Why this project is worth a look

Established, not off-plan

The original phase is built and developer sales are closed, so there is no new-build construction exposure to assess. The due-diligence burden simply shifts to the individual resale house: maintenance, alterations, services, legal title and whether the advertisement matches what is actually registered and included.

Three distinct products

The project combines two townhouse formats with a much larger four-storey home office. Their size, land component and intended use are too different for a single project-average price to be very meaningful. Choose the product type first, then compare like-for-like resale homes.

Accessible resale entry

Current listings show an entry point around THB 2.8 million, well below some larger homes and historical home-office prices. That figure is a single-property asking price, not a valuation for the whole estate. Plot size, corner position, renovation standard, parking and owner extensions can change the economics substantially.

Space over rail access

The trade-off is straightforward: buyers can get ground-level space, parking and a suburban Bangkok address without paying central-city prices, but the project is not within walking distance of an operating MRT station. It suits car-based households far better than buyers who expect daily rail convenience at the gate.

Land changes the legal route

For a foreign buyer, this is not equivalent to buying a condominium unit under the foreign quota. The land element means the exact title and permitted ownership or long-term-use structure must be reviewed before a deposit becomes meaningful. A freehold label in a listing does not override Thailand’s restrictions on direct foreign land ownership.

About the project

Verve Petchkasem 81 is a low-rise SC Asset development in western Bangkok, on Macharoen Road, also known as Soi Phet Kasem 81, in Nong Khaem. It is no longer a new-launch project. Developer sales are closed and, in 2026, the practical market is resale. The original phase contains 181 properties, combining two-storey townhouses with four-storey home-office units. That changes the way the project should be assessed today. The useful questions are no longer about launch promotions or a developer payment plan; they are about the exact resale home, its physical condition, owner alterations, title documents, community charges and what will actually transfer at completion.

The name needs careful handling because there is a separate Verve Petchkasem 81-2 nearby, and some property databases appear to mix details between the two. They are distinct projects: the original Verve Petchkasem 81 has 181 units, while Verve Petchkasem 81-2 has 164. This dossier uses only the original 181-unit project. Completion dates are less tidy, with 2018 and 2019 both appearing in public databases, but the present-day status is clear enough for a buyer: the original phase is fully built, was already almost entirely sold several years ago, and developer sales are now closed. It is therefore best understood as an established community rather than an off-plan or newly completed estate.

Read moreShow less

The site plan is more varied than a standard townhouse compound. The 181-unit plan is split between 159 two-storey townhouses and 22 four-storey home-office units, with the more commercial-style home offices positioned toward the front of the site and the residential lanes deeper inside. The original townhouse range included the roughly 112 sqm Loft plan and the larger roughly 135 sqm Luxe plan. The home-office product was around 272 sqm over four levels. Those original layouts are still useful for understanding the bones of the project, but resale homes may no longer match the brochure exactly. Owners have enclosed kitchens, added canopies, changed room counts and sometimes advertise areas using different conventions, so a listing should be checked against the physical house and its registered documents rather than matched mechanically to an old plan name.

Pricing now belongs firmly to the resale market. An active listing checked on 7 October 2026 was asking THB 2.8 million, while other homes in the project were offered at materially higher prices. The spread is not surprising because the project contains small standard townhouses, larger plots, corner units and the much bigger home-office format. A lower asking price is therefore a market entry reference, not a project-wide value. For any specific property, compare land size, actual usable area after alterations, parking, orientation, renovation quality, roof and services, and exactly what furniture or built-in work is included. In an eight-plus-year-old low-rise community, the individual home’s maintenance history can matter more to value than the developer’s original launch price.

The original communal package was substantial for this type of suburban estate: a swimming pool with a children’s section, fitness room, shared work lounge, garden, playground, controlled access, CCTV and 24-hour security. Under the original estate arrangement, the main clubhouse facilities were reserved for townhouse residents, while the home-office zone had its own frontage and shared surface parking. That historical distinction is worth checking again if the target property is a home office. Current access rules, community fees and any separate obligations should come from the present juristic or estate management body, not from an old sales brochure. The same caution applies to the historical common-fee figure found in older sources: it helps explain the original structure but should not be treated as a 2026 payable amount without confirmation.

This is a road-led location rather than a rail-led one. The project fronts Macharoen Road, about 1.2 km by road from the main Phet Kasem Road. That gives useful access to the western Bangkok road network, including Phet Kasem and Phuttha Sakhon, but it is not a walk-to-MRT address. The operating Blue Line reaches Lak Song; a project review measured the road distance to Lak Song at roughly 9.6 km. Everyday shops, schools and medical facilities are available around Nong Khaem, yet the location will feel much more natural to a household that drives than to someone expecting central-Bangkok transit convenience. In practical terms, buyers are trading station proximity for more ground-level space and a suburban residential setting.

