Work Place Phetkasem 81-2
Work Place Phetkasem 81-2 sits in a category that is easy to misread if you only look at the label. It is not a conventional office park, and it is more work-oriented than a standard suburban townhouse estate.

Why this project is worth a look
A genuine live-work format
The 175 sqm and 223 sqm layouts give a small business far more usable volume than a typical two-storey townhouse. A separate working level, client-facing area or back-office space can be realistic here. The caveat is that resale units may have been altered, and the estate’s home-office positioning is not a blanket permit for every commercial activity.
Built around driving
The project sits about 1.5 km inside Phetkasem 81 and connects into several west-Bangkok arterial roads. That can work well for owners whose daily geography is Nong Khaem, Bang Khae, Salaya or the western suburbs. It is less convincing for a buyer who needs walkable rail access or a central-city customer base.
Space over shared amenities
The confirmed communal offer is straightforward: a main park, controlled access, CCTV and security. The project’s value is therefore concentrated in the private building rather than a clubhouse ecosystem. Buyers who need large internal space may appreciate that trade-off; amenity-led residential buyers may not.
A real resale market
By 2026, asking prices on resale platforms sit below the range still advertised on the developer’s live page. That is useful because buyers can compare actual completed stock, but it also makes unit-level due diligence essential. Renovation, plot size, frontage, alterations and the legal package can matter more than the project-wide headline.
About the project
Work Place Phetkasem 81-2 sits in a category that is easy to misread if you only look at the label. It is not a conventional office park, and it is more work-oriented than a standard suburban townhouse estate. The original product line was built around 3.5-storey home offices, with two principal formats: roughly 175 sqm behind a 4-metre frontage and roughly 223 sqm behind a 5-metre frontage. Early project material describes both as two-bedroom, three-bathroom layouts with additional multipurpose space. That makes the project relevant to buyers who genuinely need a live-work building rather than just an extra room for a desk. It also means due diligence should include the intended business use. A property marketed as a home office does not by itself guarantee that every type of customer-facing operation, sign, fit-out or visitor pattern will be acceptable under the estate rules or local requirements.
The location is in western Bangkok, inside Soi Phetkasem 81, also known as Ma Charoen Road, in Nong Khaem. SC Asset states that the project is about 1.5 km from Phetkasem Road. In practical terms, this is a road-based location rather than a rail-first address. The project connects into the west-Bangkok network through Phetkasem, Phutthasakhon, Phutthamonthon Sai 3–4 and Kanchanaphisek, which can make sense for an owner whose family, clients or suppliers are already concentrated around Nong Khaem, Bang Khae, Salaya or the western edge of the city. It is a weaker match for someone expecting to walk out of the gate and straight onto mass transit, or for a business whose value depends on central-Bangkok footfall. The address can still be functional, but the decision needs to be made around driving patterns rather than a station map.

The estate itself is relatively focused. SC Asset’s current project page and a 2026 Home.co.th profile both state 106 units on 11 rai 2 ngan 34.1 sq wah. The live developer page highlights a main park, CCTV, access control and security. Launch-era reviews add details such as a fire alarm system, perimeter fencing and common parking. What the project does not appear to be is an amenity-heavy residential compound. Its proposition is the building format: a large multi-level property that can absorb both private and working functions. Buyers comparing it with a newer townhouse estate should therefore separate the value of internal usable area from the value of shared facilities. Someone who wants a pool, clubhouse and a long list of lifestyle amenities may find a more conventional residential project easier to justify.
SC Asset’s 2018 annual report places Workplace Petchkasem 81-2 among projects launched that year and identifies V. Land Property Co., Ltd. as the operating company. V. Land is shown in SC Asset’s corporate disclosures as a subsidiary. A later SC Asset filing with information as of the end of 2023 still lists the project within the group’s low-rise portfolio. The exact completion year is less clean: PropertyHub says 2018, Tooktee says 2019, while another database gives 2020. For a 2026 buyer, that disagreement matters less than the physical inspection of the actual property. This is a completed, established scheme with resale stock, so condition, maintenance, alterations, frontage, plot size and the legal status of the selected unit are now more decision-relevant than a single marketing completion date.
