Why this project is worth a look
A choice of formats
Serenity provides defined two-, three- and four-bedroom concepts; Creation offers a bespoke brief extending to five bedrooms. The additional flexibility is valuable only if design revisions, finishes and construction responsibilities are priced and documented.
About the project
Anjuna Aurora is aimed at a fairly specific buyer: someone looking for a private villa near Uluwatu's coast, rather than a finished apartment with a predictable handover date. The scheme sits within Anjuna Bay, a wider development around Thomas Beach in Pecatu, southern Bali. Aurora is its villa offering, not a second name for the neighbouring Anjuna Apartments or Palms projects. That distinction matters because details advertised for the broader community do not automatically form part of the contract for an Aurora house.

The buyer's first real choice is between a prepared design and a custom commission. Under the Serenity name, Anjuna Bay markets two-, three- and four-bedroom villas with established plot and building sizes. Under Creation, buyers can work towards homes with two to five bedrooms and influence architecture, construction and finishes. Neither route should be confused with selecting a completed home from a row of keys-ready properties. Construction timing and the final scope will be tied to the particular plot and design.
The published Serenity specifications offer a practical starting point. The two-bedroom house is described as a 179-square-metre building on 330 square metres of land. The three-bedroom version has a 240-square-metre building on 407 square metres of land; the four-bedroom version pairs 323 square metres of building area with a 544-square-metre plot. The developer includes a private pool and planted outdoor space in each standard concept. These figures make the product tangible, but they are design references, not measurements of a completed building.
Plot size is especially important here. A larger parcel can mean more garden, better spacing from adjacent villas, or greater scope for outdoor living, yet it tells you little about enclosed, air-conditioned rooms. The public material does not consistently distinguish covered terraces from interior area. Some property portals also report 239 rather than 240 square metres for a three-bedroom design, and 314 rather than 323 for a four-bedroom one. A properly dimensioned plan and an agreed measurement basis are more useful than any price-per-square-metre figure calculated from those inconsistent inputs.
Customisation brings another set of trade-offs. A Creation villa may suit a household needing a home office, guest rooms or a particular relationship between living spaces and pool. It also creates more decisions that can affect cost and delivery: which drawings count as final, how many rounds of changes are included, who procures appliances and fixtures, and when a design change triggers an additional payment. The official site says the team can assist with building permits, but assistance is not the same as evidence that the permissions for a buyer's eventual design have already been granted.
The physical setting is one of Aurora's most distinctive features. Anjuna Bay places the villa community on the cliffs above Thomas Beach, a part of the coast that buyers often describe broadly as Uluwatu. Administratively, the location belongs to Pecatu in Kuta Selatan, Badung Regency. The website gives a sales-office address at Jalan Labuansait 10, opposite Suka Espresso. That is useful for arranging a visit, but it must not be mistaken for the surveyed address or title reference of an individual Aurora plot.
The developer presents direct access to Thomas Beach as an estate benefit. How pleasant that is in everyday life depends on the route from the actual villa: gradients, steps, lighting, maintenance and whether access rights survive changes in management. A beachfront photograph cannot answer those questions. Nor does being in a cliffside community guarantee the same ocean outlook from every room. The agreed plot position, permissible neighbouring structures and final landscaping are relevant to the views a future owner will actually enjoy.
Shared infrastructure could become a meaningful advantage over an isolated villa. Anjuna Bay describes a pedestrian-focused setting with retail, dining, wellness, workspaces and other community services. Aurora is also marketed with a residents' privilege card offering partner benefits. Much of this should still be treated as a delivery programme rather than an established amenity list. In July 2026 the developer was reporting construction activity at the shopping area, not evidence that every advertised venue had opened and was trading normally.
Even within the villas, the promised lifestyle has an operating cost. A private pool, landscaped garden, security and estate management require people, maintenance and utilities after handover. Anjuna Bay advertises gated access and round-the-clock security, and project listings include parking and video surveillance. What remains unclear is the management contract: compulsory charges, the division between private and common-area upkeep, future fee increases and the owner's freedom to appoint outside service providers. Those terms affect a holiday home and an income-producing villa alike.
Current asking prices provide a budget range, not a transaction quote. NewHomes recorded a September 2026 update showing two-bedroom homes from USD 950,000, three-bedroom homes from USD 975,000 and four-bedroom homes from USD 2,250,000. AsiaVillas lists a selection of Aurora villas at different prices even within the same bedroom category. Plot dimensions, finish specifications and ocean orientation may explain part of the spread, but that is not established for every listing. A reservation is only meaningful once the buyer knows which numbered plot, design and specification the quoted amount secures.
The project's sales presentation says prices rise after every third unit sold. That is a pricing policy controlled by the seller; it is not independent evidence of appreciation, future resale demand or a shortage of buildable coastal land. A buyer who expects to use the villa personally may decide the layout and location justify the asking price. Someone underwriting it as an investment needs a different test, based on actual rights, operating expenses and achievable rental income rather than the escalation schedule on a marketing page.
One important inconsistency concerns the size of Aurora itself. The official project page features a sales counter out of 31 homes. FazWaz and AsiaVillas describe 32 units, while a July 2026 Anjuna Bay progress report refers to a development comprising 73 villas. Another property directory uses 66. These could reflect expansion, overlapping plot releases or different boundaries within the estate; the public records available do not settle the matter. This dossier therefore does not assign a definitive unit count to the project or invent separate phases to explain it.
