Architects 49 records 13 homes in La Attico and 38 in La Delre, for only 51 residences across the project. That gives the low-density claim a concrete basis rather than leaving it as marketing language. The likely benefit is a quieter residential environment; the trade-off is that resale supply for a particular layout can be thin when only a few owners are willing to sell.

Space starts unusually high

The developer's current layout list starts La Delre at 74.3 sqm, while La Attico begins above 224 sqm. The project therefore targets buyers who want real living space rather than the smallest possible central-Bangkok footprint. Larger homes also mean larger absolute maintenance and renovation bills, so purchase price should be evaluated together with the ongoing cost of owning the exact unit.

Two residential characters

La Attico and La Delre were conceived as complementary parts of one development. The former is the larger family-oriented building; the latter carries the broader range of layouts and the duplex formats identified in the launch review. This makes the project easier to shortlist by household needs first, rather than treating all 51 residences as interchangeable inventory.

You can inspect reality

Because the condominium is complete, a buyer can judge what matters now: noise, lift performance, pool and rooftop condition, parking operations, building management and the finish of the specific apartment. That is a different risk profile from buying off plan. The due-diligence focus moves away from construction promises and toward title, unit condition, juristic-person records and seller documentation.

Thonglor without a tower

The project sits inside Soi Thong Lo 16 and keeps to eight storeys while remaining close to the neighbourhood's dining, retail and medical infrastructure. Buyers who like Thonglor but prefer a boutique building may find that combination compelling. The compromise is transport: Thong Lo BTS is not at the doorstep, so the last part of the daily commute deserves a real-world test.

About the project

La Citta Delre Thonglor 16 is a completed low-rise condominium tucked inside Thong Lo 16 in Khlong Tan Nuea, Watthana. The useful starting point is its scale rather than its luxury branding: 51 residences are split between two eight-storey buildings. Architects 49 describe the same configuration as 13 units in Building A and 38 in Building B, confirming that the two named buildings are parts of one project rather than separate phases. That low unit count makes the property materially different from the large towers that dominate much of central Bangkok. A buyer is looking at a relatively private, large-format residential building with a mature resale market, where the actual condition of a specific home and the way the condominium is run now matter more than the original launch story.

The two buildings were designed for different household patterns. Building A, branded La Attico, carries the larger family-oriented layouts. Hongnakorn Property's live project page currently lists A01 at 224.27 sqm and A02 at 257.86 sqm and says the building contains only 13 units. Building B, La Delre, contains 38 units and covers a much broader size range, with plan codes from B01 at 74.3 sqm through B08 at 218.91 sqm. An earlier DDproperty project review identifies the larger B07 and B08 homes as duplex formats and describes La Attico as the family-focused three-bedroom component. The practical result is a mix that starts where many Bangkok condominiums would already be considered unusually large and then moves into apartment sizes that compete with houses for internal living space.

The original specification was clearly aimed at long-term occupation. Project materials refer to 2.7-metre ceilings, floor-to-ceiling glazing, island kitchens, teak finishes and a VRF air-conditioning system. Hongnakorn's 2018 material also described layered acoustic walls between units and reinforced entrance-door detailing intended to reduce sound transfer. These details are useful because they explain the product concept, but they are not a substitute for inspecting the exact resale unit. A completed condominium can accumulate owner modifications, replacement finishes, altered room divisions and different maintenance histories. For a buyer in 2026, the condition of the air-conditioning system, glazing, bathrooms, built-in furniture, waterproofing and any owner alterations deserves more weight than an eight-year-old brochure photograph or specification list.

Amenities sit mainly on the rooftops and were planned around two themes. The developer and contemporary reviews describe a family area with a children's play space and a separate health-and-lifestyle zone with exercise facilities, a saltwater swimming pool, jacuzzi and landscaped areas. Parking was a major part of the original proposition: Hongnakorn stated capacity above 200% of the number of units, using both conventional and mechanical parking, while DDproperty's launch review recorded two lifts per building. That combination suits large households better than a minimal urban-condo setup. Still, resale due diligence should verify how parking rights are allocated today, whether any spaces are tied to units, how the mechanical system is maintained and what the condominium juristic person actually charges for ongoing operations.

The address gives access to Thonglor's daily amenities without placing the building directly beside the BTS station. Hongnakorn's material says the project sits about 200 metres inside from the main Thong Lo road, while FazWaz places Thong Lo BTS at roughly 1.3 kilometres. That distinction is important. Residents can be close to the restaurants, cafés, community malls, schools and hospitals associated with Thonglor while still having a quieter immediate lane, but buyers who expect a short platform-to-lobby walk should test the route themselves. An older DDproperty review placed The Commons at about 450 metres, Camillian Hospital at around 900 metres and Samitivej Sukhumvit at about one kilometre. Those are useful orientation points, not promises of a fixed travel time in Bangkok traffic.

