Why this project is worth a look
A genuinely small scheme
A twelve-villa compound offers a different proposition from a large serviced resort. The number alone does not tell you whether the homes feel private; separation distances, sightlines and service circulation still depend on the site plan.
Useful layout choices
One-, two- and three-bedroom accommodation can serve distinct owners and guest groups. Published two-bedroom areas do not fully agree, so the comparison should move quickly from marketing sizes to the plan and specification of the actual unit.
Own outdoor space
Private pools, parking, security and storage are listed as part of the proposition. Their lasting value depends on practical details such as drainage, maintenance access, energy use and whether the delivered equipment matches the sales schedule.
An operating partner available
Bali Spaces connects the development with a separate villa-management service. Owners may welcome one operational relationship, but fees, payment handling, personal-use rules and exit rights are commercial terms to negotiate, not amenities that run on autopilot.
A distinctive beach pocket
The Thomas Beach and Padang Padang area has a recognisable surf-and-hospitality setting. Walking access, however, is a parcel-level quality: slopes, traffic, gates and lighting can outweigh an apparently short map distance.
About the project
Solana is a twelve-villa development in Padang Padang, on Bali’s Bukit Peninsula. Bali Spaces presents it as a small collection of Moroccan-influenced homes with private pools, furnished handover and rental-management support. The attraction is straightforward: rather than buying into a large building, a purchaser is considering an individual villa in a coastal area that already attracts short-stay visitors. The legal proposition is equally important. The advertised product is a time-limited lease arrangement, not an unrestricted freehold title to the land.

The name is easy to lose among Bali’s many one-off “Solana” listings. Here there is a clear project identity: Bali Spaces has a dedicated Solana page with twelve villas and one-, two- and three-bedroom choices, and independent agents advertise units described as being in the Solana compound. Some use the label Solana Estate. That does not establish a separate scheme. Nor should buyers confuse Solana with Oma Estate, another Bali Spaces development in the same wider area: its unit count and advertised identity are different. A matching villa number and floor plan matter more than a matching search keyword.
The best public location lead is a map marker near Thomas Beach in Pecatu, given as 53MV+CMX. It is useful for organising an inspection, but it is not an authenticated parcel boundary or the legal street address of a contracted plot. One agency advertises roughly a three-minute walk to Thomas Beach. That claim may be right for a particular gate and route; the peninsula’s slopes, narrow roads, pedestrian shortcuts and evening traffic can make the everyday experience quite different. Access rights and the usable entrance need to be checked on the ground.
A small compound can be more appealing than a resort for owners who value privacy, but the architecture has to support that promise. Solana’s public materials emphasise warm finishes, arches and Moroccan detailing. What determines comfort, however, is how adjacent villas face each other, whether a pool deck gets afternoon shade, where the outdoor equipment sits and how housekeeping enters without interrupting guests. The published amenities include private pools, individual parking, personal storage and round-the-clock security. The equipment and furnishing specification for the actual villa has not been disclosed in a signed schedule.
For a couple or a buyer focused on compact holiday accommodation, the one-bedroom option is the natural starting point. Public property listings describe an 85 sq m villa on a 90 sq m plot, and that floor-area figure recurs across older and newer offers. It is not a promise of a generous garden: on a site this size, pool dimensions, usable deck space and neighbouring sightlines make an outsized difference. Before deciding that 85 sq m is sufficient, a buyer should establish whether the figure measures enclosed construction, covered terraces or a more inclusive built area.
The two-bedroom format deserves closer scrutiny because sources do not agree on the building area. A more recent Anteya listing gives 118 sq m on 130 sq m of land; a January 2026 Prestige Property Bali listing gives 130 sq m of building on a similarly sized plot. One plausible explanation is a variation between units; another is a different measuring convention. Neither has been established from an approved plan. For a household wanting a second bedroom as an office or for visitors, the arrangement of the rooms, noise separation and actual storage are more consequential than the headline square metres.
Three bedrooms are also advertised. A Prestige Property Bali offer updated in January 2026 specifies 160 sq m of building on 170 sq m of land, with a private pool reported at around 20 sq m and an asking price of USD 349,000. BVR Property separately describes a Solana three-bedroom villa with the same building and land sizes. This convergence helps identify the layout, but it does not confirm that the villa remains on the market. Bathroom counts vary between listings, another reason to compare the actual drawings rather than carry forward every specification as though it were final.
