Why this project is worth a look
Private outdoor living
Each advertised villa includes its own pool and garden. These are tangible lifestyle features, although the cost and responsibility of maintaining them need to be understood.
A genuinely small scheme
The portal describes only two homes. Rather than relying on the amenities of a large complex, a buyer can focus on the actual condition, boundaries and services of an individual property.
More than bedroom count
Both offers have two bedrooms, yet their quoted building areas are 163 and 239 sqm. The additional space may matter as much as the nominal bedroom configuration.
Presented as completed
The development is listed as completed in February 2025, so an inspection should be possible in principle. That portal status is not a substitute for handover and occupation records.
About the project
Villa Kubu Manis appears in the public property portals as a very small residential development in Ungasan on Bali’s Bukit Peninsula. The project profile describes two villas over two storeys, rather than a managed resort or a large gated neighbourhood. Two individual sale listings are attached to that profile. The existence of those listings is useful evidence of what has been marketed, but it should not be confused with confirmation that two separate homes are still available from an authorised seller.

The advertised setting is the Melasti side of Ungasan, within South Kuta in Badung Regency. This makes it a potential alternative to the apartment-heavy or busier parts of Bali for buyers who prefer their own outdoor space. However, no street number, verified land parcel or unambiguous project entrance emerged from the available sources. One portal names Pandawa Beach as a nearby reference point, but a distance on a portal is not a reliable promise about road access or journey time. A site visit remains part of understanding the location.
The clearest difference between the two offers is physical space. One listing describes a 163 sqm villa on a 191 sqm plot, with two bedrooms and two bathrooms. The larger advert gives 239 sqm of building area on 224 sqm of land, still with two bedrooms but with three bathrooms. These figures should be read as listing specifications, not measurements independently checked against plans. They also explain why choosing by bedroom count alone would miss a significant distinction between the homes.
The homes are marketed with private swimming pools, gardens and terraces. Furnished interiors and parking are also indicated in the property material. For an owner-occupier, the appeal is fairly straightforward: space to entertain or relax without sharing a pool with a building full of other residents. The same privacy may matter to holiday guests. Yet features shown in sales literature are only the starting point. Pool plant, drainage, water supply, furniture inventories and maintenance responsibilities all affect how practical ownership will be.
Portals record February 2025 as the completion month, and the sales description calls the smaller home newly completed. That is enough to distinguish the offering from a typical off-plan launch in the public presentation. It does not establish that a particular villa has been formally handed over, that every finishing item is complete or that the required building-use documentation has been issued. Neither the relevant building approval nor a building fitness certificate for these homes was available to inspect in the material reviewed.
Security, surveillance cameras and car parking are shown among the project facilities. A two-villa site raises different operating questions from a staffed resort: is there genuinely a twenty-four-hour guard, who monitors the cameras, and are any shared fees contractually payable? The portals provide no service agreement or verified operating budget. Buyers should therefore separate the private features attached to each villa from services that may merely be standard listing categories.
As displayed in the dollar-denominated listings reviewed on 20 October 2026, the smaller home starts at USD 349,000 and the larger one is advertised at USD 379,000. These are asking prices, not closed transactions or valuations. Other sites in the same listing network translate prices into local currencies, making snapshots hard to compare. Before treating either amount as an actionable purchase price, the specific property, availability, included furnishings, transfer costs, currency and named payee need to be clear.
Tenure is the largest unresolved issue. The individual advertisements carry an “80 Years of Lease” label. In the accompanying promotional copy, however, the same project is described using “freehold” language alongside an 80-year term. Those concepts should not be accepted as interchangeable. A fixed-term contractual lease is not the same thing as an Indonesian registered freehold land title, and a reference to renewal options does not show whether renewal is exercisable, at whose discretion or at what cost. No contract or land record establishing the advertised duration was publicly available. The commencement date and what happens to the remaining term on resale would matter more than the number alone.
For an overseas buyer, the legal distinction is practical rather than academic. Indonesian rules distinguish Hak Milik, the underlying land ownership title, from rights such as Hak Pakai and from a private lease. A foreign individual cannot simply take Hak Milik in their own name. Whether another form of tenure can be used for a specific villa depends on the land documents, the buyer’s status and the applicable legal conditions. The advertised price alone tells you none of that.
FazWaz identifies Orbita Development & Investment as the developer. Orbita Investments has a public corporate profile describing its Bali property activity, so the brand is not an invented name. What could not be established is the registered entity legally responsible for this particular site, its relationship to the landowner and the party entitled to sign a sale or lease agreement. Until those documents connect the names, the developer attribution remains a marketing-directory attribution rather than verified title evidence.
The promotional description also talks about attractive rental yields and a full rental-management option. No operating statements, actual bookings, management agreement, insurance costs or audited net returns for either villa were found. A projection based on area-wide occupancy is not evidence of income from these two houses. The property would need a separate assessment of permitted use, likely occupancy, expenses and the share retained by any management company before the investment case could be made.
For now, Villa Kubu Manis is best approached as two identifiable, physically specified private-villa offers with important documentary work still outstanding. A buyer mainly seeking a small home may find the layout and private pool attractive. A buyer prioritising enforceable tenure, predictable cash flow or a documented operating history has considerably more to establish. The choice between the two villas should follow an examination of the actual home, the land rights and the proposed contract—not the headline return or a supposedly effortless ownership structure.

Location
- The property is marketed in Ungasan, South Kuta, Badung Regency, with Melasti used as an area descriptor rather than a proven street address.
- Pandawa Beach appears as a nearby landmark on the portal, but a portal distance should not be presented as a checked driving or walking route.
- No plot-verified map pin was available, so the access road, immediate neighbours and approach to the site remain to be established.

Best for: A couple or small household looking for two bedrooms and a private outdoor area, provided the actual room arrangement and access to the property work for everyday living.; A buyer who prefers inspecting an advertised completed building to committing to a future construction schedule, while understanding that a completion claim is not proof of full legal compliance.; Someone considering occasional personal use alongside rentals, but only after checking the permitted activity for the parcel and negotiating a management arrangement with clear costs and responsibilities.; may not suit: Buyers who need three verified bedrooms; the detailed sale records currently describe two-bedroom villas despite conflicting shorthand elsewhere on the project page.; Foreign individuals expecting direct Indonesian freehold land ownership based solely on a sales phrase. The advertised eighty-year term requires proper legal characterisation.; Income-first investors who require audited rental performance, a confirmed lawful short-stay use and a fully costed management agreement before committing..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Tenure and the advertised eighty years: individual sale pages say “80 Years of Lease” while promotional copy uses freehold terminology. The land title, contract, term commencement date and enforceable renewal provisions were not available.
- Legal counterparty and permits: Orbita Development & Investment is a directory attribution, but the project entity, authorised seller, PBG building approval, SLF fitness certificate and site-specific permitted use remain undocumented in the public material.
- Precise identity of the plots and availability: there is no confirmed street address, parcel-linked map pin or evidence of transfer for either home. A project heading also conflicts with individual listings on whether a three-bedroom type exists.
