Why this project is worth a look

A deliberately small community

The site plan has eight residences rather than a sprawling resort inventory. That brings a private residential feel, but the available specification should not be read as a promise of extensive shared leisure facilities.

Space for separate routines

A dedicated lower entertainment level sits apart from the sleeping floors. It can make hosting easier, provided the stairs and bedroom arrangements suit the people who will actually use the house.

A pool of your own

The concept pairs a private infinity-style plunge pool with a Bangkirai timber deck. It offers a distinctive outdoor setting, with the ongoing cleaning, water and deck-maintenance responsibilities that private pools involve.

A strong material identity

Black volcanic cladding, terrazzo, teak and stone give the design a recognisable language. The final quality still depends on what is installed, how wet areas are detailed and what the construction specification commits to supply.

Optional operating support

DWM promotes rental and property management for its projects. That may help an overseas owner, but service scope, authority over bookings, owner-use rights and the fee structure have to come from a signed management contract.

About the project

The Linea Uluwatu is a small collection of eight private-pool homes on Bali's southern Bukit Peninsula. It is a separate development from The Linea Pererenan, not another name for the same villas. The published Uluwatu brochure sets out five-bedroom residences with five full bathrooms, an additional guest toilet and four levels of accommodation. That makes this a very different proposition from the compact one- and two-bedroom villas common across Bali. The intended buyer is looking for room to host several people, keep family and guests comfortably apart, or offer an entire large home for holiday rental. What is publicly established is the planned product, not a completed, inspected unit ready for handover.

The first decision is whether the vertical arrangement suits daily life. The project brochure quotes approximately 479 square metres for the residence. Instead of placing everything around one central courtyard, it separates a lower entertainment level, the main living floor and two bedroom floors. This could work especially well when different groups have different schedules: one can be awake downstairs while others rest. It also means real dependence on stairs. A family with toddlers, older visitors or mobility requirements should examine the connections between floors as carefully as the size of the rooms. Four levels do not automatically make a more convenient home than two.

The lower floor is shown as a 94-square-metre leisure area, conceived as a place to unwind away from the primary dining and sleeping rooms. The level above, marked at 143 square metres, contains the everyday social spaces: living, dining, kitchen and guest accommodation. One useful design choice in the materials is the ability to enclose the living area. A fully open tropical plan can look effortless in a photograph but be less appealing in heavy rain, intense midday heat or windy weather. The Linea is pitched as a house where indoor comfort and the surrounding landscape are both part of the experience rather than one being sacrificed for the other.

The remaining levels are identified as 124 and 118 square metres. They contain the principal suites and additional bedrooms, although the exact placement of guest rooms varies slightly between promotional descriptions. For a buyer, a furnished floor plan is only the start. The selected home's architectural drawings should clarify actual wall positions, door swings, service areas, terraces, circulation and window orientations. Those details become important when five bedrooms need to work as five genuine bedrooms, rather than a mixture of sleeping spaces and flexible rooms. They matter just as much when one room is intended for remote work, household staff or longer family visits.

The exterior has a deliberately substantial character. Black lava-stone cladding, pale limestone tones, exposed concrete and broad areas of glazing define the look. The specification lists terrazzo floors, teak joinery, andesite, marble, travertine, purpose-built cabinetry and a fitted kitchen. These are design and supply commitments described in marketing material, not materials independently inspected on site. A buyer should ultimately receive a room-by-room finishes schedule, manufacturer information for the glazing and mechanical systems, and a clear distinction between what is included and what is an optional upgrade. Coastal conditions make corrosion resistance, waterproofing and maintenance access especially consequential over the life of the home.

The private outdoor space has a plunge-style infinity pool, a timber sun deck and Japanese-inspired planting. The brochure's master plan labels eight sites of 270 square metres each. That is a site-plan figure; it must not be confused with the multi-level residence area of 479 square metres. A DWM Group sales listing also presents the property as 600 square metres, without a satisfactory explanation of whether it is using a different measurement convention, a different variant or simply an inconsistent figure. Those numbers should remain separate until a signed area schedule identifies the plot, enclosed floor space, terraces and pool. Price comparisons based on unqualified square metres could otherwise mislead.

The overall setting is a gated residential group rather than a resort complex promising a long menu of shared facilities. The home's own swimming pool is a central feature. Smart-home functions, private parking and management or concierge assistance are mentioned in the developer's listings. A gym, spa or shared wellness pavilion for these eight Uluwatu residences has not been established from the available plan. The Linea brand describes a wellness centre in its Pererenan material, but benefits offered at that other address should not be assumed to accompany an Uluwatu purchase. Anyone counting on hotel-style communal facilities needs them itemised in the contract and relevant site plan.

Location claims deserve particular care here. Uluwatu is often used broadly to describe the southern limestone-cliff district of Bukit. A third-party development listing identifies Ungasan within Kuta Selatan, Badung, while the brand and DWM pages use Uluwatu. Neither the public brochure nor the sales material reviewed gives a verified parcel number or complete street address for these eight homes. The brochure names beaches, resorts and restaurants in the wider area, but that does not establish the actual driving route from a specific gate. Daily travel can matter greatly for an owner staying weeks at a time: access roads, grocery runs, healthcare, steep approaches and traffic are more revealing than a generic travel-time badge on a marketing map.

The proposed ocean outlook is the central selling point, and potentially the principal difference between individual homes. DWM's listings distinguish a Cliff variant from an Ocean variant. But an image of the whole concept cannot prove exactly what is visible from every ground-floor sofa or upper-floor bedroom. On a development with multiple buildings, the orientation and elevation of each lot can change the quality of the view substantially. Nearby land is another consideration. An actual unit-specific view study, reliable on-site photographs and information about neighbouring parcels would tell a buyer far more than the shared artist's impressions. A sea glimpse from one roof is not equivalent to a consistently open living-room panorama.

