Why this project is worth a look
Neighbourhood-sized development
Thirteen homes make this a very different proposition from a large mixed-use residence. The scale may appeal to people who prefer a smaller community, but the entry gate says little about staffing, shared costs or enforceable estate rules.
A practical bedroom count
The original compact house provides three bedrooms rather than relying on one oversized entertaining area. For a resident that creates room for children, guests or work, though an 80-square-metre plot puts limits on outdoor space.
Optional private pools
The larger designs were offered with pools, while the smaller model was not. That choice has implications for cleaning, utilities, usable yard space and how a property can serve a family over several years.
Sanur without beachfront pricing claims
The published street location places the development in the Sanur Kauh residential area with links towards Renon. Its appeal is the urban-and-coastal combination, not a verified walk-out-to-the-beach setting or a fixed travel-time promise.
Evidence of a later market
A 2026 rental listing refers to a furnished house within the named residence. It helps distinguish an identifiable cluster from a purely conceptual project, but provides no reliable portfolio-wide occupancy figures or investment return.
About the project
Uma Anyara Renon is a compact residential development of 13 two-storey houses in southern Denpasar. The original sales material describes a gated cluster with private plots, living rooms, kitchens and carports rather than a hotel-style estate. Some agents call the properties villas, but the basic proposition is closer to an urban family home than a managed holiday residence. That distinction matters to a buyer. There is no verified resort operator, reception service or estate-wide rental programme to rely on; the value of any particular house rests on its layout, condition, legal title and day-to-day setting.

The project is also marketed as Uma Anyara Residence, sometimes with Sanur added to the name. Both names lead back to the same small development: the listings refer to 13 homes and repeat the original 90, 135 and 145 square metre house types. The more precise published address context is Jalan Tukad Bilok in Desa Sanur Kauh, Denpasar Selatan, within Denpasar City. Renon is a nearby neighbourhood and a useful reference point for local buyers, but it should not be mistaken for the verified administrative location of the site. No dependable plot number or project entrance pin was found.
The original design favoured a relatively generous room count on small urban land parcels. Even the 90-square-metre home was offered with three bedrooms, two bathrooms, a living room, kitchen and carport on an 80-square-metre plot. Larger 135- and 145-square-metre versions were promoted with three bathrooms and private pools. A two-level house can separate family sleeping space from daytime activity, although published descriptions do not establish the precise position of each room. Buyers should not assume that all 13 houses follow one identical floor plan or that a pool comes with the entry-level model.
Plot size is a point of variation rather than a single fixed specification. Devata Property gives an overall range of 80 to 110 square metres. Other agents have advertised a 145-square-metre house on 120 square metres of land, while the description of a separate listing specifies a 110-square-metre house on an 80-square-metre plot even though that portal’s structured field shows 80 square metres of indoor space. Those figures are specific advertisements, not an authenticated final schedule of the whole development. In a completed or partly occupied cluster, owners may also have made alterations, but none can be assumed without examining the actual house and permit history. An inspection should establish both the land boundaries and the lawful built area.
A single shared entrance is part of the original positioning. That may limit through-traffic and help a small neighbourhood feel more contained, particularly compared with a house opening directly onto a busy urban road. It does not prove that guards are present around the clock or that there is a formal homeowners' association. No published management contract, security staffing schedule, shared maintenance budget or estate rules could be verified. These gaps are not reasons to dismiss the development; they simply mean a prospective resident cannot price the ongoing responsibilities from a sales brochure alone.
The asking prices now circulating online need their dates attached. A March 2022 advertisement put the smaller 90/80 type at IDR 1.27 billion; larger configurations were promoted from IDR 1.693 billion, while 145-square-metre homes on different plots appeared at IDR 1.85 billion and IDR 1.9 billion. Devata Property's page still displays those earlier figures alongside a headline of IDR 2.2 billion, yet the same listing carries a sold status. Historical ads remain indexed elsewhere. None of those figures should be treated as a confirmed October 2026 purchase offer, and a live-looking listing is not itself evidence of available inventory.
A more recent rental advertisement gives a different, useful perspective. Updated on 10 August 2026, it describes a furnished two-bedroom house inside Uma Anyara Residence Sanur, with an 80-square-metre plot, roughly 150 square metres of building area and a private pool. The agent's text asks IDR 125 million for 10.5 months, while the portal's automated label calls the amount an annual rent. That inconsistency alone makes the figure unsuitable for a yield projection. The listing does, however, suggest that at least one house has reached a condition in which an owner or agent is offering it for occupation. It cannot establish that every home is finished or legally approved for its present use.
A buyer from overseas faces a separate legal question. Historical advertisements refer to SHM, the Indonesian certificate associated with Hak Milik land ownership. Hak Milik is not a title that a foreign individual can simply acquire in their own name. Indonesian law offers other, conditional arrangements for residential use, including Hak Pakai in qualifying circumstances, but eligibility, price restrictions and the rights attached to a particular site must be assessed together. The automatic 'foreign ownership' option shown on some listing platforms is not evidence of a transferable foreign-buyer structure for this development. No underlying land certificate or buyer-specific ownership documentation was available for review.
Building paperwork needs the same distinction between an advertisement and an issued document. Some older listings use the wording 'SHM and PGB (new IMB)'. This conflates or at least obscures terms: PBG is the current building approval framework, while IMB refers to the earlier permit system. Neither the relevant approved drawings nor an individual house's building approval was available, and no SLF building fitness certificate could be checked. This is particularly relevant where advertised or occupied floor area differs from the original types. A resale buyer needs documents that cover the house as it exists, not only what was proposed during presales.
As a location, Sanur Kauh sits between different everyday needs. Buyers can reach the broader Sanur area while remaining connected to Denpasar's employment, education and medical services. The agents' promised journey times to beaches, central Renon and the airport have not been independently measured and may change considerably in traffic. This is a residential street proposition rather than verified beachfront property. The crucial question for someone moving in is whether the actual route to school, work and shops suits the family's schedule, alongside practical issues such as parking and the use of shared access roads.
The most defensible way to approach Uma Anyara Renon today is as an identifiable small housing cluster with documented historical design options and signs of subsequent use, but without a verified current developer inventory or resale price. The available information can narrow a search and help compare floor plans. It cannot replace the title documents, seller identity, measurement of the selected property, permit file or sale contract. Those checks will determine whether an individual house is suitable for an Indonesian buyer, an eligible overseas buyer or a long-term landlord; the project's former launch prices cannot answer that question.
Home types & sizes
The original smaller layout has three bedrooms, a living room, kitchen and a carport. A private pool was not advertised for this model. Treat the figures as launch-era specifications until the measurements of the particular house are available.
Get floor plans and current pricesThis larger three-bedroom configuration was marketed with a private pool. There is more built area than in the 90 model, but an authenticated room-by-room plan was not available. The existing house and its documentation, rather than a generic type label, settle the detail.
Get floor plans and current pricesThe largest of the three core advertised models includes three bedrooms and was promoted with a private pool and carport. Separate listings refer to a 120-square-metre plot and give different bathroom counts. These are alternatives to verify, not specifications to combine into one imaginary house.

