Why this project is worth a look

Space beyond an apartment

The standard designs range from 189 to 276 square metres and provide parking for two or three cars. Living and sleeping areas can be separated across two storeys without the shared corridors of a high-rise building.

A flexible ground floor

JOVIAL includes a downstairs bedroom, while the documented JOYOUS arrangement has two ground-floor rooms. That flexibility matters for guests and older family members, although accessibility cannot be judged from a bedroom count alone.

Shared facilities without a private pool

Residents have access to a clubhouse, pool, gym, children’s room and central park. They are useful neighbourhood amenities, but they should not be confused with a private swimming pool or an all-inclusive property-management package.

A western Bangkok base

Majareon Road connects into the Phetkasem and Bang Bon 5 road network. That positioning may suit households already based in the west, while Lak Song MRT is approximately 10 km away on the developer’s own figures.

Existing houses to inspect

Resale homes are being marketed, allowing prospective buyers to assess completed interiors and systems rather than relying solely on plans. Title arrangements and the disagreement over the published plot count still need documentary answers.

About the project

Venue ID Petchkasem 81 is a community of two-storey detached houses in Nong Khaem, on Bangkok’s western side. It offers a different proposition from a central-city condominium: rooms spread across two levels, parking at the house, an individual land plot and shared neighbourhood facilities. SC Asset markets three core home designs with stated floor areas of 189, 210 and 276 square metres. JOLLY, JOVIAL and JOYOUS are layouts within this estate, not separate developments or phases requiring their own project records.

The address is Majareon Road, also known as Soi Phetkasem 81, in Nong Khang Phlu. The setting works best when the household’s regular destinations lie in western Bangkok or along the roads connecting Phetkasem, Bang Bon 5 and Ekachai. It would be misleading to sell it as an inner-city address simply because Bangkok is written in the postal address. What residents gain is the possibility of a detached home rather than a high-rise apartment. The trade-off is that daily travel may depend more heavily on a private vehicle.

The developer places MRT Blue Line’s Lak Song station at roughly 10 km. That is a useful reality check: this is not a house from which most residents will simply walk downstairs and catch the train. Getting to a station is its own journey. A commuter travelling to central Bangkok five days a week may judge the property very differently from a family whose work, schools and relatives are nearby. A map alone cannot settle the question, especially when the morning and evening driving patterns are different.

The immediate area provides conventional suburban services rather than a walk-everywhere city-centre lifestyle. SC Asset gives a convenience-store distance of approximately 0.3 km, Victoria Gardens at 5.5 km and The Mall Bang Khae at 9 km. It also lists Southeast Asia University at 4.7 km and Mahachai 2 Hospital at 6.7 km. These are published project reference distances, not independently tested driving times. The relevant school, hospital department or workplace for one household may be in a different direction entirely, and peak-hour conditions can change the usefulness of a route.

SC Asset’s publicly advertised range was THB 7.99 million to THB 15 million when checked in October 2026. Separately, the resale market has shown a four-bedroom, 210-square-metre house offered at THB 8.5 million, alongside larger houses at different asking prices. The developer’s starting figure is not a live reservation confirmation, and the cheapest resale is not necessarily a like-for-like alternative. Plot size, furnishing, modifications, ownership documents and actual condition can all change what a seemingly similar house is worth to a particular buyer.

There are occupied or marketable completed homes and active resale advertisements, so a buyer is not restricted to purchasing an unbuilt house from a rendering. The precise completion year of the entire estate is harder to establish. Several portals say 2025; one resale agency profile says 2023; and a detailed site review was already discussing show houses in January 2023. Those dates may refer to different milestones or parts of the estate. Without a verified developer handover schedule, the more useful records for an individual purchase are the building’s actual completion and occupation history and the dates shown in the title and transfer documents.

JOLLY is the entry design at 189 square metres. Its published configuration provides three bedrooms, four bathrooms, parking for two vehicles, a kitchen and space for family living upstairs as well as downstairs. That arrangement may suit a household wanting private bedrooms without surrendering every shared activity to the main lounge. A spare sitting area can become somewhere for homework, a quiet conversation or children’s play. The practical value lies in how those rooms connect, not in the label assigned to the extra living space.

The middle design, JOVIAL, provides 210 square metres, four bedrooms, four bathrooms and two parking spaces. A documented version places one bedroom on the ground floor, with three more upstairs. This can be a meaningful advantage for a grandparent, someone who does not want to climb stairs frequently, or a visitor staying for several weeks. Yet a downstairs bedroom is not proof of wheelchair-friendly access. Door widths, thresholds, bathroom layout and the route from the parking area still determine whether it works for someone with limited mobility.