Foreign ownership is the main legal filter. A townhouse here is a landed property, so the familiar condominium foreign-quota route does not apply. Under Thai law, foreign individuals generally cannot own land directly, except under narrow statutory exceptions. A resale advertisement may describe the property as freehold, but that describes the local tenure being sold; it does not mean a foreign individual can automatically register the land in their own name. Before paying a deposit, a foreign buyer should see the title deed for the exact home, identify the registered landowner, check mortgages or other encumbrances and have a compliant ownership or long-term-use structure reviewed for that transaction. Thai buyers face a simpler ownership route, but the title and encumbrance checks remain basic due diligence for any resale house.

Ownership format

Resale listings describe these homes as freehold, but a foreign buyer should not read that as an automatic right to register the underlying land in their own name. Foreign individuals generally cannot own land in Thailand except in narrow statutory cases, so the title deed, registered landowner and compliant transaction structure must be checked for the specific property.

Home types & sizes

Loft — two-storey townhouse
about 112 sqm; land from 17.7 sq wah
2 bathrooms

The original compact plan had two bedrooms, two bathrooms and parking for two cars, with launch material citing a frontage of roughly 5.45 metres. Resale listings sometimes advertise the same basic footprint with three bedrooms or more usable space after owner alterations, so the current physical layout needs to be checked on inspection.

Luxe — two-storey townhouse
about 135 sqm; land from 21.1 sq wah
3 bathrooms

The larger residential plan originally provided three bedrooms, three bathrooms, a flexible extra room and parking for two cars, with a launch-era frontage of about 5.7 metres. On resale, distinguish the original built area from later canopies, enclosed kitchens and other owner modifications before comparing prices.

Home Office — four-storey home office
about 272 sqm; land from 27 sq wah
3 bathrooms

The largest product sits near the main entrance and was designed to combine residential and work functions. Launch material described two bedrooms and a more commercial-facing lower level with glazed frontage, with separate parking areas in front of the home-office zone. Current permitted use, community access and estate rules should be confirmed for the specific resale unit.

The layouts above describe the original product range, not a promise that every resale home still matches the brochure. Current advertisements show different room counts and areas because of owner extensions, reconfiguration and different measurement conventions. When comparing two homes, start with the registered plot and documents, then the physical built area, and only then the asking price. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The project is on Macharoen Road, also known as Soi Phet Kasem 81, in Nong Khang Phlu, Nong Khaem. The same road address may appear in listings as either Macharoen Road or Phet Kasem 81.
  • Launch-era route reviews place the entrance roughly 1.2 km inside from the main Phet Kasem Road. That gives practical car access to a major arterial, while still meaning the homes are not directly on Phet Kasem itself.
  • The operating Blue Line reaches Lak Song. A detailed project review measured the road distance to Lak Song at about 9.6 km, so this should not be marketed or assessed as a walk-to-MRT location.
  • Local everyday infrastructure is present around the estate. Convenience retail is available within a few hundred metres, with Vichaivej International Hospital Nong Khaem roughly 2.5 km away and Makro Om Noi roughly 2.8 km away; actual routing and travel time should be checked again on the viewing date.
  • In practical terms, this is a western Bangkok suburban address dominated by low-rise housing. It can work well for a driving household that wants more space for the budget, but the daily commute to central Bangkok by public transport alone will be materially less convenient than from a rail-adjacent project.

Best for: A household looking for a completed two- or three-bedroom townhouse with its own entrance and parking rather than an apartment in a high-rise building.; A buyer who values usable house and land area within Bangkok more than walkable rail access or a central-city postcode.; Someone comfortable with resale due diligence and willing to choose on physical condition, documents and the quality of owner alterations rather than a uniform developer specification.; A home-office buyer who genuinely needs a live-work format and is prepared to verify current permitted use, parking arrangements and access to communal facilities.; An investor willing to underwrite the individual resale property and local demand rather than relying on a guaranteed yield or a generic capital-growth story.; may not suit: A foreign buyer expecting to register a house and its land in their own name as simply as a condominium purchase; the land component requires a different legal route and transaction review.; Someone without a car for whom daily walkable access to an operating MRT station is non-negotiable.; A buyer seeking fresh developer inventory with uniform specifications, a current instalment plan and new-build handover terms; this is now a resale community and individual homes vary..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Sources disagree on the completion year: some project databases use 2018, others 2019, while SC Asset's 2019 filing still showed the overall construction programme as incomplete. The project is clearly completed today, but a single hard completion year should not be treated as fully reconciled without an additional project document.
  • The current community fee and home-office access rules have not been independently confirmed. Historical material cited THB 52 per sq wah per month and stated that the main clubhouse was for townhouse residents; those rules may have changed by 2026.
  • The title-deed type, registered owner, encumbrances and foreign-buyer structure have not been checked for any specific resale home. Those documents need property-level review before a material deposit is paid.
