Why this project is worth a look

More than decoration

The art-gallery theme shapes the experience of staying in the villa, with original works displayed in private living areas. The proposed artwork-sales programme is distinctive, but its economics are not evidenced by a published contract.

Wellness behind your gate

Each villa is advertised with its own pool, sauna and cold plunge. Those amenities have obvious personal appeal, while their servicing and replacement costs need to be priced into actual ownership.

A twelve-home collection

The developer describes a 5,000 m² project plot shared by just twelve villas. That helps explain the private-home format, although the buyer’s exclusive area must still be defined in the site and lease plans.

An adaptable smaller home

The one-bedroom design has two bathrooms and a separate place to work, a useful combination for couples or longer personal stays. Published land and building figures require reconciliation for the specific remaining unit.

Payments linked to progress

The marketed programme retains a final payment until handover rather than asking for the full amount at reservation. It is only valuable protection if independent milestone verification, permit delivery and refund provisions appear in the signed documents.

About the project

The reason to look at Uluwatu Art Villas is the villa itself rather than a lengthy amenities brochure. Art Villas Bali has brought twelve private-pool homes together around a concept in which architecture and contemporary art share the same space. Paintings and sculptural pieces are intended to remain part of the daily experience, not sit in a communal lobby. The homes come in one-, two- and three-bedroom configurations, although the developer currently advertises the two larger categories as sold out. Its more recent public sales page identifies one remaining one-bedroom home. A website inventory label is useful, but it does not reserve that home or establish its legal availability.

Architect Daniele Lo Presti is credited with the design. White walls, stone surfaces, double-height areas and sheltered spaces for lounging give the homes a Mediterranean sensibility without pretending Bali has a Mediterranean climate. The interiors are presented with bespoke furniture and curated artwork; outside, each villa has a swimming pool, a sauna and a cold plunge. A kitchen, workspace and outdoor dining or entertaining space make the smaller plan more versatile than its bedroom count suggests. This is a private-villa proposition. Buyers should not confuse it with Ulu Art Bay, another Art Villas Bali project that advertises a recreation club and other shared facilities.

The one-bedroom unit is particularly interesting because it has two bathrooms and a stated building area of 110 m² in the developer’s current catalogue. In effect, there is room for everyday living around the bedroom rather than a narrow sequence of rooms. Plot size is less clear. A newer catalogue version states 202 m², older developer materials show 215 m², and a brokerage listing uses 220 m² while calling the building 115 m². These figures may describe different revisions or units, but the public record does not explain the changes. A buyer should not treat them as interchangeable: the numbered villa plan and its land-use boundaries must govern the transaction.

Scale is another distinctive part of the offer. The company describes twelve villas across a development site of roughly 5,000 m². That is a physical claim about the overall scheme, not a statement that a buyer owns any defined portion of this land. With a lease, what matters is the area identified in the agreement, the right to use the house and surrounding yard, access through any common road, services crossing the parcel and the rules for maintenance. A low unit count may make a project feel quieter, but privacy, drainage, access and overlooking still need to be understood on the actual site plan.

Uluwatu gives the project a recognisable setting on southern Bali’s Bukit Peninsula. The developer names Bingin, Padang Padang, nearby beach clubs and the Uluwatu Temple among the surrounding attractions. It does not, however, provide a street address and cadastral reference that we could independently match to the development. Nor did we verify coordinates for the villa plots. Travel times on sales pages are therefore context, not measured journeys from a documented entrance. The same distinction applies to sea views: living in the wider clifftop district is not evidence of an uninterrupted ocean outlook from this particular house.

Anyone comparing this with completed villas should pay close attention to the calendar. The project’s own site continues to display a September 2026 handover target and a 70% construction-progress badge. September has already passed. Rise Real Bali, which maintains a project-specific brokerage record, now describes the work as being at the finishing stage and puts handover on 1 December 2026. Neither claim is a handover certificate. We did not find publicly verifiable acceptance records or the building’s SLF, the Indonesian document confirming fitness for use. For this dossier, the development remains classified as under construction, not completed.

The legal offer is also materially different from outright land ownership. Art Villas Bali markets the villas on a 25-year lease with a further 25 years described as available or guaranteed. The exact language changes across marketing summaries, which makes the actual lease and extension deed central. Buyers need to know who owns the underlying land right, when the first term starts, what triggers renewal, whether the fee is already fixed, and how a remaining term may be assigned on resale. Indonesian land law provides several rights, including Hak Milik, Hak Pakai and Hak Guna Bangunan, but an advertised private lease cannot be treated as equivalent to any of those registered titles.

The newest public one-bedroom price we found is USD 279,000 on the project and developer websites. Older versions showed USD 289,000, while Rise Real Bali advertises the remaining type at IDR 5.12 billion. Another agency quotes USD 279,000 alongside different plot measurements. These are asking indications, not evidence of a settled price or of the same package of furnishings, fees and land boundaries. Before comparing the deal with another property, the quotation needs to identify the villa, the currency of payment, inclusions, tax treatment, the actual lease term remaining and the total amount owed at signing.

