Why this project is worth a look

Transit at the doorstep

The official site puts BTS Thong Lo at about 40 metres from the project. That matters more than a generic Thong Lo label: the train gives residents a practical alternative to Sukhumvit traffic, with Phrom Phong and the EM District only one stop away.

Only 56 private homes

The condominium collection occupies floors 24–36 and contains just 56 private residences. It sits within a much larger mixed-use building, so owners get a sizeable amenity and service environment without sharing the private condominium section with several hundred other households.

Inspect what you buy

The condominium is registered and Rabbit Holdings formally opened the project in September 2025, with subsequent reporting showing unit transfers. Buyers can now judge the real view, acoustic conditions, finishes, lifts, parking and common areas instead of pricing an off-plan promise.

Hospitality with boundaries

La Clef Bangkok can provide a useful service layer, but the official disclaimer stops short of making Ascott the manager of every private residence. Treat concierge, housekeeping and similar services as potentially valuable conveniences, not as a guaranteed rental scheme or an immutable part of ownership.

About the project

The Residences 38 is the private condominium component of a larger building, not a label for all 171 residential premises registered on the site. Its saleable private collection consists of 56 homes on the upper levels. Floors 12–23 contain 115 serviced residences operating as La Clef Bangkok by The Crest Collection. Both occupy the same 36-storey building with a mezzanine, yet they serve different purposes and should not be merged in a buyer's mind. The official Rabbit Holdings launch material places The Residences 38 on floors 24–36 and describes the homes as one-bedroom residences through penthouses. The legal project disclosure, meanwhile, counts 171 residential and two commercial units across the whole registered building. That explains why both 56 and 171 appear in reliable sources: 56 is the private condominium collection covered here, while 171 is the building-wide residential count.

The legal project owner and developer is Prime Area 38 Co., Ltd., a Rabbit Holdings subsidiary. Rabbit Holdings is part of the BTS Group structure. Ananda Development was appointed as project manager with responsibility for construction, development, sales and marketing, rather than being the legal owner named in the condominium disclosure. That distinction is more than corporate trivia when a buyer reaches the contract stage: sales contact may run through Ananda or an agency, while the underlying project documents need to identify the correct legal counterparty. The Ascott Limited has a third role. It operates La Clef Bangkok by The Crest Collection, the serviced-residence floors, but it is not the developer of the private condominium and it is not automatically the manager of an owner's individual residence.

This is now a completed, registered property rather than an off-plan proposition. The current project site publishes condominium registration number 3/2568, while Rabbit Holdings records the grand opening on 9 September 2025. Its FY2025 reporting also shows property-sale revenue and unit transfers connected with The Residences 38. For a buyer, that changes the due-diligence process materially. Instead of relying mainly on renders and a delivery promise, you can inspect the actual building, the selected residence, corridor condition, views, noise, common areas and operating services. Older brochures still contain historical target dates in 2024; those dates are useful only as a record of the earlier development schedule. Later registration and corporate disclosures are the better evidence for present status, and they support treating the project as completed in 2025.

The official location is Soi Sukhumvit 38, Sukhumvit Road, Phra Khanong, Khlong Toei, Bangkok. The project website states roughly 40 metres to BTS Thong Lo, making rail access a concrete attribute rather than a broad neighbourhood claim. Phrom Phong and the EM District are one BTS stop away. The building sits near the mouth of Sukhumvit 38 rather than deep inside Thong Lo's residential lanes, which is useful for anyone who wants the Sukhumvit corridor and the train to do most of the transport work. It is still worth visiting at different times of day. A building this close to Sukhumvit Road may feel very different by orientation and floor, and the practical value of a view or balcony cannot be inferred from the project address alone.

