Why this project is worth a look
Only 73 homes
The official specification is 73 units in a 30-storey tower. That is a low residence count for the building height and helps explain the project's emphasis on private circulation rather than high-density common corridors.
Large floor plans
The original mix starts around 90 sqm for two bedrooms and reaches roughly 232 sqm for four bedrooms. It is a stronger fit for buyers prioritising usable space than for those seeking the lowest possible Thonglor entry price.
Existing building
The condominium has been completed for many years, allowing buyers to inspect what they are purchasing. The trade-off is that engineering condition, common finances, maintenance history and renovation quality matter more than launch specifications.
Inside Thonglor
The project is on Soi Thong Lo 10 in an established urban district. Thong Lo BTS is not at the doorstep; SoiDB places it about 1,013 metres away, so commuters should test the route for themselves.
Private circulation
Several project profiles describe private lifts and detached walls between residences. These are meaningful design features, but their present-day value depends on lift reliability, acoustic performance and building maintenance.
About the project
Hampton Thonglor 10 is an established high-rise in Bangkok's Thonglor area, but the useful way to understand it is not simply as an older condominium. Its defining combination is 30 floors, only 73 units and unusually large apartment formats. Major Development's own corporate history and Thai SEC material confirm the 30-storey, 73-unit specification. In practical terms, that is a low number of homes for a tower of this height. Project profiles also describe detached-wall construction and private-lift access, features intended to reduce shared circulation and increase separation between residences. For a buyer today, the value of those design choices depends less on the original marketing and more on how well the lifts, common areas and building systems have been maintained.
The development is also significant in Major Development's history. Official company material identifies Hampton Thonglor 10 as its first condominium project, launched in 2002 with a stated project value of around THB 950 million. That is strong evidence for both identity and developer attribution. It is not, however, evidence that a two-decade-old building is automatically in good condition. A resale buyer should treat the developer's track record as background and inspect the asset that exists now: façade condition, waterproofing, elevators, pool equipment, parking systems, fire-safety maintenance, common corridors and the financial health of the condominium juristic person.

Most major property databases place completion in 2005, with FazWaz and DDproperty specifying December 2005. One Thailand-Property description mentions December 2004, so the registry uses the well-supported year 2005 without asserting a month. The exact month is not the decision-making issue in 2026. Hampton Thonglor 10 is a mature resale building, not an off-plan purchase. Construction delay risk has disappeared, but other risks take its place: unit condition, past renovations, outstanding common charges, special assessments, the reserve fund, building management and the seller's ability to transfer clean title.
The confirmed address is 324 Soi Thong Lo 10, Sukhumvit 55 Road, Khlong Tan Nuea, Watthana, Bangkok 10110. This places the building inside Thonglor rather than directly beside the BTS station. SoiDB gives the distance to Thong Lo BTS as 1,013 metres. FazWaz describes a route of roughly one kilometre along Thong Lo Road before turning into Soi 10 and continuing about 170 metres. That distinction matters for daily life. A buyer who expects a station-door condominium should walk the route at the times they would actually travel, while someone who primarily drives or uses local transport may value the internal Thonglor position more than immediate platform access.
The surrounding environment is already established. Project profiles consistently point to the Thonglor-Ekkamai retail, dining and service corridor, with places such as J Avenue, DON DON DONKI, Eight Thonglor, Gateway Ekkamai and Samitivej Sukhumvit Hospital appearing as common reference points. The exact distances vary by portal and should not be treated as survey data. What can be said with confidence is that the project does not depend on promised future infrastructure to create a neighbourhood. It sits in a mature urban district with an existing mix of residential, commercial, healthcare and leisure uses.
The apartment mix is one of the clearest reasons this building still stands apart from many newer Bangkok launches. FazWaz and Dot Property consistently describe the original formats as two bedrooms at about 90 sqm, three bedrooms at about 160 sqm and four bedrooms at about 232 sqm. Current resale advertisements broadly support those proportions: two-bedroom homes around 90-100 sqm, three-bedroom units around 162-164 sqm and larger residences around 232-235 sqm appear in live inventory. Portals are not perfectly consistent, however, and some assign the same large floor area to different bedroom counts. The registered title and floor plan therefore matter more than a portal's category label.
The shared facilities are substantial but conventional for residential use: swimming pool, fitness room, sauna, garden, children's play area, parking, 24-hour security and CCTV are supported across several sources. PropertyHub also lists a library and access-control system, while multiple project profiles mention private lifts and underground parking. For a completed building of this age, the presence of an amenity is only the first question. A viewing should establish whether the pool and gym are maintained to an acceptable standard, whether lifts operate reliably, how the parking system works in practice and whether common areas show deferred maintenance.
Pet policy is a good example of why secondary sources cannot be treated as building rules. FazWaz, PropertyScout and several broker profiles describe Hampton Thonglor 10 as pet-friendly, sometimes with size limitations or case-by-case approval. BKK CONDOS states that pets are not allowed. Those positions cannot both be treated as definitive. A buyer for whom pets are essential should obtain the current condominium juristic-person rules and any relevant house regulations before relying on an advertisement badge.
There is active resale supply in September 2026. PropertyHub, DDproperty, FazWaz and PropertySights all show units for sale, with lower current asking prices clustering around the high-THB-13-million range for approximately 90 sqm two-bedroom apartments. The registry uses THB 13.79 million from a PropertyHub listing updated on 6 September 2026 as a specific lower public anchor. It is not a building-wide price or an offer from the developer. Listings can be duplicated, withdrawn or repriced, and apparently similar units may differ materially in title status, floor, view, renovation, furniture, tenancy and transfer readiness.
Foreign ownership must be checked at unit level. Thai condominium law allows foreign buyers to hold freehold title only within the statutory foreign quota, which cannot exceed 49% of the total unit area in a registered condominium building. DDproperty describes the project tenure as freehold, and individual Hampton Thonglor 10 listings also use freehold wording. That does not establish that every resale unit can be transferred into foreign freehold today. Before a deposit is paid, the buyer should verify the unit's title, registered owner, encumbrances and obtain current confirmation from the condominium juristic person that foreign quota is available for that transfer.
Public project profiles also cite a common-area fee of THB 70 per sqm per month. FazWaz and PropertySights both show that figure, but a buyer should not assume a portal entry is the current invoice for a building completed in 2005. Fees can change, and owners may approve special assessments for major repairs. The due-diligence package should therefore include the current fee schedule, evidence that the seller has no outstanding common charges and, where obtainable, information about the sinking fund and planned capital works. The significance is greater in a building with large units because the recurring charge is area-based.
Hampton Thonglor 10 ultimately appeals for a fairly specific reason: it combines a central Thonglor address with a low unit count and apartment sizes that are increasingly uncommon in new Bangkok high-rises. Those characteristics are factual and do not require a rental-yield promise to sound attractive. The counterweight is age. A buyer choosing space and privacy over new-build condition should budget attention, not just money, for inspection and document review. If the specific unit has clean title, suitable foreign-quota status, sensible renovation needs and a well-managed building behind it, the project can make sense for long-term use; if those checks fail, the name and location alone are not enough.