Availability is just as difficult to infer from the promotional counters. The July progress report referred to homes sold or reserved across its larger count, whereas the project page shows a different sales figure. A reservation may not become a sale, and an online listing can remain visible after a plot is withdrawn. The fourteen units displayed by a portal are fourteen advertisements, not a verified inventory. Before attaching importance to a particular price or view, the buyer needs the current plot schedule and a clear explanation of which estate boundaries it covers.
The construction position is better evidenced than the sales total, although still incomplete. Anjuna Bay's update dated 17 July 2026 reports excavation and site preparation within Aurora. That is a concrete reported milestone and supports treating the development as being in progress, rather than as a fully delivered community. It does not establish the condition of every plot, the stage of every villa, or a right to immediate occupation. The same brand reported other Anjuna Bay components at different stages, making project-by-project distinctions particularly necessary.
Delivery estimates need similar care. One market directory gives the third quarter of 2027; another uses the year 2027 without a quarter. Property listings describe made-to-order construction taking about eighteen months. Those statements are not automatically inconsistent, because a bespoke build might start later than general site works, but neither provides a binding date for a particular purchaser. Design approval, permissions, construction start and snagging should be addressed in the contractual milestones, together with what happens if a handover is delayed.
Anjuna Bay is clearly the public-facing development brand and the source of the official Aurora material. That does not identify the contracting company by itself. The legal entity holding the land, the party responsible for construction and the payee could be different entities. Publicly accessible project information has not supplied an authenticated set of documents linking them for Aurora purchases. This distinction matters most if work is delayed, a promised finish is omitted or the parties disagree about whether a payment was properly received.
Individual listings describe Aurora villas as leasehold, while a third-party project profile refers to a thirty-year term with a possible twenty-year extension. Neither source provides a signed contract for the selected plot. A contractual lease is not the same thing as a registered land title, and a possible extension is not an unconditional additional twenty years. The start date, landlord, underlying title, assignment rights, fees and method of exercising an extension are all part of the asset being purchased. A buyer should not assume they are standard across an entire development.
Indonesian land law makes the distinction material, particularly for foreign buyers. Hak Milik is the principal land ownership right and is not a title a foreign individual can simply register in their own name. Other categories, including Hak Pakai, operate under their own eligibility rules, while a private lease relies on its contract and the rights of the party granting it. The official land-law framework does not turn a marketing label into proof of lawful ownership. Nor does the fact that a developer operates a website establish who may grant rights over the relevant parcel.
Building permissions require two separate questions. PBG concerns approval for the building works; SLF concerns a building's fitness for use once the relevant requirements have been met. Indonesia's SIMBG system addresses these processes, and the OSS framework separately deals with spatial-use compatibility. We have not been able to examine Aurora-specific permits, a verified zoning approval, or an SLF for a completed Aurora villa. Absence of publicly accessible documents is not evidence that the developer lacks them, but buyers should distinguish a design rendering from permission to build or occupy that design.
A cliff setting also raises engineering issues that ordinary apartment marketing rarely addresses. Rainfall drainage, retaining structures, ground conditions, coastal exposure and the position of each plot relative to the slope all matter to buildability and long-term maintenance. No publicly available Aurora geotechnical study or parcel-specific coastal setback confirmation was found in this research. It would be equally misleading to declare the site problematic without such evidence. The sensible conclusion is narrower: the scenery is a reason to look closely at the engineering package, not proof of either danger or safety.
Design claims should be read at the right level. The developer names 2M Design Studio as an architectural collaborator and speaks about responsible materials and energy-conscious building. Those statements describe an intention, not a verified bill of quantities. For an ocean-facing residence, specifications for glazing, waterproofing, corrosion protection, air conditioning, pool equipment and replacement parts will shape both comfort and ownership cost. An individually designed Creation house may vary substantially from a standard Serenity concept, so the buyer needs the specifications that will be enforceable for that house.
Rental management is part of the marketing proposition, but a managed property does not produce a predictable return merely because someone offers to operate it. The site has promoted estate-wide investment estimates that should not be applied to Aurora as a verified yield. Real outcomes depend on the rights to rent, the permitted use of the building, market demand for this price bracket, seasonal vacancy, cleaning, staffing, repairs, platform costs and management charges. Those inputs have not been documented sufficiently for this dossier to calculate a net return or payback period.
The exit case deserves as much attention as entry. An expensive villa with an attractive sea view may appeal to a lifestyle buyer, but a future purchaser will examine the remaining lease term, transfer provisions, building condition and performance of the shared estate. The pool and garden can be refreshed; an uncertain right of extension is harder to repair after purchase. Anjuna Aurora could suit buyers who value design flexibility and are comfortable funding a project through construction. It is much less straightforward for anyone who needs immediate occupation, a fixed delivery date or an already proven income stream.

What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Project counts are inconsistent: the official sales counter uses 31 villas, Anjuna Bay's 17 July 2026 progress report says 73, FazWaz/AsiaVillas use 32, and Koalista lists 66. Some building-area figures also differ across sources. No authenticated plot-and-phase schedule reconciles these descriptions. Listings identify leasehold and one directory cites a 30-year lease with a possible 20-year extension. The plot-specific agreement, commencement date, underlying land title, extension mechanism and documented link between Anjuna Bay and the legal seller/payee have not been examined. Anjuna Bay reported excavation in July 2026, but Aurora-specific PBG, parcel zoning/land-use documents and completed-building SLF have not been reviewed. A binding handover date, all-in price and confirmed opening schedule for shared amenities are also unavailable.
