Why this project is worth a look
A genuinely small scheme
Ten proposed homes, rather than dozens of rental units, may appeal to buyers who want a quieter residential setting. Privacy will still be decided by boundaries, neighbouring buildings and circulation routes, not the sales headline.
About the project
Aura Wellness Residence Uluwatu is being marketed as a private collection of ten pool villas on Bali's southern peninsula, rather than a large resort with shared accommodation. The proposed handover date is December 2027. Buyers are shown three- and four-bedroom homes, each intended to have its own garden and wellness facilities. Those headline features make the development recognisable, but they are not the same as a fully documented purchase opportunity. Much of the publicly accessible detail still comes from property advertisements, with no verified project sales pack, land certificates or executed contract available for independent review.

Even the branding needs a little care. The project directory calls it Aura Wellness Residence, while the description on that same page introduces UARA Wellness Residence. Both names are attached to the same ten-villa concept, location and product range, so there is no sound basis to treat them as separate developments. What remains unclear is the legal or officially adopted project name and whether a formal rebrand has taken place. The similar word Aura used by unrelated developments around Ubud should not enter this property's record.
The first decision is which kind of home is being offered. The published concept refers to plots of roughly 550–985 square metres, with landscaping and private leisure space taking a central role. That is materially different from buying an apartment where outdoor areas and services are predominantly shared. Two individual three-bedroom listings show plots of 566 and 600 square metres, while the four-bedroom example is described on approximately 600 square metres. These are identifiable offers, not an independently checked schedule of all ten land parcels. A site plan showing property boundaries, neighbouring lots and access remains necessary before a buyer can judge the actual degree of privacy.
The three-bedroom villas are presented with three bedroom suites, a private swimming pool and generous connections to the garden. Individual listing fields show 320 square metres of indoor space and three and a half bathrooms. The project-level description, however, advertises approximately 427 square metres of total living area for its three-bedroom category. Both figures may refer to different measurement conventions, but no approved drawing reconciles them. Anyone comparing prices on the basis of area should resist treating the larger number as net interior floor space until the seller identifies precisely what is counted, including terraces, pools or any covered exterior areas.
A four-bedroom listing offers a different balance of space and facilities. Its specification refers to around 530 square metres, four bedrooms and four and a half bathrooms, with a private gym, sauna, hot-water bathing area, cold plunge and swimming pool. The marketing text for the unit identified as Villa 2 gives 530.79 square metres of living area, a 600.55-square-metre plot and a 39.94-square-metre pool. This level of detail is useful as a starting point for a conversation about that unit. Yet the same listing describes a two-level home in prose while the database field says one storey. The approved plans, not the sales card, should determine the eventual internal layout.
A key attraction is the emphasis on facilities inside the individual villas. For the smaller category, the project mentions a private pool and a natural-stone hot bath inspired by Japanese bathing. The larger category adds dedicated spaces for fitness and recovery. That could suit someone who spends months at a time in Bali and values the option to exercise or relax at home. The less glamorous part deserves equal attention: pool treatment, humidity control, upkeep of stone finishes and the running cost of heated water or sauna equipment. No binding specification or maintenance warranty has been made available to establish exactly which equipment will be handed over and who bears its long-term replacement cost.
Marketing material also describes a hospitality-style ownership service: cleaning, property upkeep, assistance with private chefs, wellness experiences and Pilates sessions, alongside in-house management. This may be valuable to an owner living overseas, but a service menu does not establish an operating obligation. There is no reviewed management agreement detailing fees, service hours, owner-use restrictions, maintenance reserves, reporting rights or the procedure for changing managers. Those distinctions are especially consequential if the villa will be let to guests: a well-equipped property and a well-run rental business are two different things.
Pricing is visible at listing level, not as a confirmed developer price schedule. Three-bedroom advertisements start at USD 850,000. An Indonesian-language listing separately quotes IDR 15 billion for one three-bedroom villa, while a four-bedroom advertisement shows roughly IDR 21.1 billion. The narrative for the four-bedroom unit offers an early-access USD 1.05 million figure, which differs from some currency displays on the same listing network. These are reported asking prices in their own currencies, not amounts converted or reconciled here. Taxes, furnishing scope, plot allocation and any remaining availability would need to be fixed in a current unit-specific offer.
