Overview of Bellana by Palm in city to be confirmed

Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

One address, different decisions

Bellana offers villa privacy, an apartment beside public hospitality spaces, or a wellness-oriented managed suite. The proximity is useful, but the legal and operating profile of each product remains different.

About the project

Bellana is best understood as a neighbourhood-scale development rather than a single block of identical investment units. The name originally appeared as Bellana by Palm and Bellana Town Center. Today LeyLines presents it as a three-site collection in Balangan, with privately accessed villas, hospitality suites and food-and-beverage spaces intended to work together. That variety is attractive, but it also prevents a simple answer to questions such as what the project costs, when it finishes or what a foreign buyer owns. A house with a pool and an apartment above a restaurant are different assets, even if they share a brand. The useful starting point is the part of Bellana under consideration and the documents attached to that particular property.

The evolution of the master plan matters. A May 2024 Palm presentation described twelve villas, thirty apartments at Centerpoint and ten at Kubuview. LeyLines' current project page instead lists fourteen villas plus thirty-four suites, divided into twenty at Centerpoint and fourteen at Kubuview. That is a total of forty-eight units in the present stated scheme. The original three-site concept survived, but its housing mix and number of homes did not stay fixed. Buyers comparing web listings may unknowingly look at different generations of the plan. The older brochure remains valuable for understanding the project's history; it should not be used as an up-to-date inventory or proof of a particular unit's present footprint.

For someone who wants a stand-alone holiday home, Bellana Boutique Villas is the most tangible option. The LeyLines hospitality site offers two-bedroom houses for actual guest stays, including one with a plunge pool and one with a ten-metre swimming pool. A furnished kitchen, upstairs bedrooms with workspaces, private outdoor space and concierge contact give the homes a more residential feel than a hotel room. Accommodation sites independently carry listings for the villas. This establishes that at least some houses are operating and provides a way to inspect service standards in practice. It does not establish legal completion, contractual handover, registered title or availability for purchase across the entire announced fourteen-villa collection.

The villa floor areas need care. FazWaz advertises a two-bedroom house with 127 square metres of internal space on a 181-square-metre plot, and a three-bedroom house with 193 square metres internally on a 261-square-metre plot. Its sales pages still describe an eighteen-month made-to-order construction model. An earlier Bellana brochure carries different sizes for the various two-, three- and four-bedroom designs. This might reflect redesigns, gross-versus-internal area conventions or different villas, but none of those explanations has been established from a current signed plan. The distinction affects price comparisons immediately. A buyer should know whether a quoted area includes terraces, double-height space, covered parking or a pool before treating two advertised figures as equivalent.

The middle of the scheme is a different proposition. Bellana Centerpoint is described by LeyLines as twenty hospitality suites combined with commercial and dining space. Its rooftop hospitality concept could be appealing to visitors who prefer services immediately outside their door and little private garden maintenance. It may be a less natural fit for someone seeking a secluded home. Restaurants, deliveries, vehicle movements and shared circulation produce a different day-to-day environment from the villa road. The operator's project overview targets the fourth quarter of 2026 for completion, while its accommodation pages announce a 1 November 2026 opening. Both are stated plans as at this review, not a substitute for a formal handover or a building fitness certificate.

Kubuview is the third Bellana component and has its own current product materials. The developer offers fourteen residences across six designs. Nova and Aeara are one-bedroom suites; Luma has two bedrooms; Balance is a one-bedroom penthouse; Infina and Vista are two-bedroom penthouses with private plunge pools. Published floor areas include sixty, sixty-five and 80.2 square metres for three regular models, and 110.8 and 108.5 square metres for the larger penthouses. A gym, café, workspace, concierge service and a thirty-square-metre lap pool are part of the proposed building environment. There is no lift according to the official FAQ, and the advertised vehicle spaces are shared rather than allocated to individual apartments.