At 276 square metres, JOYOUS is the largest standard design. It is presented with five bedrooms, five bathrooms and three parking spaces. In the reviewed show-house layout, two rooms are on the ground floor, while the upper floor contains three bedrooms and an additional area beside the principal bedroom. A household with several generations or relatives visiting regularly may put that space to good use. For a smaller family, the same floor area brings more cleaning, cooling and maintenance obligations without necessarily improving everyday comfort.

The three designs therefore answer different questions. JOLLY can give a smaller family defined sleeping and living areas. JOVIAL introduces a ground-floor room that may be useful over the years as household needs change. JOYOUS offers capacity for a larger household, but only if the extra bedrooms and car spaces are genuinely needed. Advertised floor area is not a surveyed net-area guarantee, and no public floor-area reconciliation for individual resale plots was found. The layout and measurements attached to a particular house should take precedence over the name of the model.

Shared facilities are an integral part of this project rather than amenities inside each private property. SC Asset lists a clubhouse, swimming pool, gym, co-working space, children’s room and main park. An early independent site review described a 25-metre shared pool with a children’s section. Buyers searching specifically for a private pool villa should not confuse this provision with a pool within their own plot. For residents who only swim occasionally, however, a communal pool can avoid the additional upkeep of private pool equipment and water treatment.

The combination of a children’s playroom and a place to work is useful precisely because those spaces serve different purposes. The co-working area may suit an occasional call or a short working session, but it is not equivalent to having a private office at home. Shared rooms come with opening hours, other users and operating rules. Likewise, a central park can be valuable for daily time outdoors without replacing whatever private garden an owner wants. A viewing should consider how the household would actually use each shared amenity, not just how many features appear in a brochure.

SC Asset lists access control and CCTV for the estate. A detailed review from the project’s early sales period also described round-the-clock guards and licence-plate recognition at the gate. These features can make arriving home or admitting visitors more convenient, but they are not a guarantee against crime or interruptions. For residents, the management of the system is as important as its original specification: whether guests can be registered easily, what happens during a power failure and who maintains the gate equipment can affect ordinary days more than promotional language suggests.

Early project coverage also discussed provision for electric-vehicle charging equipment, electronic door locks, intrusion sensors and some remotely managed home systems. Smoke and heat sensors were among the features described. Those details make sense as questions about a particular property today, not promises that every resale home retains its launch specification. Technology may have been disabled, replaced or tied to a maintenance arrangement. A practical inspection looks at whether the electrical provision, alarms, network connections and controls work now, and at who is responsible for restoring them when they fail.

There is a recurring cost dimension beyond the asking price. A review published in January 2023 cited a common-area fee of THB 65 per square wah of land per month. That is historical information, not confirmation of the charge applicable in October 2026. Electricity, water, air conditioning, garden maintenance, internet and eventual repairs can be separate household expenses. A buyer comparing two plots needs the current assessment and the services it covers, rather than assuming the original tariff still applies or calculating an invented monthly bill from a general price range.

Published project profiles generally describe 117 homes within a site measuring 28 rai, 2 ngan and 50.7 square wah. Those are Thai land-area units, not the usable interior floor area of a house. Individual plots have been marketed in a range from 50.3 to 91.6 square wah. Plot shape, side setbacks, exposure and the amount of outdoor space you can actually use matter more than the land figure alone. Two houses with the same interior design need not offer the same garden or parking experience.

One significant inconsistency deserves attention. Many residential portals report 117 homes, but Thailand’s Department of Lands has a record under the same project name and developer showing 177 plots allocated for detached housing. The registered site area matches the published area of 28 rai, 2 ngan and 50.7 square wah. Plot counts and built homes do not always describe precisely the same thing, yet there is not enough accessible documentation here to reconcile those particular figures. It would be wrong either to quietly substitute 177 for the advertised home count or to dismiss the government record without seeing the approved subdivision plan.

The legal difference between a detached house and a condominium is decisive for overseas buyers. The condominium foreign-quota framework does not apply to a house and its land. An ordinary foreign individual cannot normally acquire freehold land in Thailand, although narrowly defined statutory exceptions exist and require their own eligibility and approvals. A listing marked “freehold” tells you how a property may be offered on the Thai market; it does not establish that a foreign buyer can register that land in their own name. The land right must be assessed before the purchase can be evaluated sensibly.