Location
- The most precise published area is Jalan Tukad Bilok, Desa Sanur Kauh, Denpasar Selatan, Denpasar City. An individual plot address and reliably matched entrance coordinates remain unavailable.
- Renon appears in the sales name, but Sanur Kauh is a separate administrative village adjoining Renon. Prospective residents should assess the actual street, not the broader marketing label.
- The development is part of everyday urban Denpasar, making school, work, healthcare and shopping journeys more relevant than a resort itinerary. None of those travel times has been independently verified from the estate gate.
- Sanur's coastal area is within the wider local setting, but the houses are not documented as beachfront. The practical route to a preferred beach remains a location-specific question.
- A broker advertised an approach road of 4.5 metres and a road in front of the development of 5 metres. These are third-party figures, not surveyed access rights or verified measurements.
- The surrounding area is residential rather than a purpose-built tourist compound. Its suitability will depend on the household's routine and, for landlords, the particular rental use permitted for the unit.

Best for: Households seeking a year-round home in southern Denpasar may find the original three-bedroom layouts more relevant than a holiday-style villa with few functional rooms. The compact and pool-equipped models serve different lifestyles and have different maintenance demands.; An Indonesian buyer who wants a landed home in a small cluster can use the historical specifications as a shortlist starting point. The property still needs its own ownership certificate, seller verification, land boundaries and building approvals checked before any decision.; People whose routines straddle Denpasar and Sanur, including work, schooling and medical appointments, may value the residential address. Actual traffic, approach-road access, parking and shared-gate arrangements matter more here than glossy resort positioning.; A long-term landlord or resale buyer might find the later rental advertisement worth investigating as a market signal. It is not evidence of achievable rental yield across the estate, and any permitted use, running costs and rental history must be established for the specific house.; may not suit: Buyers expecting an address directly on Sanur's beachfront, staffed resort facilities or a centrally managed short-stay programme will not find those features documented for this small residential cluster.; A foreign individual planning to take direct Hak Milik title to a land parcel cannot treat the brokers' SHM wording as an ownership solution. Any lawful alternative would require separate, buyer-specific legal analysis.; Someone requiring a guaranteed developer unit at the original presale rate faces a clear mismatch: the main agency page is marked sold, while other internet advertisements may be old or refer to different houses..