The private collection is small at 56 units even though the host building is substantial. That creates a particular kind of density: owners get the vertical infrastructure and amenity program of a large mixed-use building without hundreds of private condominium neighbours above the serviced residence. The marketed mix runs from one to four bedrooms plus penthouses. Independent sales matrices place one-bedroom homes around 57–75.5 sqm, two-bedroom homes around 84.5–151.5 sqm, three-bedroom homes around 171.5 sqm, four-bedroom homes around 210 sqm and penthouses around 426 sqm. Current listings also show larger headline areas, including roughly 221–223 sqm for four-bedroom units and around 455 sqm for penthouses. Those figures need to be read carefully: one 454.81 sqm listing expressly says 36 sqm of three titled parking spaces is included in the title area. The apartment plan and title deed are therefore more useful than a portal's headline size.

The private-residence amenity program is substantial: swimming pool, fitness room, yoga room, steam room, onsen, residents' lounge, meeting space, an event or co-party room and landscaped garden areas are shown in project material. Parking is unusually well documented for a luxury project. The brochure allocates 110 conventional spaces, seven supercar spaces and eight EV-charging spaces to the private residences, while a footnote gives 195 parking spaces for the building as a whole. That does not mean every owner receives an identical parking entitlement. A buyer of a larger residence, especially one where parking appears in the title area, should match the sale contract, title documents and actual allocated spaces rather than relying on a project-wide ratio.

The presence of La Clef adds a hospitality layer, but the official disclaimer is much more precise than some sales copy. Owners may be able to order services such as concierge assistance, housekeeping and laundry on an à-la-carte basis. The provider, scope and availability of those services can change. Ascott is not a party to the private condominium sale agreement, is not responsible for the condominium juristic person and is not represented as the permanent manager of the owners' common facilities. That is an important buying distinction. The service connection can be a genuine convenience for an owner who wants help on demand, but it should not be modelled as a guaranteed hotel-management contract, guaranteed rental program or permanent Ascott benefit unless the selected unit's current documents expressly provide one.

The resale and remaining-stock market is wide as of late August 2026. The lowest verified current anchor we found is THB 18M for a 57 sqm one-bedroom residence advertised on PropertyHub and DDproperty. At the same time, recently refreshed PropertyHub stock includes comparable 57 sqm homes around THB 21–23M, an approximately 84 sqm two-bedroom unit around THB 37.44M, larger two-bedroom homes above THB 50M and penthouses above THB 240M. This is not a contradiction so much as a reminder that a completed high-end project does not have one meaningful headline price. Floor, orientation, view, furniture package, parking rights, whether the seller is the developer or an individual owner, and urgency all matter. The THB 18M figure is therefore used here as a dated lower market anchor, not as a promise about the entire available inventory.

For a foreign buyer, the structure is more straightforward than a land-based villa purchase because The Residences 38 is a registered condominium. It still requires a unit-level quota check. Thai rules cap aggregate foreign ownership at 49% of the condominium-unit area in a registered building, and the condominium juristic person must provide the confirmation used for a foreigner's transfer registration. A listing that simply says 'freehold' does not prove that the chosen unit is currently available inside the foreign quota. Before a reservation becomes binding, the buyer should confirm quota status for that exact unit, inspect the title, verify the seller and any encumbrances, and obtain the current transfer-cost and common-charge position. In a completed building, these are concrete document checks rather than assumptions about what the project generally permits.

Ownership format

The condominium is registered. A foreign buyer can hold a unit in freehold only while it falls within the statutory foreign quota, capped at 49% of the aggregate condominium-unit area; the selected unit's quota status must be confirmed before transfer.

Three-bedroom homes appear less frequently than one- and two-bedroom stock. Current listing sizes can differ from the earlier sales matrix, so the plan, title deed and parking rights for the selected residence are more useful than a generic type label.

Large four-bedroom residences are closer to full-time family homes than an entry ticket into Thong Lo. Some listings indicate titled parking associated with the residence, so headline square metres should be reconciled with the title documentation.

  • The current common-area charge has not been verified from a fresh condominium-juristic-person notice. Broker material quotes THB 120 and THB 125 per sqm per month, while a later industry article reports THB 130 from year three; a current management invoice or fee schedule should be checked before purchase.
