Why this project is worth a look
Built for daily travel
The Simpang Siur setting puts this development near major transport routes rather than an isolated beach enclave. That will appeal to households who drive across South Bali, provided the particular home's access, traffic exposure and acoustic comfort work in real life.
Meaningful size choices
Four published designs span a compact two-storey layout and larger three-level family homes. The best fit is not necessarily the house with the most area: stairs, service space, parking and the amount of home a household wants to maintain may be more decisive.
Managed entry concept
The proposed controlled gate, cameras and security services could make day-to-day ownership more convenient. Their value depends on who operates them, whether the promised system is delivered and what owners pay to keep it functioning.
Private rather than hotel-style
Pools, lifts and leisure spaces are attached to particular house plans or advertised as options, not documented as a universal serviced-residence package. This is a meaningful distinction for buyers comparing their own family home with a professionally operated rental villa.
A traceable launch
Local media documented the June 2025 groundbreaking, and the developer has published plans for four home types. Those are useful reference points, but the disagreement between 53 and 56 homes shows why a current approved master plan matters more than relying on one marketing description.
About the project
V Residence Bali is a gated development of multi-storey private homes in Kuta, close to the Simpang Siur road junction. It is not a beachfront villa resort and is not marketed with a documented hotel rental programme. The project's current website describes 53 homes across four designs on 11,870 square metres of land. That gives prospective buyers a useful starting point: the central offer is a self-contained family home with parking and controlled access in one of South Bali's busiest urban areas. The practical appeal is quite different from a remote holiday villa whose main selling point is privacy by the coast.

Getting around matters here. The address published by the project is Jl. Bypass Ngurah Rai No.8X, Kuta, Kecamatan Kuta, Kabupaten Badung. Airport access, major shopping areas, medical services and onward routes across the southern peninsula all feature heavily in the location story. They are plausible reasons to consider the area, but they do not establish a reliable journey time at any particular hour. A home close to a major road should also be assessed for noise, access in both directions and the route between its driveway and the main arterial road.
The housing range is unusually easy to compare at the broad level. Virginia is a two-storey, three-bedroom home with a 100 sqm plot and 125 sqm of reported building area. Vanilla occupies the same plot size but spreads 204 sqm of building area over three floors, with a 3+1-bedroom arrangement. Violette and Valerian move to 160 and 180 sqm plots and published building areas of 360 and 401 sqm. More floor area changes the daily experience: people must move between levels, maintain more rooms and make use of spaces that may not be necessary in a smaller home.
The project names Victory Group as the developer. Local reporting around the groundbreaking on 5 June 2025 identified PT Victory Prime Estates as the company building the scheme. KVP Land also lists V Residence among its own projects, while a Galaxy Property listing describes KVP Land as managing it. These references are useful background, but they should not be treated as proof that every named business is a contractual guarantor. The buyer needs to identify the legal seller, the land-right holder, the company receiving funds and the entity responsible for construction defects and completion.
The two larger house types show a private swimming pool and lift, with the pool incorporated into the family's living levels rather than described as a shared hotel-style facility. Vanilla's official floor description includes a private lift; Virginia is presented as a simpler house with two car spaces and no comparable standard pool or lift claim. The developer's facilities page also advertises a single-entry system, 24-hour security, smart-home technology and various exercise or entertainment spaces. Some features are design options, not promises that every completed property will contain them, so a room-by-room specification is essential.
Public starting prices on the V Residence website are IDR 5 billion for Virginia, IDR 7 billion for Vanilla, IDR 12 billion for Violette and IDR 14 billion for Valerian. A Rumah123 advertisement updated in August 2026 quotes IDR 4.7 billion for a Virginia-style home. The difference is worth noting, but it is not evidence of a universally available discount. Different advertisements may be based on older stock, different lots or unconfirmed promotional terms. A buyer should compare written offers for the same identified house, with any taxes, transfer costs and fit-out details itemised.
