Why this project is worth a look
Lower Thonglor address
Being at Soi Thong Lo 1 keeps BTS Thong Lo within a realistic walk according to several current and historical sources. That is a different day-to-day proposition from living much farther up Soi 55. The same address also brings traffic and activity, so a viewing should include time inside the actual unit with windows closed and open, ideally at the hours when the buyer expects to be home.
Only 148 residences
A 31-storey tower with 148 units has a different scale from the large-volume high-rises common in Bangkok. Low unit count does not guarantee better management, but it changes lift demand, neighbour density and the way common costs are shared. Buyers should look at the juristic person's financial position to see whether the budget is adequate for a building with automated parking and extensive rooftop facilities.
Space over small tickets
The project starts with one-bedrooms above 50 sqm and two-bedrooms above 80 sqm. It should therefore be compared with other larger-format Thonglor residences, not with newer 25–35 sqm units whose lower total price comes mainly from smaller floor area. Owner-occupiers may value the extra space; investors need to recognise the higher capital requirement and common-cost exposure that come with it.
Amenities in the sky
The pool, gym, reading room and onsen are arranged across the upper levels, giving the common areas a genuine high-rise character. In a completed building, however, the important question is how well those spaces operate today. Condition, maintenance history and the juristic person's reserve position matter more than launch renderings when estimating future ownership experience.
A unit-specific market
September 2026 asking prices vary sharply between resale stock and units still shown by Land and Houses. That makes a project-wide average a weak decision tool. The useful comparison is a small set of similar apartments adjusted for floor, view, fit-out, corner position, quota status, occupancy and any unpaid fees. The unit—not the marketing tier—is what ultimately determines value.
About the project
The Bangkok Thonglor is a completed Land and Houses condominium at the very start of Thonglor, on the corner by Thong Lo Soi 1. The physical product is straightforward: one 31-storey residential tower, 148 units and a site of 1 rai 2 ngan 94 square wah. The original mix is unusually focused for a central Bangkok high-rise—34 one-bedroom homes and 114 two-bedrooms, with no mass-market studio programme. That matters because this is not a building where most of the stock competes on the lowest possible ticket size. The one-beds were designed at roughly 53–63 sqm and the two-beds at roughly 82–94 sqm. Completed in 2019, the project now has to be judged as an operating building: by the actual unit, the condominium juristic person, maintenance standards, ownership quota and resale pricing rather than by launch-stage promises.
Its location is a large part of the proposition. The address is 42 Soi Thong Lo 1, Sukhumvit 55 Road, Khlong Tan Nuea, Watthana, Bangkok 10110. This is the lower end of Thonglor, close to Sukhumvit and BTS Thong Lo, rather than a building deep inside Soi 55. Published walking distances vary from about 300 to 480 metres depending on the route and map source. For a resident who uses the Sukhumvit Line, that can materially reduce dependence on cars or motorbike taxis. The trade-off is equally real: Thonglor is an active urban district with restaurants, hotels, retail, hospitals and late-night traffic. A buyer who is sensitive to road noise should pay close attention to floor, orientation and the exact exposure of the chosen unit instead of assuming every apartment enjoys the same environment.

The floor plans are generous by current Bangkok standards. Launch information consistently shows 53–63 sqm for one-bedrooms and 82–94 sqm for two-bedrooms. Current listings sit in broadly the same band, while Land and Houses' live page in 2026 displayed individual finished units at 55.89, 82.1, 84.2, 85.04, 85.61 and 94.75 sqm. That creates an unusual comparison set: a buyer may be looking at owner resales, professionally refurbished units and remaining developer-held stock in the same building. Bedroom count alone is not enough to compare value. Aspect, corner position, view protection, floor level, fit-out and quota status can move the asking price significantly even when two apartments have nearly identical internal areas.
