Why this project is worth a look

A genuinely close BTS

The clearest practical advantage is the stated roughly 30-metre walk to Phahonyothin 59 BTS. For a resident who uses the Green Line every day, that can remove the need for a shuttle or motorbike connection and makes the location easy to understand. The trade-off is the same main-road proximity, so unit orientation and the building's setback from Phahonyothin Road matter when judging traffic noise.

More than five layouts

The five headline unit categories break down into roughly twelve individual plans. That is useful for buyers who care about how a kitchen, work area, storage and second room actually function rather than simply choosing a bedroom count. A 25 sqm and a 31 sqm one-bedroom should not be treated as equivalent products just because the sales label is the same.

Amenities on three levels

Facilities are spread between levels one and two and the rooftop, with separate areas for work, exercise, children and general lounging. The distribution is more meaningful than a long amenity list because it can reduce pressure on a single clubhouse. The constraint is scale: 742 homes will share these spaces, so eventual access rules, maintenance quality and operating budgets will matter more than the marketing names of individual rooms.

Accessible entry pricing

Asakan's current public catalogue starts at about THB 2.09M, keeping the project within the lower entry range for new condominiums along this part of the Green Line. January reviews also placed the smallest units around the low-THB-2M range. The number should still be treated as an anchor, not a quote, because Asakan's own dedicated page shows THB 2.14M at the same time and available stock is not publicly itemised.

About the project

Asakan Elysium Phahol 59 is a new residential condominium on Phahonyothin Road in Anusawari, Bang Khen, in northern Bangkok. Its practical location argument is unusually straightforward: the developer places the project about 30 metres from Phahonyothin 59 BTS station and directly on the main road. That makes the rail connection usable for an everyday commute rather than a marketing distance that still requires a shuttle or motorbike. The residential block is set deeper into the site rather than sitting immediately against the road frontage. This does not make traffic noise disappear, but it matters when comparing it with projects where residential façades face the main carriageway from the first line of the plot.

This is a large single-building scheme rather than a boutique condominium. The building is planned at 14 storeys with 742 residential units plus a retail unit. Independent project profiles describe the site as 5 rai, 1 ngan and 9.5 square wah, while parking is stated at about 45% including tandem spaces. Two basement levels are allocated to parking, and residential floors start from level two. With 742 units, circulation is a meaningful part of the buying decision: ThinkOfLiving reports four passenger lifts and one service lift. Those figures do not tell us how queues will feel after occupancy, but they are more useful than a generic promise of convenient facilities when assessing a high-density building.

The unit mix is broader than the headline five categories suggest. Asakan publishes a 22 sqm studio, several one-bedroom sizes, one-bedroom-plus layouts and two-bedroom units up to 63 sqm. ThinkOfLiving counted twelve individual plans across the main groups: 22 sqm studios; one-bedrooms at roughly 25–31 sqm; one-bedroom-plus layouts around 34–40 sqm; two-bedroom, one-bathroom units around 36–43 sqm; and a 63 sqm two-bedroom with two bathrooms. The same review describes closed kitchens, separate utility balconies and a furniture package. That makes the exact floor plan more important than the room label. Two apartments sold under the same one-bedroom category can behave quite differently in daily use if one gains meaningful storage, kitchen separation or a larger secondary zone while the other is mainly a compact sleeping layout.

Amenities are distributed across the ground floors and rooftop rather than concentrated in one clubhouse. Level one is planned with landscaped gardens, two lobby concepts, co-working and meeting areas and a shop. Level two carries the salt-water pool, gym, yoga room, lounge spaces, steam room and children's play area, while the roof adds a garden, jogging track and lounge. It is a substantial list for this price band, but the relevant question is capacity, not the number of facility names. A buyer should read the amenity plans against 742 homes and ask how access, operating hours, maintenance and eventual juristic-person budgets will work once the project is occupied.

The construction timeline is the biggest factual caution in the dossier. ThinkOfLiving, based on its January 2026 project visit, recorded construction as scheduled to start in Q2 2026 with completion expected in Q3–Q4 2027. CondoNayoo gives Q3 2027. The developer's live project page, however, still displays 0% for structural, architectural and building-system progress. Home.co.th labels the project under construction, while PropertyHub says it was completed in 2025, which is inconsistent with the developer's current project status and later Thai reviews. For that reason the registry keeps only 2027 as a broad completion reference and does not state a confirmed current physical stage. A fresh construction schedule and contractual handover date should be obtained before commitment.