Construction began with a publicly reported groundbreaking in June 2025. That confirms an event, not the extent of construction completed by October 2026. We could not substantiate a final delivery schedule, occupancy clearance or the handover status of individual homes from the available published material. A website with detailed floor plans and recent articles remains a sales and information channel, not a technical completion certificate. Anyone who needs to move in by a firm deadline should make the handover commitment, inspection procedure and remedies for delay explicit in the purchase documents.
Water and electricity deserve as much attention as the floor plan. At launch, the project promoted a connection to the Badung municipal water provider, electrical capacities of 7,700 VA for two-storey homes and 11,000 VA for larger designs, plus CCTV and a managed entrance. Those are stated specifications rather than independently tested services in a handed-over building. The cost of internal-road maintenance, security staffing, water systems, shared lighting and the organisation that controls them should be understood in advance. Even in a development without hotel services, recurring estate charges affect the owner's true carrying cost.
Flood resistance is another prominent sales claim. Project representatives told local reporters that the entrance would be raised by around two metres relative to the road and described drainage measures around the site. Such engineering could be relevant, but it does not eliminate flood risk without evidence on runoff, adjoining land, drainage performance and severe-rainfall conditions. No independent flood-risk assessment for this development was verified in the public sources reviewed. A purchaser should distinguish a developer's assurance from the documents and inspections that demonstrate what was built and how it performs.
Land ownership is especially significant for an overseas buyer. Several Indonesian listings label homes as SHM, short for Hak Milik, a form of freehold land title under Indonesian law. A non-Indonesian individual should not read this as permission to register that title in their own name. Indonesian regulations provide specific mechanisms for eligible foreign residents, including Hak Pakai, a right of use subject to legal conditions, but the appropriate route depends on the property, the purchaser's status and the available deeds. There is no verified unit-specific title or contract here from which to identify what a foreign buyer would actually acquire.
Broker advertisements also describe PBG, the applicable building approval, and SLF, the building's certificate of fitness for use, as included in the sales price. That language is not documentary evidence that the approvals have been issued for the particular house. Nor does the developer's promise to split land certificates within two months prove that the subdivision has already occurred. Plot boundaries, registered access, rights over shared roads and the proposed transfer mechanism need to be read together rather than inferred from a commercial brochure or the term 'legality guarantee'.
V Residence may suit someone choosing a permanent base in Kuta, valuing family space and practical connections across the southern island. It offers enough design variation to make a real comparison between smaller and larger homes. What it does not yet offer publicly is a verified basis for promises of rental returns, an unconditional flood guarantee, a fixed move-in date or a simple foreign freehold transaction. A sensible assessment keeps those uncertainties visible while focusing on the exact home, its contract and the everyday experience of living there.
Home types & sizes
The entry model places living, dining and kitchen space downstairs, with three bedrooms above. Its published features include parking for two cars, home automation and CCTV. A private pool or lift should not be assumed from the estate-wide marketing materials. The arrangement is more straightforward than the larger designs, although buyers still need to consider stairs, garden space and the actual inclusion schedule for the selected home.
Get floor plans and current pricesVanilla uses a 100 sqm plot vertically, with three storeys and a larger internal building area than Virginia. The project's floor descriptions place service and bedroom functions on the lower level, living space in the middle and additional bedrooms above; a private lift is shown. It is worth asking how much of that area is everyday living space, what maintenance the lift requires and whether any optional leisure facilities are actually included.
Get floor plans and current pricesViolette moves into a larger three-level family-home format. Its published plan features a private swimming pool, guest accommodation, utility areas and bedrooms separated from the main shared living floor. This could suit a household needing more privacy between activities, but pool service, vertical circulation and cooling costs deserve attention. Exact car capacity and equipment should follow the contractual plan rather than generic material used across the project.