Pricing illustrates that point. In early September 2026, active resale portals showed the bottom of the market at around THB 13.9M for a one-bedroom of roughly 53–55 sqm. Two-bedroom resale stock included examples around THB 23.5M for approximately 85–86 sqm, with many offers above that level. Visible finished inventory still held by the developer was substantially more expensive: one 55.89 sqm unit was shown at THB 22.29M, while several two-bedrooms were listed from THB 31.49M up to THB 39.9M for 94.75 sqm. That spread should not be collapsed into a single 'project price'. Resale sellers may be motivated, developer inventory may carry different fit-out or positioning, and units can vary materially. A useful price comparison starts with like-for-like apartments available on the same date.
Amenities are concentrated high in the tower rather than only at podium level. Multiple project sources place the swimming pool on the 31st floor, the gym and reading area on the 28th, and separate male and female Japanese-style onsen facilities on the 29th. Lounges, meeting space, terraces and landscaped areas are also part of the original common-area programme. That is a meaningful design feature, but the building is no longer new. A resale inspection should look beyond the amenity list and check actual maintenance: pool finishes, gym equipment, lift performance, ventilation, water management and the condition of common areas. The juristic person's recent accounts and meeting minutes can tell a buyer more about future ownership costs than the original sales brochure.
Parking is automated. Most launch and project profiles describe provision at roughly 120% of the number of residences, and early project material quoted about 180 spaces. A supplier associated with the automated parking installation states 194 spaces. Those numbers are not identical and should not be blended into a false precision. If parking matters, the practical questions are the current usable capacity, vehicle-size restrictions, operating procedures, queue times and whether a particular unit has any special rights. Historical project material also cites a common-area charge of THB 95 per sqm and a sinking fund of THB 900 per sqm. Before a resale transfer, the buyer should obtain current figures and a clear statement of any outstanding common fees or special assessments.
For a foreign buyer, 'freehold condo' is only the starting point. Thai condominium law limits foreign ownership to 49% of the aggregate unit area in a registered condominium building. Current listings for The Bangkok Thonglor show both foreign-quota and Thai-quota stock, which is a useful reminder that the building's tenure does not automatically make every resale unit transferable to a foreign purchaser. The selected unit needs a current foreign-quota confirmation from the condominium juristic person, along with the documents required for registration at the Land Department. A listing that simply says 'freehold' should not be treated as proof that the foreign quota is available on transfer.
The case for The Bangkok Thonglor is therefore quite specific: a completed building in lower Thonglor, large one- and two-bedroom layouts, a relatively small 148-unit population and substantial high-floor amenities. The same features create constraints. Entry prices are high in absolute terms even when a resale looks discounted; larger areas raise recurring ownership costs; and exit liquidity depends on the actual apartment's price, condition, view, floor and quota. Rental decisions should be based on current comparable leases and recurring costs, not on a headline yield copied from an advertisement. This is a mature asset where selection and due diligence matter more than the project name.
Ownership format
Foreign freehold is available within the 49% foreign-ownership quota by aggregate condominium area; quota must be confirmed for the selected unit before transfer. If quota is unavailable, any leasehold structure requires separate contract review.
Unit types & sizes
The entry layout is a one-bedroom, but at 53–63 sqm it is much larger than many newer central-Bangkok one-beds. In early September 2026, resale listings included roughly 53–55 sqm units from THB 13.9M, while other asking prices were materially higher. A finished 55.89 sqm unit in developer-held stock was shown at THB 22.29M. Those are different pieces of stock, so the gap needs to be explained unit by unit rather than averaged away.
Two-bedrooms are the core of the building: the original schedule allocated 114 of the 148 units to this format. Launch specifications ran from 82 to 94 sqm, while current stock and resale listings extend to about 94.75 sqm. Resale offers in September 2026 included units around 85–86 sqm from roughly THB 23.5M, whereas visible developer-held stock started materially higher. Floor, aspect, corner position, fit-out and quota status can easily explain part of that spread.