Pricing also needs to be read as dated evidence rather than a single definitive figure. Asakan's current project catalogue lists THB 2.09M–6.99M, while the dedicated project page still says from THB 2.14M. January 2026 reviews showed starting points around THB 2.14M–2.19M depending on the publication. PropertyHub carries a lower THB 1.99M headline, but it also shows no active listings and contains a clearly conflicting completion year. We therefore use THB 2.09M only as the lowest current public developer anchor on the check date, not as an assurance that a specific unit can be bought at that price. A usable quotation needs the unit number, floor, orientation, exact area, furniture specification, one-off charges and current payment schedule in the same document.

Ownership format

Once the building is registered as a condominium, a foreign buyer may hold a unit on a freehold basis within the statutory foreign quota of 49% of the total unit area of the condominium. If quota is unavailable for the selected unit, sellers may offer a leasehold structure; Thai government guidance states a maximum registered lease term of 30 years, with any renewal dependent on the contract and the lessor's consent. The actual tenure and quota availability for a specific unit must be confirmed before contract and payment.

Unit types & sizes

Studio
22 sqm

The smallest format in the project. It suits a single occupant or the lowest entry budget, but at 22 sqm the furniture layout, storage and remaining free floor area matter more than the headline unit label.

1 bedroom
25–31 sqm

The core compact range comes in several sizes. The difference between 25 and 31 sqm is meaningful, so buyers should compare actual plans; a separated kitchen and utility balcony may be more useful than extra circulation space.

1 bedroom plus
34–40 sqm

A middle ground between a standard one-bedroom and a full two-bedroom. The extra zone can work as a study, small guest room or flexible room, but its usefulness depends on the exact plan and access to natural light.

2 bedrooms, 1 bathroom
36–43 sqm
1 bathroom

A compact family layout. The total area is tight for two bedrooms, so bedroom widths, wardrobe positions and the living-kitchen arrangement deserve more attention than the bedroom count alone.

2 bedrooms, 2 bathrooms
63 sqm
2 bathrooms

The largest confirmed format. Two bathrooms make it materially more practical for a family or two adults who want greater privacy, but it sits well above the compact-unit budget range and was already near the upper end of project pricing in the January review.

The developer and review sites show small differences in some individual sizes and variant names. The cards above consolidate the confirmed plans into five main groups; the exact plan code, contractual area and furniture package should be checked before reservation.

Location

  • The developer states roughly 30 metres from the project to Phahonyothin 59 station on the Green Line.
  • Access is directly from Phahonyothin Road, while the residential block is set deeper inside the plot.
  • ThinkOfLiving reports Lotus’s Lak Si at about 350 metres and Don Mueang Airport at about 6 km; these are source-published distances, not calculations made for this dossier.
  • The Pink Line interchange is one Green Line stop away at Wat Phra Sri Mahathat.

Best for: Residents who plan to live in northern Bangkok and want a daily Green Line commute without a feeder ride to the station.; Buyers with a budget starting around the low-THB-2M range who are comparing new condominiums close to rail transit and are comfortable with compact units from 22 sqm.; People who want a choice between studios, several one-bedroom formats and compact two-bedroom layouts within one project.; Buyers who value a broad amenity package and are willing to accept a 742-unit building in exchange for facilities and very close BTS access.; Foreign buyers prepared to verify foreign-quota availability for the exact unit rather than treating the word freehold in sales material as sufficient proof of tenure.; may not suit: Buyers seeking a low-unit-count, highly private building: 742 homes create substantial resident traffic even with multiple lifts and facilities spread across several levels.; Anyone who needs fully verified completion and immediate occupancy: public sources conflict on construction stage, while the developer's progress indicator remains at 0%.; Noise-sensitive buyers looking for a quiet internal street environment: direct Phahonyothin Road access is convenient, but traffic exposure needs to be checked for the exact unit orientation.; Buyers who require a single fixed current price without further verification: the developer's own live pages show different starting figures..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the payment schedule and the booking fee as they stand today
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Construction stage and timing conflict across sources: Asakan's live page shows 0% for structural, architectural and building-system work; Home.co.th labels the project under construction; ThinkOfLiving and CondoNayoo point to completion in 2027; PropertyHub says completed in 2025. No fresh official construction schedule with a verified physical-progress percentage was found publicly.
  • Pricing is inconsistent even within current public material: Asakan's catalogue shows THB 2.09M–6.99M on 5 September 2026, while the dedicated project page says from THB 2.14M; PropertyHub carries THB 1.99M but no active listings. The actual lowest available unit needs direct confirmation.
  • No public unit-by-unit foreign-quota availability was found for the project. Thai law allows foreign freehold ownership only within the statutory quota, so the selected unit's quota status must be documented before contract.