Geographically, this is a collection of neighbouring sites, not a single cadastral address. Travel accommodation profiles put the operating Boutique Villas on Jalan Aurora in Cengiling, Jimbaran. Kubuview's developer gives Jalan Pantai Balangan No. 54, within Kuta Selatan, Badung. The original Bellana site places the apartment-led centre on the main road towards Balangan Beach without a verified street number for Centerpoint. Mapping all three components to the Kubuview building would create false precision. There is enough evidence to place the group in the Balangan area of the Bukit Peninsula, but not to assign one meaningful latitude and longitude to the entire scheme. A site visit needs three stops rather than one saved pin.

Balangan appeals for reasons that are not difficult to understand: the beach, surf culture and access to southern Bali's restaurants and other coastal areas. However, lifestyle claims made at district level do little to distinguish one unit from another. An inland villa off a small road may face neighbouring walls and have quiet evenings, while a Centerpoint suite near hospitality space may be livelier. Kubuview is positioned near New Kuta Golf. Upper-floor views, morning sunlight, guest noise, shade from later construction and the distance from a parking space to the entrance should all be assessed at the actual address. Marketing journey times can be a useful orientation, but steep roads and traffic make them an unreliable basis for daily routines.

Prices are another reason to resist treating Bellana as one product. Kubuview's live marketing page advertises Nova from USD 205,000, Aeara from USD 230,000 and Luma from USD 247,000, with separate penthouse prices. Even there, the headline says penthouses begin at USD 235,000 while the listed Balance configuration begins at USD 240,000. FazWaz displays a two-bedroom Bellana villa at IDR 6.42 billion and a three-bedroom house at IDR 13.2 billion in individual sales listings. Its project-level price cards show somewhat different amounts. These are asking figures from different sources and updates; no complete contemporaneous price sheet for all three sites was verified. Availability, unit number, tax treatment, furniture specification and the legal right being sold all need to appear on any usable quotation.

Ownership is not uniform across Bellana. The 2024 document promoted villas as 'freehold (HGB)'. Under Indonesian law, Hak Guna Bangunan is a building-related land right, not the same right as Hak Milik land ownership. A foreign individual cannot simply register Hak Milik in their personal name. The rules also distinguish use rights such as Hak Pakai and forms of apartment ownership that depend on the underlying title, eligible buyer and building. The brochure's choice of English marketing words therefore cannot settle what an individual foreign purchaser receives. For a villa, the questions begin with the registered landholder, the title, any corporate holder and the exact agreement connecting the buyer to the house and land.

Kubuview's own materials describe two proposed routes: a notarised contractual lease promoted as thirty years plus another thirty, and an equity structure involving a Hong Kong holding company and an Indonesian entity. These are not interchangeable. With a lease, the effective start date, landowner, transfer provisions and legally enforceable renewal mechanism are fundamental. With shares, the relevant asset is the specified interest in a company, with voting, distribution, dilution and exit rules governed by corporate documents. The second thirty years in a 30+30 sales headline must not be assumed to be an unqualified present entitlement. No executed unit-specific lease, full shareholder package or complete title chain was available to independently verify the advertised protections during this review.

For an owner considering holiday rentals, Kubuview also imposes operational conditions that change the economics. The official FAQ says owners must participate in LeyLines Hospitality's management programme rather than hire a competing agency. It quotes a twenty-percent management fee and a further five-percent service levy on gross revenue, with actual maintenance and operating expenses charged in addition. Standard personal use is limited to two months a year. This can suit someone who wants a managed hospitality investment, provided reporting and the operator's responsibilities are clearly defined. It is much less suitable for a buyer wanting unrestricted personal occupation, control over nightly pricing or the ability to switch managers whenever they wish.

The company's return forecasts are not evidence that a new Bellana buyer will earn the advertised percentages. Past performance figures for another LeyLines project are presented in its sales material, but a future Kubuview apartment will have its own nightly rates, launch costs, competition and maintenance burden. Operating villas are better researched through actual bookings and expenses, not a district-wide occupancy statistic. Net receipts depend on refunds, platform charges, staff, cleaning, supplies, utilities, insurance, taxes and replacement reserves. Forecasts ought to be tested against slow-season and lower-rate scenarios. A promised figure is not equivalent to a contractual guarantee supported by identifiable security, and the public materials reviewed do not provide that kind of assurance for Bellana's rental returns.

