often without a swimming pool. Others show larger, remodelled two-storey homes and detached villas with pools in their own gardens. Two, three, four and even five-bedroom configurations appear in the advertising. “Villa” is an advertising label here, not evidence of hotel-style management, a common reception or a set of services provided to everyone living behind the gate.
Consider two relatively modest options. One owner advertises a three-bedroom home on 120 sqm of land with a stated 100 sqm building area. Another seller lists a two-bedroom house with a 120 sqm plot and a 90 sqm building. Neither is comparable on an area-only basis with the larger three-bedroom home marketed with 259 sqm of building area on a 160 sqm plot. Room layout, alterations, outdoor space and the standard used to measure the building can make apparently similar numbers describe very different homes. Inspections matter more than shorthand specifications.
Several listings describe an access gate and security personnel operating around the clock. It is a plausible advantage for someone looking for a family neighbourhood, especially compared with a standalone house opening directly onto a public road. But no published estate-management contract, current service-charge schedule or resident handbook was located. Before relying on the advertised security, a buyer should understand who employs the guards, how visitor access works and whether the proposed purchase includes continuing obligations to a residents’ association.
The distinction between shared and private facilities also matters. Swimming pools appear in the specifications for particular villas; they should not be advertised as a common facility belonging to every home in Bali Arum. There is similarly no verified estate-wide rental manager or serviced-residence operation. A pool owner pays to maintain private pumps, water and filtration equipment; a purchaser of a simpler house has a different cost structure and should not be promised access to a neighbour’s private amenities.
This is a market for existing buildings, not a promise of future completion. A broker's description of one large house gives 2015 as its construction year, while another villa advert references an IMB permit dated 2018. Those are claims about individual properties, not evidence that the entire estate was built in either year. The original master plan, development chronology and total number of completed homes have not been verified publicly. A refurbished house may also look new in its listing even when the underlying structure is much older.
Pricing should be read as a series of seller expectations. A late-2025 advert for a small two-bedroom house quoted IDR 1.3 billion, but continued availability is unclear. In the more recent resale material, an owner is asking IDR 1.5 billion for a three-bedroom house, while a different two-bedroom house appears at IDR 1.6 billion. These are not completed transaction prices or a valuation of the whole estate. The lower number can be useful as an initial search point, provided the property is still available and genuinely lies within this Jimbaran estate.
Mid-range pool villas offer another warning against treating advertisements as a clean price series. A property described with 171 sqm of land and approximately 154 sqm of building area appears through different agencies around IDR 2.9 billion, with a later agency entry at IDR 3 billion. The overlapping details may refer to the same home marketed through several channels. A buyer needs the exact block and property identity before counting it as distinct supply, judging price reductions or negotiating on supposedly comparable units.
At the larger end, one four-bedroom pool villa is advertised with a 350 sqm plot, a 300 sqm building and an asking price of IDR 9.3 billion. A different agency describes a five-bedroom house on 243 sqm of land with a 278 sqm building at IDR 3.8 billion. That spread is not evidence of a bargain by itself. Construction history, maintenance, pool size, title particulars, renovation quality and a seller's motivation can outweigh simple bedroom counts. None of the sources provides verified sales volumes, achieved prices or a reliable estate-wide median.
Some adverts cover land without a house at all. A plot inside the Bali Arum blocks may appeal to a buyer wishing to commission a home, but it is not an interchangeable cheaper version of an existing villa. There is a longer path involving title due diligence, permitted use, design approvals, utility capacity and construction. Advertised land prices have therefore been kept separate from the published entry price for an existing house. A piece of land inside a familiar residential street is still its own transaction and building project.
For an international buyer, the tenure question comes before the interior design. Sellers repeatedly label these properties SHM, short for Hak Milik, an Indonesian land-ownership title. That may accurately describe the registered owner's title, but a foreign individual cannot simply take over an SHM title on the same basis as an Indonesian citizen. No copy of a relevant land certificate or verified land-office extract was available in the researched material. A listing's statement of title is therefore a claim to be checked against the exact parcel and seller.
Indonesia's rules provide limited routes for qualifying foreign individuals to own residential property under rights such as Hak Pakai, a registered right of use rather than the same land title as Hak Milik. The current ministerial threshold published for the relevant acquisition of a landed home in Bali is IDR 5 billion. Many of the smaller Bali Arum asking prices fall below that level. A resale advert at IDR 1.5 billion or IDR 2.9 billion must not be presented as a home a foreign individual can automatically register in their own name. Equally, paying above the threshold does not by itself solve title conversion, immigration-status and documentary requirements.
Building permits need to be handled with similar care. A number of agents report IMB documentation, including one reference to an IMB from 2018. IMB was the older building-permit system; Indonesia now administers building approval through PBG and fitness-for-use certification through SLF. The government SIMBG service explains that an older IMB may remain valid for a completed, unchanged building. That does not verify the document behind a particular advert, nor does it establish that later extensions, added floors or pool works were authorised. No actual building permit or SLF for a selected house was reviewed.
