A usable two-bed
The current verified examples both offer two bedrooms and two bathrooms at close to 68 sqm. That is a different space proposition from many smaller modern units at a similar acquisition budget, particularly for a couple needing a study, a small family or an owner planning a longer stay. The full historic unit mix is not verified, so each apartment still needs to be treated on its own merits.
Five separate blocks
Ninety-eight units are spread across five buildings. That makes the condition of the particular block important: common corridors, access, noise exposure, parking and repair history may vary even though all units share the same project name. A viewing should therefore go beyond the apartment itself and include the route from the street to the front door.
Not station-front
The nearest rail stations are shown at roughly 1.5–1.7 km, so this is better understood as an inner-neighbourhood condominium than a doorstep-transit product. It may be perfectly workable with a car, motorcycle or taxi, but buyers who expect to walk to the train every day should test the route in real conditions before assuming the map distance feels convenient.
Age shifts due diligence
Completion in 1994 is not a verdict on quality, but it changes what should be inspected. Major repairs, common systems, outstanding fees, parking arrangements and planned capital expenditure are more decision-relevant than launch amenities. Those records are not visible in normal sales listings and need to be checked at unit and juristic-person level.

Baan Suan Ratchada is an established condominium in Chan Kasem, tucked into the Ratchadaphisek 36 side-street network in Chatuchak. Multiple project directories agree on the same basic profile: completion in 1994, five seven-storey buildings and 98 units. That changes the due-diligence question. There is no construction schedule to underwrite and no developer payment plan to assess; a buyer is dealing with an existing resale apartment, an existing juristic person and a building that has had more than three decades of use. The quality of the particular block, common-area maintenance and the seller's paperwork matter more than any launch-era marketing description.
The live market snapshot on 16 September 2026 is relatively narrow. Connex lists a vacant two-bedroom, two-bathroom unit of 67.82 sqm at THB 1.69M. DDProperty has a 67.97 sqm two-bedroom, two-bathroom resale at THB 1.89M in Building D on the sixth floor, while its project page shows a current asking range of roughly THB 1.69M to THB 1.89M. These figures should be read as current resale asks, not as a project price list. Renovation quality, the specific building, floor, furniture package, title position and the seller's urgency can make two apartments with similar floor areas materially different purchases.

What can be verified most consistently is a practical two-bedroom format around 68 sqm with two bathrooms. DDProperty describes project sizes from about 66 sqm, but an original 1994 unit schedule or sales brochure has not been located. That gap matters because current resale descriptions are not a substitute for the registered unit plan. Older apartments are sometimes reconfigured over time, and an extra room in an advertisement may not correspond to the legal plan. For any shortlisted unit, the registered layout should be checked against what is physically on site before treating a listing description as definitive.
The address is useful for city access but this is not a station-front condominium. ZmyHome places Ratchayothin BTS at about 1.5 km and Phahon Yothin 24 at about 1.6 km, with the Yellow Line's Lat Phrao station at roughly 1.7 km. Chandrakasem Rajabhat University is shown at about 0.4 km and Lotus Wang Hin at about 1.1 km. That can work well for buyers who drive, use motorcycles, take taxis or combine modes, but it is a different proposition from walking downstairs to rail transit. Anyone depending on a daily walk should test the actual route and traffic environment rather than relying on a straight-line sense of distance.
Public project profiles consistently point to a fairly simple amenity set: a swimming pool, 24-hour security, CCTV and on-site parking. With a 1994 building, the useful question is not whether a pool appears on a checklist but how the shared property is being maintained today. A sensible viewing should include the entrances, circulation areas, lifts or stair cores serving the relevant block, parking operation and visible signs of water ingress or deferred repair. Public listing pages do not provide a reliable picture of the sinking fund, arrears, major capital works or upcoming special charges, so a low acquisition price should not be mistaken for a complete cost assessment.
The original developer remains unresolved. Thailand-Property and the related Dot Property data associate Baan Suan Ratchada with 14 Place Apartment, while DDProperty records the developer as N/A. No independent primary source has been found that establishes the historical development relationship. A company called Bansuan Ratchada Company Limited does exist, but registry data place its incorporation in 2013 at Lat Phrao 64, long after this condominium was completed and at a different address. It should not be treated as the 1994 project's developer. For that reason, the developer field is deliberately omitted rather than filled with a weak attribution.
For an overseas buyer, project-level freehold wording is only the starting point. Thailand's condominium rules cap foreign ownership at 49% of the aggregate unit area, so the key transaction question is whether foreign quota is actually available for the apartment being purchased. That position should be confirmed by the condominium juristic person before money becomes non-refundable, alongside the seller's title and transfer documents. A marketplace label saying 'freehold' does not by itself establish that a specific resale unit can be registered in a foreign buyer's name.
The asking price is only one part of the acquisition picture. Public project pages do not provide sufficiently reliable current figures for the common-area fee, sinking-fund position, any special assessments or the way transfer-related costs are being negotiated in a particular resale. Those numbers should not be borrowed from another unit or estimated from the building's age. Before committing to a purchase, the buyer should obtain the unit's common-fee clearance, the current building fee schedule and information on approved major works. That turns a headline asking price into a more realistic view of near-term ownership costs.
The available evidence is also too thin to support a defensible rental-yield figure. Individual rental advertisements exist, but a small set of asking rents does not establish achieved rent, vacancy, management cost or net income. An investment buyer would need a fresh sample of genuinely comparable two-bedroom units in the same complex and a unit-specific expense picture before calculating return. No yield is included here because the public evidence does not justify one.
Ownership format
Project profiles describe the condominium as freehold. A foreign buyer can register condominium freehold only while foreign ownership remains within the statutory 49% limit of the aggregate unit area. The quota position for the selected unit must be confirmed by the condominium juristic person before transfer.