The timetable is staggered. LeyLines reports that an initial villa phase has been sold and a further stage is due in mid-2027; guest booking pages show an operating subset. Centerpoint is preparing for a late-2026 debut. Kubuview states a June 2026 construction start, a February 2027 structural milestone and a December 2027 opening and handover target. None of these headlines proves that each individual unit has passed inspection. Off-plan purchasers should distinguish an anticipated opening for guests from practical completion, legal transfer and the right to operate the property under relevant approvals. Payment milestones also need an objective test rather than depending entirely on a sales team's email saying that work has progressed.

Planning and building approvals are not established by a hospitality website. Kubuview says its site has an approved PBG building authorisation, SHM land certificate and tourism-compatible zoning, but inspectable document copies and identifiers were not provided on the public pages reviewed. No unit-specific SLF certificate of building fitness was inspected. That gap is not proof of noncompliance; it is a limit on what independent research can responsibly confirm. The older villas and Centerpoint occupy other plots, so a permit relating to Kubuview cannot validate those sites by association. A visitor's ability to book a functioning villa is useful evidence of operation, not a replacement for checking its title, permissions and hospitality licensing.

The corporate names also require a clear separation. Palm Developments Limited appears on the earlier Bellana site, while the current Kubuview FAQ identifies Leylines Limited as a Hong Kong developer and explains a proposed Indonesian-company ownership layer. The LeyLines brand is visibly involved in promotion and hospitality management, but the available public evidence does not establish that the same company owns every plot or will contract with every buyer. The signing seller, land-right holder, construction entity, operator and payment recipient could be different parties. They may legitimately have different roles, but the relationship should be visible in the transaction documentation. A buyer should not rely on the similarity of logos or an office address as proof of a clean title chain.

Bellana can make sense for several audiences, but not for the same reasons. A completed or operating villa offers the chance to assess actual build quality and guest service. Centerpoint offers an urban-style hospitality setting and the possibility of activity around restaurants. Kubuview is aimed at owners happy to accept a managed suite, shared facilities and the wait until its proposed 2027 completion. A meaningful comparison is therefore not one 'best yield' across forty-eight units. It is a comparison of a specific property, its exact contract and remaining legal term, the cost of operating it and the buyer's own intended use. Those details, rather than the master-brand story, determine whether the investment or lifestyle choice holds up.

Best for: Villa buyers who want to experience an operating Bellana house before considering a purchase, provided the house offered for sale is matched to that operating property by unit and title.; Travellers or hospitality investors who value restaurants and shared social spaces, and are comfortable with Centerpoint being busier than an enclosed villa compound.; Buyers seeking a furnished managed suite with gym and work facilities, for whom Kubuview’s planned late-2027 handover is compatible with their timing.; Investors prepared to analyse net income after full operator charges, taxes, reserve expenditure and vacancy instead of relying on a single advertised yield.; International purchasers willing to take legal advice on the distinct HGB, contractual lease and corporate-equity concepts seen across Bellana materials.; Buyers who need an inspected, legally handed-over apartment immediately; neither Centerpoint nor Kubuview has that status established by the evidence reviewed.; Owners requiring unrestricted self-management or full-time occupancy at Kubuview, given its disclosed exclusive operator and personal-use rules.; Foreign individuals looking for direct Hak Milik land title or a contractually secured rental return, neither of which is demonstrated by the Bellana material reviewed.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • LeyLines currently lists 14 villas and 34 suites, while Palm’s 2024 presentation and FazWaz show 12 villas; the original apartment allocation totalled 40. No current signed master plan and unit-by-unit reconciliation of those versions was available. Historic villa advertising uses “HGB/freehold”, while Kubuview promotes a 30+30 contractual lease or Hong Kong equity. The individual land certificates, executable buyer contracts, enforceability of extensions and legal seller for each site have not been independently verified. Some villas accept guests, Centerpoint targets late 2026 and Kubuview December 2027. Site-specific PBG and SLF copies, zoning evidence, precise plots and handover records were not inspected across the entire three-site development.