A milestone payment plan is shown publicly, beginning with a 10% reservation. The advertised sequence then moves through the lease agreement, construction phases and a final handover payment. That structure deserves careful reading because much of the building work may already have occurred. An investor acquiring the final unit late in the programme should not automatically follow a schedule written for an early buyer. The project site also refers to escrow and notary-backed disbursement. Those words alone do not show who controls the account, what happens if a permit is delayed, or whether a buyer can recover money after a breach; the binding documents do.

There is also an unusual commercial element to the art collection. The developer says guests can buy pieces displayed in the villa, with a share of sales proceeds going to the villa owner and replacements introduced as artworks are sold. That could give the interiors a changing character, but the programme has several unanswered operational questions. Who owns each piece while it is hanging in the house? Who insures it, prices it, handles damage and shipping, and bears the cost of replacement? What percentage reaches the property owner? Until those terms are clear, the artwork should be regarded as part of the property’s identity rather than an underwritten second revenue stream.

Rental projections published by the developer should be read in the same spirit. They assume occupancy and nightly rates that have not been established for a completed, operating Uluwatu Art Villas unit. A prospective landlord also needs a real management agreement: fees, repairs, pool and sauna upkeep, guest screening, taxes, restrictions on owner stays and the necessary permissions for short-term accommodation. A project can be visually suited to holiday rentals while the practical or legal arrangements remain incomplete. The permitted land use and building documentation are therefore more decisive than a headline percentage on a marketing page.

At this stage, Uluwatu Art Villas is a coherent and identifiable project rather than an anonymous artist’s rendering. The developer brand is clear, the intended product is distinguishable from its other Uluwatu ventures, and there is enough detail to assess the villa concept. The unresolved issues are transaction-specific: the exact parcel and floor plan, the land right beneath the lease, the company that will sign, building and occupancy permissions, the latest handover programme and an agreed price. Those are the facts that will determine whether an attractive design becomes a sensible purchase for a particular buyer.

Ownership format

The development is marketed on a 25-year contractual lease, with a further 25-year extension advertised by the developer. No unit-specific lease deed or extension instrument was available to verify when the term starts, the renewal price or whether the landlord is unconditionally bound. This is not foreign freehold ownership of the land.

Home types & sizes

One-bedroom pool villa

The only type still advertised as available, with a private pool, sauna, cold plunge, kitchen and workspace. Sources disagree on its plot size, so this card reports the developer’s building-area figure without assuming a precise land allocation.

Get floor plans and current prices
Two-bedroom pool villa
270 m² stated building area

A larger layout for family stays or hosting visitors. The developer also lists a 365 m² plot for this type, but marks the initial release as sold out; a resale listing would require its own specification and price.

Get floor plans and current prices
Three-bedroom pool villa
282 m² stated building area

The three-bedroom configuration addresses larger households. Art Villas Bali lists 452 m² of land for this plan, while its original stock is sold out. Any later resale could have a different lease balance, fit-out and asking price.

Location

  • The development is marketed in Uluwatu, on the southern Bukit Peninsula within Badung Regency. No reliably matched street address, cadastral parcel or on-site coordinates were available for independent confirmation.
  • Bingin and Padang Padang feature in the developer’s local-area description. Those names help orient a prospective buyer but do not establish walking distance, travel time or beach access from a particular villa.
  • The surrounding Uluwatu district offers surf beaches, cliffside dining and tourist facilities. These are neighbourhood attractions rather than amenities operated by the development.
  • Neither a protected ocean outlook nor an unobstructed route to the coast has been documented for the specific unit. Evaluate those claims on a confirmed map and an actual site visit.

Best for: A couple or solo owner wanting a self-contained tropical home with room to work, entertain and recover privately. The one-bedroom floor plan has two bathrooms rather than the stripped-down proportions of a hotel room.; Design-oriented buyers who will value the architectural setting and art programme even if no artwork is ever sold. The gallery concept should make sense as a lifestyle choice before it is considered an income stream.; Someone planning a mix of personal stays and professionally managed rentals, provided the land use, operating permits, management agreement and owner-access rules are verified first.; Buyers comfortable dealing with a property in a late construction stage, rather than insisting on a completed home with occupancy documentation already in hand.; may not suit: Buyers who must move in immediately and require documented completion, building approval and occupancy clearance before paying. The developer’s earlier September 2026 delivery date has passed without public handover evidence.; Families seeking a newly released two- or three-bedroom unit. The developer marks those original types as sold out, while an eventual resale would be a different transaction.; Anyone who needs personally held Indonesian land freehold or a contractually assured rental return. Neither follows from the marketed 25-year lease and proposed renewal..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Timing and completion conflict: the official project page still displays September 2026 and 70% progress, although that month has passed. Rise Real Bali gives 1 December 2026 and says finishing is underway. No signed handover record or SLF was available.
  • Price and dimensions do not reconcile: the newer official offer displays USD 279,000, 110 m² built and a 202 m² plot; older official material shows USD 289,000 and 215 m² of land. Rise Real Bali lists IDR 5.12 billion, 115 m² built and 220 m² of land. There is no verified unit-specific quotation and plan.
  • The 25-year lease plus proposed 25-year extension remains a marketing claim until the deeds are reviewed. The titleholder, contracting company, exact street and plot coordinates, zoning evidence and PBG/SLF copies were not verified; one broker says the PBG application is in progress.
