Why this project is worth a look
Mature resale stock
The development no longer carries new-build construction risk: the streets, neighbourhood and houses have existed for years, and the buyer can inspect the exact property being purchased. Age creates a different risk profile. Roofs, waterproofing, electrical systems, plumbing, air-conditioning, extensions and finishes should be assessed house by house. In a mid-2000s townhouse community, a competent condition survey can matter more than the original marketing concept.
Established northern Bangkok location
The address is anchored to Watcharapol Road and Soi Watcharapol 10 in Khlong Thanon, Sai Mai. Sources connect the area with Ram Inthra, Sai Mai, Sukhaphiban 5, Don Mueang and Bangkok's expressway network, while the Pink Line now serves the wider Watcharaphon corridor. This is best understood as a car-friendly residential part of northern Bangkok rather than a central walk-to-everything location. Anyone depending on rail for a daily commute should check the actual door-to-station route from the specific house rather than relying on a general 'near MRT' label.
House-specific pricing
The THB 3.4 million reference belongs to one resale townhouse on a 24.7-square-wah plot; it is not a developer list price or a project-wide average. In an established estate, asking prices can diverge substantially depending on plot position, corner status, parking, renovations, extensions and maintenance history. A cheaper home with poor waterproofing or undocumented additions can require more capital after transfer than a higher-priced but well-maintained alternative.
Title before brand
SC Asset is an established developer and remains active, but a resale purchase nearly two decades after the original launch is a transaction with the current owner, not with the original developer. The brand does not replace checks on title, seller authority, registered encumbrances, community arrears or alterations. A foreign buyer also has to resolve the land-ownership structure at the outset, because the legal treatment of a townhouse is not the same as foreign freehold ownership of a condominium unit.
Market evidence needs cleaning
Public inventory for the exact project is thin, and at least one major portal appears to mix in a Vista Park listing from another Bangkok location. That makes project-wide average pricing or confident liquidity claims unreliable. A buyer valuing a specific house should build a fresh comparison set for Soi Watcharapol 10, ask local agents about recently completed transactions, and adjust for plot, condition and renovation scope rather than relying on a portal average.
About the project
Vista Park Watcharapol is an established townhouse community in northern Bangkok, in Khlong Thanon within Sai Mai district. It should be approached as a mature resale project rather than a new launch. The development was already being marketed in the mid-2000s, and homes now change hands between private owners. That changes the due-diligence priorities: the buyer is not choosing between developer release phases or construction payment plans, but between individual houses that may differ materially in maintenance, renovations, extensions, parking, land position and documentation. Early material from 2006 links Vista Park Watcharapol to SC Asset, while SC Asset remains an active Thai developer today under the legal name SC Asset Corporation Public Company Limited.
The project is identified around Soi Watcharapol 10 on Watcharapol Road, Khlong Thanon, Sai Mai, Bangkok 10220. A historical route guide gives coordinates of 13.893586, 100.640091 and places Vista Park opposite Vista Avenue Watcharapol. That detail matters because several Bangkok developments use similar Vista branding, and property portals occasionally attach the wrong listing to the wrong project. This dossier treats the Sai Mai project as the subject and excludes Vista Avenue Watcharapol, Vista Park Ratchada–Ramindra and properties marketed as Vista Park in Chaeng Watthana. It also keeps Vista Park Watcharapol 2 separate: Thailand's Department of Lands lists that as its own land-allocation project with 123 rowhouse plots, so its specifications cannot be carried over to the first development.

Open databases disagree on the original project size. Connex and ZmyHome report 115 units, while PropertyHub and LivingInsider show 113. A two-unit difference may come from different counting conventions, later consolidation or database error, but there is no primary document in the open source set that resolves it. For that reason the total-unit field is deliberately omitted rather than presenting a precise number as settled fact. The completion year also conflicts across portals, but the chronology is more informative: the project was already being promoted in 2006, Connex and ZmyHome both give 2007 as completion, and Homenayoo documented the development in detail in 2012. PropertyHub's 2016 date cannot represent the original completion of the same project. we therefore use 2007 while preserving the conflicting records as an explicit limitation.
The clearest live resale reference found on 7 October 2026 is THB 3.4 million for a three-storey townhouse on 24.7 square wah of land, with three bedrooms, three bathrooms, a kitchen and parking for two cars. The same property is syndicated by InterHome, LivingInsider and BaanFinder, which makes it useful as a lower current asking-price anchor. It should not be read as the project average. In an older townhouse estate, price differences can reflect corner positioning, plot size, extensions, refurbishment, roof and waterproofing history, electrical and plumbing work, and the condition of shared infrastructure. A THB 4.29 million listing shown inside PropertyHub's project page appears to describe a Vista Park property in Chaeng Watthana and is therefore not treated as reliable evidence for the Watcharapol project.
