Why this project is worth a look

Manageable estate scale

With 125 homes, Verve is large enough to support a clubhouse, pool, gym, children’s areas and staffed security without becoming a very large housing estate. That balance can suit owner-occupiers, but by 2026 the quality of those shared facilities depends on how the estate is actually managed, so the current condition and fee records matter as much as the original amenity list.

A useful size ladder

The original 105–147 sqm range moves logically from two bedrooms to four, giving families several steps without changing location. On the resale market, however, extensions and alterations are common, so the advertised model name should be checked against the actual floor plan, land plot and registered property rather than treated as a guarantee.

Road flexibility over rail

The address is not walk-to-BTS, but Soi Saimai 56 connects into several road corridors, including Saimai, Phoem Sin, Phahonyothin and Sukhaphiban 5, with Chalong Rat Expressway access within driving distance. That makes the project much easier to justify for a car-owning household than for someone whose daily routine depends on walking to rapid transit.

A visible resale market

There are active sale and rental listings rather than only archived launch material, so a buyer can compare current asking prices and inspect occupied or owner-modified homes. The trade-off is that the project is no longer a uniform new-build product: condition, plot position, upgrades, title paperwork and seller circumstances can create large differences between two houses with the same project name.

About the project

Verve Saimai - Phaholyothin is a completed SC Asset townhome community in Sai Mai, on Bangkok’s north-eastern side. It is no longer a developer-led launch where every buyer is choosing from the same price list. By 2026, primary developer sales are closed and the visible stock is on the resale and rental market. That distinction matters. A buyer is now choosing a specific house, not simply “the project”: plot size, position within the estate, extensions, furniture, maintenance history, title documents and the seller’s circumstances can all move the price. In early October 2026 the lowest current asking price we found was THB 3.35M for a two-storey resale house, with other two-bedroom asks starting around THB 3.49M and larger homes priced materially higher. These are asking prices rather than recorded transaction prices, so they are useful as market anchors, not as a valuation guarantee.

The estate itself is relatively easy to understand. It comprises 125 row houses on roughly 12 rai and 80.8 square wah of land, with title deed no. 41217 identified for the original project land in O Ngoen, Sai Mai. The original product range ran through four two-storey layouts from about 105 to 147 sqm, with frontages widening from 5.2 to 7 metres. Jaden was the compact two-bedroom plan; Miley and Miley Plus stepped up to three bedrooms; Justin provided four bedrooms. Two parking spaces were specified across the range. For a household, the practical difference is less about the model names and more about how much separation you need between sleeping, working and shared space. On the resale market, some listings no longer match the original bathroom counts or plan descriptions exactly, so the house in front of you should be matched back to its documents and original plan rather than assumed from its advertised model name.

This is fundamentally a car-oriented suburban location rather than a rail-first address. The estate sits inside Soi Saimai 56, around 700 metres from Saimai Road, with onward connections towards Phoem Sin, Phahonyothin and Sukhaphiban 5. Khu Khot BTS is roughly 3.4 km away, Yaek Kor Por Aor about 4.9 km, and Chalong Rat Expressway access around 5.7 km. Don Mueang Airport is roughly 8.7 km away. Those distances make the Green Line useful, but they do not turn Verve into a walk-to-BTS project. The more realistic daily advantage is road choice: residents can reach several arterial routes without relying on one single corridor, while supermarkets, local markets, schools and hospitals are spread through the wider Sai Mai catchment.

The shared facilities are more substantial than those of a bare-bones row-house compound. The project includes a clubhouse, saltwater swimming pool, fitness room, co-working area, children’s spaces, landscaped common areas, electronic access, CCTV and 24-hour security. RueJai OS home controls were also part of the original product specification. For a resale buyer, it is worth separating estate-level amenities from in-house equipment: the pool or clubhouse is part of the community, while air-conditioning, smart-home devices, built-ins, kitchen extensions and carport additions may have been altered, removed or upgraded by an owner. Current listing photos and an on-site inspection therefore matter more than the original launch specification.

The resale market is active enough to show several price tiers. Historic launch reviews from late 2020 quoted entry prices around THB 3M, while a current October 2026 resale appeared at THB 3.35M. That comparison should not be treated as a simple capital-growth chart: six years of owner upgrades, different land areas, corner plots and seller urgency make individual houses non-comparable. Other current or recent asks sit around THB 4.8M–5.0M for larger or better-equipped homes. The rental side is also visible, with furnished two-bedroom 105 sqm examples advertised around THB 19,000–20,000 per month. That is evidence that a rental market exists, not evidence of guaranteed occupancy or yield. Anyone buying for income still needs to test achievable rent, vacancy, management costs, common fees and the condition of the actual unit.

One cost item deserves a specific caveat. A detailed 2020 review recorded the common-area charge at THB 75 per square wah of land per month. That is useful historical evidence from the launch period, but it should not be presented as the current 2026 fee without a recent estate statement. Charges and rules can change once the estate is operating under its residents’ juristic structure. A resale buyer should ask for the latest common-fee invoice, proof that the seller has cleared any arrears and the current estate rules. This is particularly relevant when comparing a standard plot with a corner or enlarged plot, because a land-area-based fee can produce different recurring costs for homes that otherwise look similar.