Prospective buyers may also see references to a four-bedroom custom villa. It appears on other Bali Spaces development pages when the company mentions the final Solana villas available for enquiries, while Solana’s main page still lists only one to three bedrooms. That is not evidence of a second phase or a standard four-bedroom range. The defensible description is a custom option mentioned by the developer, with no public price, dimensioned plan or final specification. The confirmed project count remains twelve, not twelve plus an assumed additional cluster.
Price comparison requires dates. Bali Spaces itself displays a starting figure of USD 259,000 as checked on 18 October 2026. An earlier agent’s listings dated 2 January 2026 showed USD 239,000 for one bedroom, USD 281,000 for two and USD 349,000 for three. Anteya’s September 2026 record instead lists a one-bedroom variant at USD 259,000 and a two-bedroom at USD 299,000. These are offers from different dates and sales channels, not a continuous price curve. A signed, unit-specific quotation should confirm the currency, tax treatment, inclusions and remaining lease period.
The 25-year advertised lease is a significant part of the purchase economics. Bali Spaces refers to an option to extend for up to a further 25 years; it does not publish the agreement showing how that option can be exercised or what the extension would cost. Another agency’s older description refers to a lease running until 2051 with a 30-year extension. Those claims cannot simply be combined into an assumed 50- or 55-year entitlement. The commencement date may also precede the buyer’s handover. Every year already elapsed is material to both occupation plans and eventual resale.
Indonesia distinguishes a contractual right to use premises from registered land rights. Hak Milik is the land-ownership title, while Hak Pakai is a separate statutory right subject to its own requirements. No Solana title deed was available to establish the registered landholder or the way a purchaser’s lease sits over that title. The company acting as developer, the landowner, the party signing the lease and the recipient of purchase instalments may not be the same. That can be workable when supported by transparent documents and authority, but brand recognition does not substitute for verification of those relationships.
Construction permission and operating permission belong in the same examination, not in the same assumption. Indonesia uses the PBG framework for building approvals and SLF for a building’s fitness for use. Publicly accessible Solana material did not provide an authenticated copy of either document. That does not establish that permits have not been issued. Likewise, an agency’s “pink-zone” designation is not conclusive evidence of the plot’s authorised uses or of permission to let accommodation to tourists. Any rental plan should match the land-use documentation, relevant business permissions and the actual operator’s legal setup.
The latest detailed agency information located during research described Solana as under construction, with first-quarter 2027 as the expected delivery period and 31 January 2027 as a more precise target. Bali Spaces’ own Solana page does not publish that deadline. A buyer therefore has a proposed timetable rather than independently evidenced completion. The state of a particular villa should be assessed through current works records, independent inspections, utility connections, pool commissioning, defect procedures and a handover definition written into the agreement. A completion date in a property portal is not the same thing as usable possession.
Bali Spaces markets an integrated development-and-operation model, with Luxury Spaces identified on its corporate site as the group’s villa-management service. A single point of contact through building and rentals can reduce coordination, but the management agreement still determines the owner’s real position. It should say who receives guest funds, how deductions are reported, who can approve maintenance spending, when personal stays are allowed and how the owner may change operators. The developer’s references to portfolio-wide returns do not show what this still-to-be-delivered Solana villa will earn.
For rental buyers, underwriting starts with an ordinary operating budget rather than an advertised yield. Bookings vary by season and villa size; management, platform commissions, housekeeping, utilities, pool care, repairs, insurance, tax and furniture replacement all reduce revenue. Owner occupation creates its own trade-off because the best weeks for personal use may also be valuable rental weeks. The key comparison is therefore net cash flow across different occupancy scenarios, combined with the finite duration of the lease and the cost of eventual renewal. No credible project-specific realised income statement was available.
Solana has enough public detail to be assessed as a real project, and not merely a visual concept. It offers a compact scale, a defined coastal submarket, private amenities, more than one accommodation size and a proposed route into professional management. Yet none of those features resolves the central transaction questions: the precise land parcel, the actual contracting entity, signed lease rights, approved plans, building and operating approvals, stage-payment protections and the confirmed handover schedule. The right villa could suit a lifestyle buyer or a rental operator, but the choice has to be made against those documents rather than projected appreciation.