For a foreign buyer, legal structure is as important as physical condition. A townhouse is tied to land rights, and Thailand does not generally allow a foreign individual to own land directly except under narrow statutory exceptions. This is materially different from buying a condominium unit under the foreign-quota regime. Before paying a reservation or deposit on a resale townhouse, a foreign purchaser needs to establish whose name is on the land title, whether the building ownership is documented separately, what rights are actually being transferred, and whether the proposed structure is lawful for that buyer. Nominee arrangements should not be treated as a routine workaround. For a Thai buyer, or for a household with a lawful and transparent land-holding structure, the project can be evaluated primarily as a mature residential community; for a foreign buyer, title and ownership structure have to be screened at the beginning of the process.
With a resale townhouse of this age, comparison is more useful when it starts with the things that cannot be cheaply changed after transfer. Plot position, access, practical parking, daylight, neighbouring buildings and the house's location within the estate will remain long after cosmetic finishes are replaced. The next layer is alterations. Thai townhouses are often modified over time with enclosed rear kitchens, new canopies, changed partitions, additional air-conditioning or other building work. Renovation is not inherently negative, but the buyer needs to distinguish sound, documented improvements from changes that may create water-ingress, heat, ventilation or future resale problems. That is particularly relevant at Vista Park Watcharapol because the live market consists of individual second-hand houses rather than a standard set of developer units. Two homes with similar bedroom counts and plot sizes may have very different maintenance histories and capital requirements. A sensible comparison therefore starts with title and physical condition, adds the realistic cost of bringing each house to the desired standard, and only then compares asking prices.
Common areas need the same caution. PropertyHub lists security, CCTV, green space and a children's area, but different versions of the platform's project record contradict each other on a much broader amenity set. That is a familiar weakness in databases for older estates: facilities may be copied from legacy records, presented generically, or left unchanged after operations evolve. This dossier therefore keeps only the basic community features that appear plausible from the available project records and does not claim a pool, gym, sauna or other disputed facilities as current fact. Before purchasing, a buyer should inspect the estate at a normal time of day, look at internal roads, lighting, gate operation, visitor parking, waste management and shared areas, and ask the seller for the current community charges and any outstanding balance. In a mature low-rise development, day-to-day management can influence both living quality and future resale demand as much as the original developer name.
The transaction itself also deserves a more document-led approach than a new-build purchase. The seller is transferring a specific set of registered rights and physical improvements, not simply a generic 'house in the project'. Before a deposit is paid, the buyer should match the land title to the seller's identity, check registered encumbrances, and understand whether the physical house corresponds with what can be supported by documentation. If previous owners have added a rear kitchen, canopy, enclosure or other extensions, it is worth confirming whether approvals were required and whether those changes could complicate a future transfer. Utility balances, community charges and the inventory included in the sale should also be made explicit; air-conditioning units, built-in furniture, pumps and other fixed equipment are better listed than assumed. In an older resale property, this level of detail reduces post-transfer surprises far more effectively than a general statement that the home is 'ready to move in', and it makes price comparisons more meaningful because future capital expenditure is part of the real acquisition cost.
Ownership format
A townhouse transaction involves rights to land. Direct foreign ownership of land in Thailand is generally restricted, apart from narrow statutory exceptions. The land title, ownership of the building and the transaction structure must therefore be checked for the specific house before funds are committed.
Home types & sizes
A currently listed resale example has three storeys, a 24.7-square-wah plot, a kitchen and parking for two cars. No reliable open archive of every original house type in the first phase was found, so this card represents a verified market configuration rather than a complete original floor-plan catalogue.
Sources conflict on the standard number of storeys: an older Connex project profile states two floors, while a current verified resale house in the project has three. Storey count is therefore not presented as a single project-wide specification. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 3.4M based on a live resale listing checked on 7 October 2026. This is a lower resale-market reference, not a developer price; the specific house, condition, availability, title and final terms need to be checked individually.
- Completed: 2007
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Project size conflicts across databases: Connex and ZmyHome report 115 homes, while PropertyHub and LivingInsider report 113. No primary first-phase document was found that resolves the difference.
- Completion records conflict: Connex and ZmyHome give 2007, LivingInsider shows 2006 and PropertyHub gives 2016. we use 2007 because the project was already being marketed in 2006 and was documented in detail well before 2016.
- A complete original floor-plan archive, a primary-source list of currently operating common facilities and the first phase's project-specific land-title structure were not found in open primary material; these need verification for the selected house.
