Why this project is worth a look

A finished community

The buyer can inspect an existing house and an operating estate rather than a future promise. Noise, internal traffic, road condition, landscaping, pool upkeep and neighbouring development can all be judged before money changes hands.

Family-sized layouts

The confirmed models provide three or four bedrooms, three bathrooms and two or three parking spaces. That makes the scheme more naturally suited to full-time family use than to a compact investment-unit strategy, although the actual floor area and parking arrangement still need to be checked for the chosen house.

Manageable estate scale

With 164 homes, the project is large enough to support a clubhouse, pool, fitness facilities and controlled access without becoming an enormous residential compound. The trade-off is that management quality is highly visible and can affect both everyday comfort and resale appeal.

A real resale market

A current THB 3.5M listing gives buyers a concrete price anchor, but it should not be read as a universal project valuation. Plot position, land size, renovation, building condition, furnishings and seller urgency can create meaningful price differences within the same estate.

About the project

Verve Phet Kasem 81-2 is a completed two-storey townhouse community in Nong Khaem, on Macharoen Road off Soi Phet Kasem 81. The project contains 164 homes and was developed by SC Asset Corporation Public Company Limited. The name needs careful handling because SC Asset has several nearby projects with very similar branding. Its own reporting lists Verve Petchkasem 81, Verve Petchkasem 81-2 and Workplace Petchkasem 81-2 as separate schemes with different site areas, unit counts and property types. For a resale buyer, that distinction matters: abbreviated listing titles can easily blur the phases, so the house documents and address should identify the 164-home 81-2 townhouse project rather than the 181-home earlier phase or the commercial Workplace scheme.

This is no longer an off-plan decision. By October 2026, buyers are looking at an established residential community and individual resale houses, while the project page on Home.co marks primary sales as closed. That changes the due-diligence focus. A launch brochure can explain the original concept, but the real purchase is a specific plot and a specific building with its own maintenance history. Roof and drainage condition, signs of moisture, alterations, extensions, interior wear, actual parking, outstanding common charges and the seller's title position may differ from one house to the next. In a mature townhouse estate, inspecting the exact property and checking its paperwork is more useful than relying on an old master price list.

SC Asset's 2022 reporting identifies 164 townhouses on a project site of 16 rai, 3 ngan and 84.8 square wah, with a reported project value of THB 710 million. That is large enough to support shared facilities and a managed estate, but small enough that the condition of those common areas is easy to observe during a visit. A buyer should pay attention to how the entrance, roads, landscaping and clubhouse are actually maintained. A single up-to-date common-fee rate for every house was not confirmed in the sources used for this dossier, so it should not be copied from a neighbouring phase or an old sales sheet. The relevant figure is the amount attached to the selected plot, together with any arrears and the rules governing future charges.

The housing mix is family-oriented. Three named layouts are confirmed: NEW LUXE with three bedrooms, three bathrooms and two parking spaces; NEW LIFE with four bedrooms, three bathrooms and two parking spaces; and NEW LUSH with four bedrooms, three bathrooms and three parking spaces. The project-specific profile gives an overall usable-area range of 136–152 sqm, but the reliable material reviewed here does not map each exact area to each model name. Rather than import dimensions from a similarly named Verve project, the unit cards below keep those areas unassigned. A current resale house offers a useful reality check: the advertised three-bedroom, three-bathroom home has 139 sqm of usable space on roughly 20.7 square wah of land.

The confirmed communal amenities are practical rather than resort-led: a clubhouse, swimming pool, common garden, fitness room, co-working space, children's activity room, controlled entrance, CCTV and security. Some aggregator pages display a much longer checklist, including facilities more typical of condominium databases. Those extra items have not been treated as project facts here. With a completed estate, the more relevant question is not how many icons appear in a listing but whether the pool, landscaping, access control and shared buildings are being maintained properly today. The visit therefore matters: management quality can be seen in the condition of the roads, drainage, common structures and day-to-day upkeep.

The location makes most sense for people whose routines are already tied to western Bangkok and who are comfortable using a car. The address is on Macharoen Road at Soi Phet Kasem 81, Nong Khang Phlu, Nong Khaem. Project material refers to Phet Kasem, Ekkachai, Rama II and Phutthasakhon roads as important routes in the wider area. The Blue Line is also mentioned in location marketing, but the estate is not positioned as a station-front or walk-to-transit development. A buyer who depends on rail for every commute should test the actual first- and last-mile trip rather than infer convenience from a district-level transport reference. For a car-using household, road access and the direction of daily travel are likely to be more important.

The clearest regular resale reference found for 6 October 2026 is THB 3.5 million for a two-storey, three-bedroom, three-bathroom house with 139 sqm of usable area and about 21 square wah of land. It is a useful lower open-market marker, not a valuation of every house in the project. A separate asset-management listing appears at THB 3.27 million, but that kind of inventory can follow a different sales process and may reflect circumstances that do not apply to an ordinary owner resale, so it has not been used as the headline market floor. Within the same estate, asking prices can vary with plot size, corner position, renovation level, furnishings, building condition and the seller's timing.