Ownership format
Bali Spaces markets a 25-year contractual lease with an option to extend by up to 25 years. It is not freehold land ownership; the executed lease, commencement date, renewal price and enforceability have not been reviewed for a specific villa.
Home types & sizes
Published listings describe 85 sq m of villa space on a 90 sq m plot, with a private pool. This is a compact footprint, so the usable outdoor deck and privacy from neighbouring units deserve a careful look. A January 2026 agent offer was USD 239,000; a newer listing and the developer’s advertised entry price are USD 259,000. Neither is a live reservation quote.
Get floor plans and current pricesThe newer record lists 118 sq m built on 130 sq m of land, two bedrooms and a private pool. An earlier Solana listing instead records 130 sq m of building and 2.5 bathrooms. There is not enough public evidence to tell whether this reflects another layout or a different area convention. A dimensioned plan and unit identifier are essential.
Get floor plans and current pricesPrestige Property Bali and BVR Property both describe a 160 sq m home on a 170 sq m plot, with a private pool reported at 20 sq m. Their bathroom counts are not identical. The USD 349,000 figure is a historical asking price, not confirmed current inventory, and the actual handover specification remains unit-specific.
Get floor plans and current pricesOther Bali Spaces development pages mention a custom four-bedroom Solana villa, even though the main Solana page lists one to three bedrooms. No confirmed area, price or design specification was located for the custom product; it should not be treated as an additional standard floor plan.

Location
- The reported setting is Padang Padang in Desa Pecatu, Kuta Selatan, Badung Regency — a coastal part of the wider Uluwatu area on the Bukit Peninsula.
- A third-party map point at 53MV+CMX near Thomas Beach is available for orientation, but it has not been reconciled with a cadastral plan, title boundaries or an official street address.
- Agency material advertises a walk of around three minutes to Thomas Beach. That is a route estimate, not guaranteed pedestrian access from every villa entrance.
- Beach activity, surf breaks and restaurants are part of the local appeal. For longer stays, access roads, evening noise, water reliability, internet service and routine maintenance logistics matter just as much.
- Padang Padang is not one uniform rental micro-market: a villa exposed to traffic can perform and feel very differently from a sheltered lane a short distance away.

Best for: Lifestyle buyers who want a self-contained pool villa near the south-coast beaches, rather than a room in a larger hotel-style residence. For them the site approach, privacy and practical layout should be assessed before the decorative finishes.; Couples spending part of each year in Bali and preferring a compact place they can lock up between visits. Kitchen usability, secure storage, reliable connectivity and a shaded outdoor space will matter more than a carefully staged sales interior.; Families or owners who regularly host friends and need a second or third bedroom. They should be especially cautious about the inconsistent published floor areas and test the actual plan for work, children and guest privacy.; Buyers who want a professionally operated holiday rental and are prepared to review a proper after-cost budget. An available management service is helpful only when permissions, commission structure, accounts and maintenance obligations are clear.; Investors comfortable with a finite contractual lease who evaluate remaining term, renewal pricing and transfer rights alongside potential net income. They do not rely on a developer’s forecast to establish what the asset will eventually resell for.; may not suit: Anyone seeking indefinite, directly registered ownership of the underlying land: the marketed proposition is a fixed-term lease, and the land-title chain has not been made public.; A buyer who needs a fully delivered, income-producing villa immediately. The latest detailed independent listing still described construction work, and the January 2027 date was a target rather than demonstrated handover.; Someone requiring guaranteed net returns, cost-free renewal or a guaranteed resale price. None of those rights has been established for Solana by a reviewed contract.; Buyers unwilling to examine title, permits, the exact plot and the lease before committing. A recognisable developer brand and a clear floor-plan concept do not eliminate those transaction-level unknowns..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- No authenticated Solana land title, titleholder identity, project-specific contracting entity or executed lease was available. Bali Spaces is the established developer brand, but the precise counterparty and enforceability of its advertised further 25-year option remain unverified; an older agent also refers to a different 2051-plus-30-years formulation.
- The 53MV+CMX point is a third-party map reference, not a verified plot boundary. The proposed first-quarter 2027 handover, actual works progress, project PBG and SLF records and official permitted land use have not been substantiated by project documents.
- The main developer page lists one to three bedrooms, while other official pages mention a custom four-bedroom villa. Two-bedroom areas differ at 118 and 130 sq m across sources; historic prices and the 10% initial payment also need a fresh unit-by-unit sales schedule.