One listing also publishes proposed payment terms: USD 10,000 to reserve a three-bedroom villa, a 30% initial payment and later instalments tied to construction milestones. These terms have not been corroborated by a developer-issued reservation agreement. There is no public evidence of the recipient account, the refund rules or a mechanism protecting funds if an agreed milestone is missed. It would be misleading to put that payment schedule forward as the standard terms of the entire estate. A buyer needs the actual contracting entity and a schedule that identifies what must be delivered before each payment falls due.
The legal issue is more fundamental than the asking price. The sales copy calls the villas freehold and one unit advertisement specifically uses Hak Milik, Indonesia's land ownership title. Foreign individuals cannot simply register Hak Milik land in their own names. Indonesian rules provide certain ways for eligible foreign buyers to hold residential property, including qualifying arrangements involving Hak Pakai, a registered right of use, but that does not establish an available or compliant structure for these plots. The landholder, underlying certificates, encumbrances and proposed buyer rights have not been verified for Aura Wellness Residence. A promise of indefinite ownership cannot be inferred from the word freehold in an advertisement.
Rental permissions are another unresolved part of the story. One three-bedroom advertisement describes the site as being in a tourism-oriented pink zone and presents daily holiday letting as automatically lawful. A promotional colour label is not a zoning certificate, and legal residential use does not by itself establish permission for a hospitality business. The relevant spatial-use approval or official plan needs to be checked against the actual parcel, together with building approval under PBG and any operational requirements. The SLF certificate concerns fitness of a completed building for use; it is not evidence that an off-plan villa is already ready to welcome occupants. No project-specific permits or numbers were available in the sources reviewed.
For location, the directory places the estate in Uluwatu, Badung. A listing of the same unit also appears under Nyang Nyang, within the Pecatu part of South Kuta. The seller refers to the resort belt around Six Senses Uluwatu, Bulgari and Alila. The directory's street-view link provides an approximate map anchor, not a cadastral survey or a confirmed road address. That matters on the Bukit Peninsula: a nearby landmark may be straightforward to reach by car yet separated by access roads, steep terrain or private property. Neither walkability to a beach nor ocean views for a particular villa can be assumed from the marketing location description.
There is a further reason not to build the purchase case around neighbouring hotels. The official Six Senses Bali website says the resort temporarily closed from 1 February 2026 for a transformation. A luxury hotel name remains a useful geographic reference, but it does not grant villa owners the right to use hotel facilities, and it does not establish the hotel's current operating status. The day-to-day merits of this address are better assessed through the route to the specific plot, noise and construction exposure, drainage, reliable utility supply and what can lawfully be built nearby. The public listings do not answer those questions yet.
The development company also needs verification. Property platforms attribute the project to DALI GROUP, and a public professional profile identifies an individual as the group's founder in Bali real estate. That is some indication of an active brand; it is not documentary proof of which Indonesian legal entity holds the land, builds the homes, signs the purchase contracts or receives the payments. No independently verifiable project document linking those roles was found. If several entities are involved, the relationships need to be clear in written transaction documents rather than left to an agent's explanation.
Lastly, completion remains a forecast. The project page calls the development off-plan and gives December 2027, while different listing views use labels such as under construction or a future date formatted as if completion had already happened. As of 16 October 2026, December 2027 is in the future; none of those database labels proves physical delivery. There is no independently reviewed construction progress statement, handover protocol or SLF. The case for considering Aura Wellness Residence is therefore its proposed low-density residential design and private amenities. The case for committing money will depend on documents that are not yet public: the exact plot and plans, enforceable rights, legal seller, permits, construction obligations and realistic costs of ownership.
Unit types & sizes
Listings describe plots of 566 and 600 sqm, three bedroom suites, a private pool, garden space and parking. The development description separately quotes approximately 427 sqm for the three-bedroom category; the difference in measurement basis has not been documented.
Get floor plans and current pricesThe listing for Villa 2 mentions a roughly 600-sqm plot, private pool, gym, sauna, cold plunge and hot-water bathing area. Its prose calls the home two-level, but its database field says one storey; plans are needed.

What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Listings claim Hak Milik/freehold, but the land certificates, registered owner, seller entity and a lawful structure for an individual foreign buyer have not been provided. DALI GROUP is named by directories without independently verified project-level corporate documents. The street address and surveyed site boundaries are not confirmed: the mapped coordinates come from a listing street-view anchor. Parcel-specific spatial-use evidence, PBG, SLF and lawful tourism-rental permissions were not reviewed. Three-bedroom area figures differ at 320 and approximately 427 sqm; the four-bedroom listing calls one home both single-storey and two-level. The December 2027 target, physical progress, instalments, current asking prices and management commitments lack contractual verification.