The official DWM listing advertises the Cliff variant from USD 1,600,000 and the Ocean variant from USD 1,800,000. The Linea brand website also uses an USD 1.8 million benchmark in its Uluwatu investment tool. However, NewHomes.id posted a USD 1.2 million entry price on 7 October 2026. The public offers have not been reconciled to the same unit, specification, lease arrangement or payment conditions. A lower number may represent a materially different proposal, and there is no basis to describe it as a confirmed discount on DWM's price. The final cost can also be affected by transaction taxes, documentation, furnishings and the legal form of the buyer's interest. A written quote tied to a unit number is more useful than the headline minimum.

Construction dates conflict more sharply than one might expect. The project's earlier brochure carries a spring 2026 opening message; the brand website continues to refer to autumn 2026; DWM's more recent portfolio information gives the first quarter of 2027. As of 20 October 2026, none of those claims by itself proves completion or transfer. DWM categorises the development as in progress and broker advertisements describe it as under construction. Actual progress needs to be evidenced by a recent site report and, at handover, the applicable completion and building-use documentation. That distinction matters for a purchaser planning a move, and also for any investor whose rental model assumes a particular date for the first guest arrival.

DWM Group presents The Linea Uluwatu as part of its development portfolio and also offers management services. This supports naming DWM as the associated developer brand; it does not identify the exact legal entity that will sign an agreement for a selected residence. A similarly named Indonesian company, PT DWM Property Development, appears in public company-record directories, but a name match is not evidence that it holds title to this site or receives the purchase price. The landholder, developer, seller, management operator and payment recipient may be different parties. There may be legitimate reasons for that arrangement, but the relationships should be clear in corporate documents and the transaction paperwork before funds move.

The project is marketed to international buyers using a long-term contractual lease arrangement. That is not the same as direct private ownership of Indonesian land. Indonesian law distinguishes land ownership under Hak Milik from other recognised land interests, including Hak Pakai, and the implications for a foreign purchaser depend on the buyer and the actual title. No parcel-specific land certificate or executed Uluwatu lease was publicly available in the documents reviewed. The brand's broad reference to terms typically lasting 30 years or more should therefore not be treated as the term of any identified villa. When the lease begins, who grants it, which restrictions apply, what happens on sale and whether renewal is enforceable all need answers in the agreement itself.

Fractional participation is promoted alongside whole-villa offers, but it raises a different set of decisions. The Linea's own website refers to Uluwatu interests starting at USD 275,000, while another listing advertises a much lower minimum share price of USD 150,000. Neither amount is a price for an entire residence. Depending on the documents, the buyer might acquire a company interest, contractual entitlement, defined personal-use rights or some combination. Rights to occupy the home, share rental proceeds, approve decisions and exit a co-ownership structure are not automatically equivalent to owning a physical fraction of land. Buyers considering a share need the complete governing agreement and an explanation of how disputes and resale are handled.

The rental proposition should be treated separately from the architecture. DWM promotes on-site or affiliated management, and marketing pages carry projected returns around 12.5% and 18%. These are not verified earnings from a track record of the eight finished Uluwatu houses. Large houses may command high nightly rates for particular groups or occasions, yet staffing, cleaning, electricity, pool maintenance, repairs, platform commissions and empty nights absorb income. Personal usage can reduce rentable dates further. Before taking a forecast seriously, it would help to see a season-by-season operating model showing gross bookings, occupancy assumptions and every recurring deduction, plus the actual management agreement and reporting rights.

There is also a difference between a property being suitable for guests and the property being properly authorised for the intended form of guest accommodation. Land use, building approval, completion documentation and any business approvals for short stays depend on the specific site and operator. The public material reviewed does not establish the project's PBG building approval, the SLF building-function certificate or site-specific zoning permission. Their documents being unverified is not evidence that they do not exist. It is simply too early to build an investment conclusion on the assumption that every projected rental night can lawfully be sold from handover day.

For the right buyer, the appeal is clear: a limited set of five-bedroom, design-led homes with private pools and an ocean-facing concept. It may suit a large family, an owner who regularly hosts friends, or someone who already understands the staffing and seasonality of premium whole-villa rentals. It is a less obvious fit for a purchaser seeking step-free living, a low-maintenance lock-up-and-leave apartment or a documented passive return from day one. The brochure establishes a coherent design ambition. The unanswered matters — exact parcel, legal rights, final measurements, contract price and credible handover schedule — determine whether that ambition becomes a transaction with obligations a buyer can confidently rely on.

Ownership format

The project is marketed through a contractual long-term leasehold arrangement. The parcel title, lease commencement and duration for any selected home, extension provisions and contracting party have not been established from executed unit-specific documents. This should not be confused with direct ownership of the land.

Location

  • The development is marketed in the greater Uluwatu area of southern Bukit, within Kuta Selatan, Badung. The public materials reviewed do not establish a site-specific postal address or legal parcel.
  • NewHomes.id places the listing in Ungasan. That is a useful search lead, but the property's precise administrative village needs matching to its land and location documents rather than inferred from the marketing name.
  • The brochure highlights beaches, beach clubs and resorts across southern Bukit, including Savaya and Alila Villas. Those references describe the broader destination, not verified walking distances or road times from the development entrance.
  • Sea and limestone views form the design pitch. Actual view corridors depend on the location of the individual villa, its level and neighbouring building rights, not simply on the project's overall imagery.
  • For extended stays, access-road conditions, shops, medical facilities and seasonal traffic are practical location qualities that still need a visit to the exact plot.