Foreign ownership requires a different analysis from a condominium purchase. A townhouse comes with a land plot, and foreign individuals are generally not permitted to own Thai land directly. Thailand's One Start One Stop Investment Center also notes that a foreigner may own a building on leased land, while land ownership itself is subject to separate legal restrictions and limited exceptions. The condominium foreign quota therefore does not solve the land issue here. A foreign buyer needs transaction-specific advice on the lawful structure, the land title, registered rights, encumbrances and the relationship between the right to occupy the land and ownership of the structure. Nominee arrangements should not be treated as a shortcut.

Title evidence needs to be read at house level. SC Asset's project disclosure refers to development-land title deed No. 39568, while one current resale property identifies Chanote No. 40343 for that individual house. That is not necessarily a conflict: subdivision can produce separate titles for individual plots. It does mean that the number attached to one listing cannot be assumed to apply to another unit. The same principle applies to transfer costs, common-fee arrears and post-handover alterations. For a resale townhouse, a meaningful legal review should include the current title copy for the selected plot, an encumbrance check, seller identity and authority, and permits or supporting records for material extensions or changes to the original building.

The completion timeline is one area where the public record does not line up cleanly. An SC Asset disclosure states that construction began in April 2019 and was expected to finish in December 2021. PropertyHub labels the project as completed in 2018, a date that cannot be reconciled with that official construction start, while other secondary sources give later years. The project is therefore classified here as completed because homes are built and being resold, but no single actual completion year has been presented as settled fact. For a present-day buyer, the precise historic year is less important than the permits and registration attached to the selected house, yet the discrepancy is retained rather than hidden behind a convenient date.

Ownership format

A townhouse is transferred together with its land plot. Direct ownership of Thai land is generally unavailable to a foreign individual, so the selected property needs a separate title review and a lawful structure for the building and/or a registered land lease.

Home types & sizes

NEW LUXE — 3 bedrooms
3 bathrooms

A two-storey family layout with two parking spaces. The verified material does not reliably map a specific floor area to this model name, so no area has been assigned here.

NEW LIFE — 4 bedrooms
3 bathrooms

A four-bedroom version with two parking spaces. It can accommodate a study, guest room or multigenerational household, but the exact configuration of a resale house should be checked in person.

NEW LUSH — 4 bedrooms
3 bathrooms

Four bedrooms, three bathrooms and three parking spaces are listed for this model. The extra parking capacity is its clearest practical distinction, although a resale home's actual parking arrangement can be affected by plot conditions and later alterations.

The project-specific profile confirms an overall usable-area range of 136–152 sqm, but no reliable source reviewed here maps an exact area to each model name. A current resale example is a 139 sqm three-bedroom, three-bathroom house; that is evidence for one property, not a specification for every house of the same type. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • Macharoen Road, Soi Phet Kasem 81, Nong Khang Phlu, Nong Khaem, Bangkok 10160.
  • The location is best understood as a western-Bangkok, car-oriented residential address; test the actual commute at the times that matter to you.
  • Phet Kasem, Ekkachai, Rama II and Phutthasakhon roads are referenced in project-area material, so convenience depends heavily on the direction of regular travel.
  • The map centre is derived from a precise address for one house within the estate; the public page should show an area rather than imply gate-level precision for every unit.

Best for: A family that needs three or four bedrooms, multiple bathrooms and practical car parking in western Bangkok.; A buyer who prefers an established estate and wants to inspect the house, neighbours and common areas before committing rather than wait for construction.; Someone whose regular routes are tied to Nong Khaem, Phet Kasem or nearby western districts and who is not dependent on walking to rail transit every day.; A resale buyer willing to compare the condition of individual houses and review the land title, encumbrances and alteration history rather than choose from an old brochure alone.; may not suit: A buyer for whom walkable access to a rail station is a non-negotiable part of daily life.; A foreign individual who requires direct personal ownership of Thai land without a separate lawful ownership or lease structure.; An investor whose thesis depends mainly on tourist short-stay demand and resort-style rental turnover.; Someone looking for a broad live inventory of brand-new developer units with one price list and a standard developer payment schedule; this is now primarily a resale market..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The actual completion date conflicts across sources: an SC Asset disclosure gives an April 2019 construction start and December 2021 expected completion, while PropertyHub states 2018. A primary record confirming the final completion date was not found.
  • An overall usable-area range of 136–152 sqm is confirmed for the project, but reliable project material does not map exact areas to NEW LUXE, NEW LIFE and NEW LUSH. Figures from similarly named Verve schemes have not been imported.
  • The project disclosure references development-land title deed No. 39568, while one current listing cites Chanote No. 40343 for a specific house. The selected plot's title, encumbrances, common-fee position and transfer costs require a unit-level check.