There is no single purchase instalment plan to quote for Bali Arum. Most of the visible activity is resale through owners and agencies, so the sequence of deposit, due diligence, balance payment and possession is set by the chosen transaction. Loan calculators shown on listing platforms are generic and should not be mistaken for a bank offer to an overseas buyer. An effective budget also separates the negotiated price from transfer costs, taxes, any broker fee borne by the buyer, unpaid neighbourhood charges and repairs that become apparent only after a technical survey.
Longer-term rental demand is at least visible through specific adverts. One Pinhome posting offers a three-bedroom house on a 12-month minimum lease for IDR 40 million per year. That is a seller’s or landlord’s request, not proven realised rent, and it should never be applied unchanged to a pool villa with a different location and upkeep. Short-term holiday letting introduces another set of questions about permitted land use, business permissions and operations. Neither a pool nor a tourist-friendly district automatically makes a house a licensed accommodation business.
Living close to Udayana University's Jimbaran campus has an everyday advantage that glossy beachfront marketing often overlooks. The university itself identifies its main Bukit Jimbaran campus within Kuta Selatan. For households with school, work or hospital routines, that setting can be useful. The trade-off is that beach outings and airport transfers still involve roads and traffic; online claims of a fixed number of minutes are not a substitute for checking routes when you actually travel. Noise, parking, drainage and the condition of the lane outside an individual house are just as relevant as the district name.
The originator and legal developer of Bali Arum could not be identified reliably from an official company source. Nor could an authoritative plot count, estate-wide facilities inventory or common-maintenance budget be obtained. Those gaps do not prevent the established homes from being studied, but they change where confidence comes from. The correct evidence will be the specific parcel's registered title, the owner's identity, historical approvals, actual condition and the enforceable obligations attached to that address—not a brand-wide promise presumed from the estate name.
Bali Arum Jimbaran is consequently a sensible place to investigate if the priority is an established residential address with a choice of ready-to-inspect houses, rather than off-plan resort exposure. The attraction is flexibility: a compact family home, a larger private pool villa or a land parcel can address very different plans. The limitation is equally clear. None comes with a standardised legal route, consistent building specification or verified rental return. The best comparison is between documented individual properties, with the foreign-buyer question resolved before money is committed.
Unit types & sizes
A 2025 resale advert describes an unfurnished house with car parking and a relatively small building footprint. Treat its asking price as historical; neither availability nor present-day condition has been established.
Get floor plans and current pricesA smaller gated-estate house offered separately from the historic two-bedroom listing. The agent reports one level and SHM, but the land certificate and a foreign buyer’s legal purchase route are not provided.
Get floor plans and current pricesAn owner-posted listing for a house with kitchen, carport and garden. References to security and SHM are seller-provided information, not documentary verification of title or unrestricted transfer.
Get floor plans and current pricesA two-storey villa with a private pool and gazebo appears across multiple agents. The advertised price differs, and matching details suggest these may be duplicate presentations of one property rather than separate inventory.
Get floor plans and current pricesAdvertised with a private pool, parking, a staff room and an IMB stated to date from 2018. Several prices appear for closely matching specifications, and none is a substitute for viewing the underlying approval.
Get floor plans and current pricesAn upper-priced house advertised with a pool and two-car garage. The portal’s structured floor count conflicts with the agent’s descriptive text, so its actual storey count remains unverified.
Get floor plans and current pricesA separate agent’s listing gives two levels, water service, a reported older permit and a 2015 construction year for this house alone. It says nothing reliable about when other estate houses were built.

Best for: A household seeking an established Jimbaran address for everyday life, where schools, university facilities and local services are part of the decision.; A purchaser who prefers inspecting a completed resale home, negotiating with its owner and reviewing real maintenance records rather than buying a future construction promise.; Someone comparing the upkeep and lifestyle of a compact house against a privately maintained swimming-pool villa without assuming both come with identical estate services.; An eligible Indonesian buyer, or an international buyer whose actual title route, immigration position and transaction structure have been checked before selecting a specific parcel.; Buyers seeking a newly launched, uniformly specified development with one accountable developer, common leisure facilities and a documented managed-rental programme.; A foreign individual expecting to receive the advertised SHM title directly, or assuming that a low asking price guarantees a qualifying ownership arrangement.; Someone prioritising direct beach access, a guaranteed sea view, fixed rental returns or a single estate-wide deposit and payment schedule.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- No authoritative source established the original developer or project company, construction timeline, total plot count or estate-wide master plan. The agencies marketing resale properties have not been treated as the developer. Listings report SHM and, for some houses, older IMB approvals, but the actual title certificates, land-register status, SLF, records for later alterations and a valid foreign-buyer transfer route have not been inspected. Guarded access is repeatedly advertised but no management contract was found. Broad property portals mix Jimbaran with unrelated Bali Arum addresses in Kerobokan; historic prices and duplicate villa adverts do not establish live inventory.