Foreign ownership is the area where this project requires more care than a condominium. Each property is a house attached to land; it is not a condo unit that can simply fall within a foreign freehold quota. Thai law generally prevents a foreign individual from owning land directly, subject to narrow statutory exceptions. A foreign buyer therefore needs the structure of the specific resale transaction checked before treating an asking price as actionable. The land title, registered owner, encumbrances and the lawful arrangement for the building and land use all matter. Title deed no. 41217 is identified for the original project land, but that does not replace checking the subdivided title and registrations for the house being purchased. A registered long-term lease may be one legally available route in some cases, yet the lessor, term, registration and renewal language must be reviewed for the actual property rather than inferred from the development name.

Ownership format

These are townhouses with land, so the main issue for a foreign buyer is the land rather than the building. As a general rule, a foreign individual cannot directly own Thai land except under narrow statutory exceptions. The title, registered landowner and legally available transaction structure must therefore be checked for the specific resale house; a registered long-term land lease may be one option, but its terms cannot be assumed from the project name alone.

Home types & sizes

Jaden — 2 bedrooms
105 sqm
2 bathrooms

The entry two-storey plan has a frontage of about 5.2 metres and originally started on plots around 16.9 square wah. The launch specification included two bedrooms, two bathrooms, a flexible room or zone and two parking spaces. It is the most straightforward fit for a couple or small family that wants a separate house without paying for unused bedrooms. The 105 sqm format also appears frequently in current resale and rental listings, which makes it easier to compare condition, plot position and seller pricing across several homes.

Miley — 3 bedrooms
116 sqm
3 bathrooms

Miley widens the frontage to about 5.7 metres and originally started from roughly 18 square wah of land. Its launch layout specified three bedrooms, three bathrooms and two parking spaces. The extra bedroom is the practical step up from Jaden: it can separate children, guests or a home office without moving to the largest house in the estate. Some current 116 sqm resale adverts show different bathroom counts, so a buyer should compare the property on site with the original layout and any registered or physical alterations.

Miley Plus — 3 bedrooms
127 sqm
3 bathrooms

Miley Plus keeps the three-bedroom, three-bathroom format but increases the frontage to about 6.25 metres and the original plot size to roughly 20.2 square wah, with 127 sqm of internal space and two parking spaces. Its appeal is not an extra bedroom but a more generous footprint. For a household that spends a lot of time at home, that can matter more than simply counting rooms. Resale availability appears thinner than for the 105 sqm format, so plot position and owner modifications become particularly important when comparing asking prices.

Justin — 4 bedrooms
147 sqm
3 bathrooms

Justin is the largest standard plan: roughly 7 metres wide, starting from about 22.6 square wah of land, with 147 sqm, four bedrooms, three bathrooms and two parking spaces. It makes most sense when the household will genuinely use the extra rooms for children, guests or work. A later 152 sqm Justin Plus variant is also documented, so a large resale house should not automatically be forced into the 147 sqm specification; the actual plan and registered property need to be checked.

The main project line-up is 105 / 116 / 127 / 147 sqm. A later 152 sqm Justin Plus variant also appears, so larger resale homes should be matched to their actual plan and documents rather than assumed to be the original 147 sqm Justin. Price & purchase terms

  • Current price: From THB 3.35M in a DDproperty resale listing published on 1 October 2026. PropertyHub showed two-bedroom asking prices from roughly THB 3.49M on 2 October 2026. These are secondary-market anchors rather than developer prices; availability, condition, title and final terms need to be checked for the selected home.
  • Completed: 2023

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A car-owning household that wants a two-storey home in Sai Mai and values several road routes more than walking distance to a station.; An owner-occupier who wants a genuine choice between two, three and four bedrooms inside an established, completed community.; A resale buyer comfortable comparing plot size, condition, owner improvements and title documents rather than relying on a developer price list.; A family that will use a pool, gym, children’s areas and controlled estate access but does not want a high-density condominium environment.; An investor considering conventional long-term rental demand and prepared to verify achievable rent, occupancy and recurring costs rather than treating advertised rents as a promised yield.; may not suit: A non-driving buyer who needs a station within easy walking distance; the nearest Green Line stations are several kilometres away.; A foreign buyer expecting straightforward personal freehold ownership of both house and land without a separate legal structure; a landed townhouse should not be approached that way.; A buyer specifically seeking current developer inventory and a new-build payment plan; developer sales are closed and the practical market is now resale..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Sources disagree on the exact completion month: FazWaz states January 2023, detailed project reviews indicate completion during 2023, while an earlier SC Asset legal promotional document expected completion in December 2023. The record therefore keeps only the defensible year: 2023.
  • A launch-era review recorded the common fee at THB 75 per square wah of land per month, but we did not find a current 2026 estate fee in open sources. The latest invoice and juristic-person records should be checked for the selected resale house.
  • The main large layout is consistently documented as the 147 sqm Justin, but an official 2021 SC Asset video refers to a 152 sqm Justin Plus. Any resale house marketed around 147–152 sqm should be matched to its actual plan and title documents.