Asking prices show the split between developer positioning and the resale market. In October 2026, PropertyHub displayed a resale unit at THB 4.1M for 175 sqm, with other refreshed listings around THB 4.9–4.99M. SC Asset’s own live page still presents a THB 5.29–8M range, while Home.co.th showed a THB 5.59M starting figure in August 2026. Those figures should not be averaged into a synthetic project price: they refer to different inventory, conditions and channels. The useful approach is unit-by-unit comparison. For a 175 sqm resale, check the land plot, renovation quality, position in the row, frontage exposure, parking, commercial suitability and any alterations. For the larger 223 sqm format, the extra width and floor area may matter more to an operating business than a headline price per square metre.
Foreign ownership requires a separate layer of caution because these are landed properties, not condominium units. None of the project sources reviewed provides a project-specific foreign ownership route or the title details for an individual resale. A foreign buyer should not assume that the condominium foreign-freehold quota applies here. The land title, registered owner, encumbrances, building ownership and any proposed lease or other structure need to be reviewed for the exact property before money is committed. The project can still be relevant to an international buyer with a lawful structure and a clear use case, but the legal path is not something the marketing name resolves. Nominee arrangements should not be treated as a shortcut.
Resale due diligence also needs to go beyond the original brochure because a live-work building can evolve more dramatically than a conventional home. One owner may preserve the lower floors as office or retail-facing space; another may convert them into bedrooms, storage, a studio or back-office rooms. A viewing should therefore test how the building works today: what alterations have been made, whether access between business and private areas is sensible, where staff and visitors actually park, whether deliveries can be handled without blocking neighbours, and whether the electrical and mechanical setup suits the intended operation. Open sources did not provide a reliable current common-fee figure, so that cost should come from the seller’s latest statements rather than an old portal entry or an estimate based on another estate. The same applies to alterations and arrears. Before a deposit, a buyer should see the title documents, recent estate charges, management rules and evidence for any structural or use-related changes. In a home-office project, those details can determine whether the property is genuinely fit for purpose.
Unit types & sizes
The smaller original format: 3.5 storeys, two bedrooms and additional multipurpose space in launch-era project material. This is also the size most often visible in current resale listings.
The wider original home-office type, also arranged over 3.5 storeys with two bedrooms, three bathrooms and multipurpose space. The extra frontage and floor area are particularly relevant for a business that needs a more usable ground-floor interface.
Launch material states plots from 20 sq wah, while current resale listings include examples around 18–20 sq wah. Plot area, parking and the as-built layout therefore need to be checked on the selected property; the original house type does not prove that a resale unit remains unaltered. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 4.1M in a PropertyHub resale listing refreshed on 15 Sep 2026. This is a lower asking-price anchor on the secondary market; the individual unit, condition, title documents and transaction terms still need to be checked.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: An owner-operator who benefits from keeping business and residential functions in one building while separating them vertically.; A family that values substantially more internal area than a typical townhouse and is comfortable relying on a car.; A buyer whose daily geography is concentrated around Nong Khaem, Bang Khae, Salaya or western Bangkok rather than central rail-oriented neighbourhoods.; An investor willing to underwrite the specific completed resale unit — condition, plot, tenant profile and permitted use — instead of buying purely on the project brand.; may not suit: A buyer who needs walkable rail access or a simple car-free commute into central Bangkok.; A household that values a pool, gym and extensive shared lifestyle facilities more than private floor area.; A foreign buyer looking for the straightforward ownership mechanics of a condominium unit; this is landed property and the project sources do not establish a universal foreign ownership structure..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the contractual area of the chosen unit, and which basis it is measured on
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Unit count conflicts across sources: SC Asset’s current page and Home.co.th state 106; SC Asset’s 2018 annual report and several aggregators state 112; an SC Asset filing with end-2023 data lists 102. The main field uses 106 as the current primary-source figure.
- Completion year is inconsistent: PropertyHub gives 2018, Tooktee gives 2019 and BaanScope gives 2020. Primary corporate material confirms a December 2018 launch but not one unambiguous completion date, so no separate completion year is entered.
- The reviewed project sources do not confirm the land title or a project-specific foreign acquisition structure for an individual resale. The selected property’s title, registered owner, encumbrances and legally available ownership or lease structure need a separate check.
