Why this project is worth a look

BTS without a feeder ride

The current project site places BTS Thong Lo at roughly 150 metres, with vehicle access from both Sukhumvit 55 and 57. That is a meaningful advantage in Thonglor, where many otherwise desirable buildings sit far enough inside the soi to make a taxi or motorcycle leg part of the daily commute.

A building you can inspect

Completion in 2021 means the purchase can be judged against the real asset: lobby, parking system, clubhouse, management, noise exposure and the exact apartment. Buyers are not being asked to accept a future amenity plan or a projected view.

Room to live in

The published mix starts around 48 sqm for a one-bedroom and stretches from roughly 73 to 107 sqm for two-bedrooms, before the duplex and penthouse formats. The extra area is useful for owner-occupation and longer stays, but it also means entry budgets are materially above compact mass-market Sukhumvit stock.

Facilities above street level

The main clubhouse is on the 27th floor and rooftop, while the sixth floor carries family-oriented rooms. Add automated parking for 204 cars, EV charging, pools, fitness, saunas and work areas, and the building offers more than a decorative lobby; the buyer should still inspect how those facilities are maintained today.

About the project

The Strand Thonglor is a completed high-rise at the mouth of Thonglor rather than a new launch being sold off drawings. The building reached completion in 2021 and now functions as an established resale and rental market. It was originally developed by One.Six Development with MQDC; One.Six has since been renamed Eden Estate, which is why newer project pages use Eden while older brochures and portal records still use One.Six. MQDC’s corporate disclosure names The Strand Corporation Limited as the legal project company. Those names describe the same development history, not separate towers or later phases.

For day-to-day use, the address matters more than the branding. The building sits on Sukhumvit Soi 55 at the Thonglor junction, with access from Soi 55 and Soi 57. The current project website gives the walk to BTS Thong Lo as about 150 metres, while older launch material used a shorter 30-metre measurement from a different reference point. Using the current, more conservative figure is more useful for a buyer. This is one of the few Thonglor addresses where the BTS does not require a feeder ride from deep inside the soi. The trade-off is equally clear: this is an active urban corner, so buyers who value quiet should compare orientation, glazing exposure and floor level in the actual unit.

The current project site and MQDC’s more recent disclosure both point to 188 residences over 30 floors. Some launch-era articles and several portal descriptions still repeat 198 units, so the count is a genuine source conflict rather than something to average away. We use 188 because it is supported by the newer primary material. The unit programme is unusually generous by current central-Bangkok standards: one-bedrooms are generally around 48–55 sqm, two-bedrooms around 73–107 sqm, the duplex about 110.4 sqm and the penthouse around 184 sqm. There are no micro-studios in the published mix, which changes how the building works for owner-occupiers and longer-term tenants.

Amenities are spread vertically through the building. The residence lobby is on the first floor; the sixth floor has a playroom and tutor room; the 27th floor and rooftop form the main clubhouse with a living room, swimming pool and children’s pool, fitness and meditation spaces, putting green, changing rooms, saunas and roof terrace. The mixed-use base includes restaurants, a business lounge and workspace, with The Strand Park at the frontage. Automated parking is published at 204 spaces, or 103% of the residence count, and EV charging is provided. Inside the apartments, the project materials highlight 3-metre floor-to-ceiling height, fitted kitchens, home automation and an ERV system with CO2 monitoring.

The legal ownership question should be handled at unit level. The development is presented as a freehold condominium, but a foreign buyer can register freehold only while the building remains within Thailand’s statutory foreign quota. The 49% cap is measured across the total condominium floor area held by foreign owners. On a mature resale project, two otherwise similar apartments can therefore have different transfer routes. Before any deposit, a foreign buyer should obtain confirmation of quota availability from the condominium juristic person and run normal title, seller, encumbrance and common-fee checks. A well-known completed building reduces construction risk; it does not remove transaction due diligence.

Pricing currently shows the difference between an open resale market and a project-linked sales channel. PropertyHub carried a 50.91 sqm one-bedroom asking THB 14.8M, refreshed on 29 August 2026. MQDC’s current catalogue, meanwhile, still lists The Strand Thonglor as ready to move in and displays a starting figure of THB 17M with a registration route. Those numbers should not be treated as one official price list. The THB 14.8M unit is a specific market asking price; the MQDC figure is a current catalogue anchor whose exact seller and remaining stock are not fully exposed. For a public project page, THB 14.8M is the more honest lower-market reference, with an explicit note that stock, seller status and terms must be checked case by case.

There is also enough live rental inventory to give buyers a sense of the market without pretending it guarantees a return. Late-August 2026 asking rents on PropertyHub included one-bedrooms around THB 70,000–80,000 per month, two-bedrooms around THB 100,000–140,000, and a large three-bedroom around THB 350,000. These are asking prices, not achieved rents, and duplicate agency inventory is common on Bangkok portals. They should be used to understand positioning and tenant expectations, not to calculate a promised yield from a single snapshot.

The strongest way to evaluate The Strand Thonglor is therefore unit-first. Walk from BTS Thong Lo, inspect the approach from both Sukhumvit 55 and 57, see how the automated parking and upper-floor facilities operate, then compare actual apartments by orientation, floor, fit-out, foreign-quota status and seller. The building suits buyers who value immediate city access and larger layouts more than novelty. Its mature resale market is an advantage because there is choice, but it also means there is no single standard condition or transaction package. The building name narrows the search; the specific unit decides whether the purchase makes sense.

Ownership format

The condominium is a freehold project. A foreign buyer can register a unit in outright ownership while the building remains within Thailand’s 49% foreign-ownership quota measured by condominium floor area. Quota availability must be checked for the specific unit before transfer; if the quota is unavailable, a leasehold alternative should not be assumed and needs separate review.

The entry format is already a full one-bedroom rather than a micro-investment unit. At roughly 48–55 sqm, it can work for a single resident or a couple over a long stay. The important comparison is inside the category: layout efficiency, storage, window line, floor and orientation can matter more than a few square metres on paper.

The duplex changes the way the home is organised rather than simply adding area. It can create a clear split between social and private zones, but the internal stair also consumes space and affects circulation. This is a format to judge in person, not from the headline 110.4 sqm alone.

The largest published residential format is a penthouse of roughly 184 sqm. Inventory at this size is irregular, and asking prices can move sharply with floor, view, fit-out and condition. A single live listing should not be treated as a reliable penthouse price list for the building.
