A serious viewing should therefore include the common areas, lifts, pool, gym, corridors and parking rather than judging the project from an amenity checklist alone.
Public project data identifies one- and two-bedroom homes. Current and recent rental records provide two concrete examples: a furnished one-bedroom, one-bathroom unit of 32 sqm and a two-bedroom, two-bathroom unit of 70 sqm. These are market examples, not an official floor-plan catalogue. That distinction matters in an older resale building, where layout, renovation history, orientation and usable condition can vary substantially from one apartment to another.
The visible sale data needs extra care. Several portals syndicate a THB 2.999 million listing for a 46.75 sqm one-bedroom said to be on the 11th floor of The Best Condominium in Nuan Chan. That cannot fit an eight-storey Bangkok building, and the same PropertyScout listing ID is shown by DDproperty as a unit in a different project of the same name in Hat Yai, Songkhla. The sale price, size and floor from that listing have therefore been excluded rather than presented as a Bangkok market benchmark.
PropertyScout labels the project tenure as freehold, but that does not mean every unit can be registered freehold to a foreign buyer. Thai condominium law limits foreign ownership to 49% of the total unit area in the building. For any specific resale, the available foreign quota, title status, debt-free certificate and transfer documentation need to be checked for that unit at the time of purchase. The main gaps are the developer record and an exact building pin. Some secondary developer catalogues associate The Best Condominum with Sansiri, but no primary project archive or equally strong developer record was found to confirm that attribution, so no developer has been entered in the registry. The public project profile lists the condominium as freehold. A foreign buyer can register freehold ownership only within Thailand’s statutory foreign quota, capped at 49% of the aggregate unit area in the condominium. Quota availability and the title status of the chosen unit still need to be confirmed before transfer.