A registered long-term lease of land, generally for up to 30 years under the ordinary residential framework, may sometimes be considered together with separate rights concerning the building. Any later renewal is conditional and must not be treated as an already vested extension. Nothing reviewed for Venue ID Petchkasem 81 establishes a project-specific lease offering to foreign individuals, a registered building-ownership structure, or standard terms that would make such a transaction available for a particular house. Those points require documents from the seller and independent legal scrutiny, not an inference from the estate’s marketing material.

A Chanote is a formal Thai land title with surveyed parcel boundaries. The word is worth recognising because it may appear in the documents for an individual plot, but a public project description is no substitute for checking the actual title. The seller’s name, title number, parcel boundaries, existing mortgages or other registered interests, and the building’s ownership history should connect to the property being offered. Common-area ownership and the legal body authorised to collect estate charges deserve attention as well. No plot-specific title copy was available in the sources reviewed for this page.

This is not a development for which a verified rental-yield programme or guaranteed management service has been established. One major project portal displayed sale advertisements but no rental advertisements when reviewed in October 2026. That is not evidence that nobody rents here; it simply cannot support an income projection. A non-resident owner would also have to solve an operational problem that owner-occupiers can manage themselves: who collects rent, supervises repairs, handles vacancy, deals with the garden and responds to tenants when something breaks. None of those services should be assumed to come with the purchase.

Ultimately, a sensible comparison here begins with the household rather than with price per square metre. Consider which family members need a bedroom on the ground floor, how many vehicles must fit comfortably, how much outdoor area is useful and whether the clubhouse is likely to be used. The choice between an original developer offer and an existing resale adds condition, furnishings and transfer history to the calculation. The estate offers a recognisable suburban family-home format, but its main limitations are equally tangible: car-oriented journeys, house maintenance and, for foreigners, unresolved land-rights questions. The right plot with sound documents matters far more than the name on the entrance gate.

Home types & sizes

JOLLY — 3-bedroom house
189 sqm
4 bathrooms

A two-storey layout with a kitchen, an additional upstairs family area and two car spaces. Suits households that value shared living space alongside three private bedrooms.

JOVIAL — 4-bedroom house
210 sqm
4 bathrooms

The documented design places one bedroom downstairs and three upstairs, with two parking spaces. Worth considering for visiting relatives or multigenerational living, subject to an actual accessibility check.

JOYOUS — 5-bedroom house
276 sqm
5 bathrooms

The largest standard design has three parking spaces. The reviewed show house has two ground-floor rooms and an upper principal bedroom with extra relaxation space.

The 189, 210 and 276 sqm figures refer to houses, not their land. Published plots range from 50.3 to 91.6 square wah, but orientation, finish and alterations vary by property. Independently verified net interior measurements were not available.

Best for: Families already working, studying or maintaining relatives in western Bangkok, where a detached suburban home is more valuable than a central condominium address.; Households seeking three to five bedrooms, parking at home and access to communal recreation without the work of maintaining a private swimming pool.; Multigenerational families or frequent hosts who can put a genuine ground-floor bedroom to use in the JOVIAL or JOYOUS plans, after checking bathroom access.; Car-owning households that would rather have a two-storey house and a neighbourhood park than live immediately beside a transit station.; Buyers comfortable assessing individual completed houses, title documents, land size and ongoing estate fees instead of taking one advertised entry price at face value.; may not suit: Anyone who needs daily walkable MRT access: the station is roughly 10 km away, and the last-mile journey is part of every commute.; A foreign individual expecting straightforward personal freehold title to the land: condominium foreign-ownership rules do not extend to these plots.; Buyers specifically seeking a private pool at each property or a documented rental guarantee: neither is established for this estate.; Households planning on apartment-style maintenance costs: a detached house and its plot carry separate upkeep obligations as well as common charges..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Project portals state 117 homes, while Thailand’s Department of Lands records 177 detached-housing plots under the same project and developer. No approved subdivision plan reconciling the figures was available.
  • The completion year varies: PropertyHub and Zmyhome show 2025, Connex shows 2023, and completed show homes were reviewed in January 2023. A single verified estate-wide handover date was not found.
  • No publicly evidenced project-specific registered land lease for a foreign individual or separately registrable building right was found. A “freehold” label in a sale listing does not establish a foreign buyer’s entitlement to own the land.