Get floor plans and current pricesValerian is the largest of the four designs currently shown by the project, with a 180 sqm plot and a 401 sqm building. Its planning separates car and service functions, a shared living level with private pool, and upper-floor sleeping rooms; the project also describes a lift and private exercise space. The premium over smaller models buys a different way of living, together with more systems and space to maintain, not merely a bigger floor-area figure.

Location
- The development is in the Simpang Siur section of Kuta near Bypass Ngurah Rai. Its identity is urban and road-oriented; it should not be described as a beach-access property simply because Kuta's coastline is within the broader district.
- Airport routes, Mall Bali Galeria, hospitals and onward connections toward Jimbaran and Nusa Dua are the recurring location references. They may be useful destinations, but advertised driving times should not be treated as dependable travel estimates in fluctuating traffic.
- The developer publishes a street address ending in No.8X. Public material reviewed did not allow us to verify the precise parcel boundary or a reliable project-coordinate point, so the location is given by address rather than a guessed central Kuta marker.

Best for: For a family intending to live in South Bali year-round, the choice of two or three floors, three or more bedrooms and on-site parking offers flexibility. The decision will hinge on practical details that large renderings rarely answer: child safety around water, stair use, shade in daytime rooms, traffic noise and the quality of shared roads. A family should inspect the specific plot instead of assuming all addresses inside the gate feel the same.; Frequent travellers who want a Bali base rather than a full-time holiday rental operation may find the Kuta road links appealing. Leaving a house unoccupied still creates responsibilities for security, utility bills, ventilation and routine maintenance. The estate's advertised guards and cameras do not automatically create an owner's management service; the existence and price of any separate arrangement should be established before deciding that the property can be left unattended for long periods.; Buyers with extended families or several simultaneous daily activities may be drawn to Vanilla, Violette or Valerian because their layouts separate sleeping, living and service functions. A private lift can be valuable for less mobile relatives, but only if its dimensions, backup power, installation certification and servicing are suitable. A three-storey layout may be a substantial benefit for one household and an avoidable complication for another.; A purchaser who is prepared for document-led due diligence will find tangible points to examine: a named developer brand, a public location, published design types and local coverage of the launch. For an international buyer, none of these resolves the legal structure on its own. The title-holding party, permitted acquisition route, contracting entity, deposit protection and completion obligations have to be established for the particular property before a quoted price can be treated as the cost of a real transaction.; may not suit: The project is not an evidenced turnkey short-stay investment with a published operator agreement, occupancy history or audited rental accounts. Someone principally buying projected annual income should not infer returns from proximity to the airport or from the presence of a private pool. Zoning, any permissions required for rental operations, realistic management costs and net income need separate, property-specific work before the investment thesis can be tested.; Buyers looking for a beachfront retreat, walking-distance coastal lifestyle or land they can register directly in their own name as foreign individuals under Hak Milik will need a different answer. V Residence is beside a major urban transport corridor, and an agent's SHM label is not a substitute for lawful foreign ownership structuring. It may also be unsuitable for a buyer with a non-negotiable move-in deadline until construction progress and a contractual handover date are established..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The current V Residence site shows 53 homes, four principal designs and 11,870 sqm; June 2025 reporting, KVP Land and agencies repeatedly cite 56 homes. One agency also states 11,740 sqm and lists a fifth type, Velvet. A current approved master plan resolving these discrepancies has not been reviewed.
- Agency listings describe SHM/Hak Milik land titles and include PBG building approval and SLF occupancy fitness in their advertised pricing, but title records and issued approvals for the exact parcel and unit were not reviewed. The lawful buyer interest for a non-Indonesian purchaser and the legal seller receiving the payment remain unverified.
- Groundbreaking was reported on 5 June 2025; a current unit-by-unit build schedule, completed handovers and commissioning evidence are not publicly verified. The claims regarding flood protection and rapid land-certificate subdivision likewise have not been substantiated with an independent assessment or unit-specific land documents.