The resale market is active as of September 2026. DDproperty and PropertyHub both show a wide selection of current sale listings, with a recurring lower anchor around THB 16.9 million for a home of roughly 74 sqm. Larger two- and three-bedroom units are marketed at much higher absolute prices, frequently in the THB 30-50 million range and above depending on size, floor, fit-out and furnishing. One PropertyHub listing appears at THB 13.9 million but describes a 74 sqm unit as two bedrooms, which does not line up cleanly with the project's commonly published layout information; it is therefore treated as an outlier rather than the public starting anchor. No price-per-square-metre figure has been reverse-calculated for this dossier. Resale value needs to be compared unit by unit, because condition and configuration can outweigh a headline project average.

For a foreign buyer, the legal structure is more straightforward than a landed home but still needs unit-level verification. DDproperty records the project as freehold, and Thailand's condominium rules permit foreign ownership within the statutory 49% foreign quota measured against the condominium's total unit area. The existence of freehold tenure does not guarantee that every apartment currently offered for sale can be transferred into the foreign quota. Before paying a material deposit, the buyer should obtain quota confirmation for the selected unit and review the title, seller identity, registered encumbrances and the condominium juristic person's debt-clearance position. Funds used for a foreign freehold transfer also need to follow the documentary requirements applied at registration. The safe conclusion is therefore specific: this is a freehold condominium, but the chosen unit's transferability to a foreign buyer is a transaction fact, not a project-wide assumption.

There are two data conflicts worth preserving rather than smoothing over. The first is completion timing. PropertyHub and several local listing pages say 2020, while A49, AE49, FazWaz and the current DDproperty profile point to 2021, with some sources specifying January 2021. The registry therefore uses 2021 as the better-supported completion year. The second is street numbering. Current map-oriented sources including Savills and Verveo use 496 Soi Thong Lo 16, while a number of Thai property listings use 58/6 Soi Sukhumvit 55. The coordinates published by independent local sources resolve to the same site, so the evidence supports one project rather than two, but a buyer should still use the title deed and condominium documents as the final authority for the legal address attached to the specific unit.

This is best understood as a large-home, low-density option in an established Bangkok neighbourhood. Its appeal is strongest for buyers who value internal space, a small resident population and the ability to inspect a finished product before committing. The same characteristics create the trade-offs. A 74 sqm entry unit already requires a sizeable budget compared with mass-market Bangkok condominiums, larger homes can carry substantial absolute common-area and maintenance costs, and resale stock in a 51-unit building will never be as broad or predictable as in a large project. La Citta Delre Thonglor 16 therefore makes more sense when compared with other boutique Thonglor residences than with small investor studios or early-stage developments built around instalment plans and future appreciation narratives.

Ownership format

The project is marketed and recorded as a freehold condominium. A foreign buyer may own a unit freehold within the statutory foreign quota of 49% of the condominium's total unit area; quota availability must be checked for the specific unit before transfer. If the selected unit cannot be transferred within the foreign quota, any alternative structure should be reviewed separately against the transaction documents.

Building B's core layout family runs from the project's smallest B01 plan through the larger B05-B06 homes. Current resale listings include one-, two- and three-bedroom configurations across this broader size band; the actual layout should be checked against the specific unit and its documents.

La Delre B07-B08 duplex

DDproperty's launch review identifies the upper B07 and B08 layouts as duplex homes. At this size the apartment functions more like a vertical family residence, so the internal stair, bedroom distribution, privacy between levels and servicing of both floors matter as much as the headline area. A resale inspection should establish whether the current configuration still matches the original approved plan and whether any later alterations are properly documented.

La Attico A01-A02 family residences
224.27–257.86 sqm

La Attico contains only 13 residences and was designed as the larger family component of the development. The current developer page lists A01 and A02, while the launch review describes La Attico as a three-bedroom format. For a resale buyer, the practical questions go beyond floor area: position within the small building, lift access, parking allocation and the condition of high-value finishes after several years of occupation can all influence the decision.

Hongnakorn Property's current page lists A01, A02 and B01-B08. An older official 2018 article also showed an A3 plan of 386.79 sqm and described an overall one- to four-bedroom range approaching 380 sqm, but A3 is no longer shown on the live project page. It is therefore not treated as a current standard layout here; unusually large or combined resale units should be verified against their actual plan and title documentation.
