Why this project is worth a look
A genuinely small collection
The scheme comprises ten villas with individual pools rather than a large shared residential building. Privacy is a clear attraction, although practical arrangements for access, maintenance and any communal services are not yet documented.
Different ways to live
One-, two- and three-bedroom options allow buyers to match a home to the way they intend to use it. The published two-bedroom layout is detailed; the precise size of the three-bedroom product needs reconciliation.
The Bingin setting
Beaches, cafés and fitness venues are part of the stated appeal. The specific road approach and pedestrian experience remain to be established, because the public maps do not identify a confirmed plot entrance.
A forward delivery date
The agent's programme points to Q4 2027, making this a construction-stage decision. Progress, contractual delivery terms and approvals deserve attention before treating it like a ready-to-use villa.
About the project
Yūgen Bingin is a proposed collection of ten private-pool villas on Bali's Bukit Peninsula, presented by Bali Property Projects as a small-scale development rather than an apartment complex or operating resort. Homes are advertised with one, two or three bedrooms and building areas across the collection of 85–230 square metres. The design takes its cues from Japanese and Scandinavian interiors: restrained colours, stone finishes and sculptural staircases rather than a conventional tropical-resort look. The proposition is easy to understand, but the transaction is not simply a matter of selecting a floor plan. Buyers are considering an unfinished building and a time-limited contractual interest in the property, with operational rights and legal protections still dependent on the specific documents they sign.

The project has its own presentation on the Bali Property Projects website. PROPERTIA, an independent sales agency, markets corresponding one-, two- and three-bedroom options under reference numbers PPV4935, PPV4936 and PPV4937, explicitly linking them to the Yūgen Bingin development. These are product variations within one collection, not evidence of three separate developments. A different property marketed as Villa Yugen near Nunggalan appears elsewhere in the Bali market. Its dimensions, location and completion information should not be imported into this page. Neither the developer's public project page nor the available agent materials provide a fully reconciled site plan allocating all ten plots, so unit-by-unit conclusions have to remain narrower than the overall marketing description.
Where exactly will a purchaser be living? The consistent public location is Bingin, within Pecatu village in Kuta Selatan, Badung Regency. Map links attached to two PROPERTIA listings point to Jalan Buana Sari, giving a more useful street-level reference than the broad label Uluwatu. They do not establish a surveyed plot boundary or an exact driveway location. This matters in a coastal neighbourhood where a short distance on a map may still involve narrow roads, changes of level or an inconvenient pedestrian route. It would be premature to assign a definitive map pin or advertise an exact walk from a particular villa before the plot location is established independently.
The developer quotes 950 metres to Bingin Beach, 1.4 kilometres to Dreamland Beach and several shorter distances to local cafés and fitness studios. The basis for those measurements is not published. PROPERTIA instead suggests a seven-minute car journey to the beach from its listings. These are different types of travel information, and there is no reason to force them into a single number. For a homeowner, proximity may be about an easy morning coffee or a manageable scooter ride. For a rental guest, luggage, late-night transport, parking and the final pedestrian approach can affect the stay more than the straight-line distance to the coast.
The smallest advertised home has one bedroom and an 85-square-metre building. PROPERTIA lists an associated 0.95-are plot and an asking price of IDR 3.77 billion at the October 2026 review. A private pool makes this a different product from a standard studio or apartment, even though the number of bedrooms is limited. A couple who want somewhere to return to between trips might value that privacy without needing several spare rooms. An investor needs to assess the same feature differently: pool cleaning, equipment replacement, utilities and routine upkeep form part of the operating cost whether a villa sleeps two people or six. The listing is not proof that this precise unit remains available at the stated amount.
The two-bedroom configuration is the clearest floor plan in the available material. PROPERTIA describes a 170-square-metre villa on 1.88 are of land, with two bathrooms and its own pool. Downstairs, the living, dining and kitchen spaces connect to an en-suite guest bedroom, storage and an outdoor shower beside the pool. A spiral staircase rises to an upper-level principal bedroom, a work area and a private rooftop terrace. It offers a degree of separation that can work for two couples or for owners hosting visitors. Yet that staircase is a practical design decision, not just an architectural flourish. Anyone travelling with very young children, elderly relatives or mobility restrictions would need to inspect its dimensions before treating the layout as suitable.
The three-bedroom option looks attractive for a larger family or a group of friends, with three bathrooms, a private pool and an upper-level lounge described in the sales copy. Its measurements, however, cannot be stated with the same confidence. PROPERTIA's detailed facts section refers to 230 square metres of building and 2.8 are of land, while the agency's indexed results show 200 square metres and 2 are under the same reference number. The main descriptive paragraph also contains the 170-square-metre, 1.88-are measurements seen in the two-bedroom advert. The agency mentions a larger configuration, so separate variants may exist, but the accessible text does not map each area to a specific numbered villa. We retain the three-bedroom choice without manufacturing one definitive floor area.
Private swimming pools are an explicit feature of every villa in the developer's scheme. Rooftop terraces and lounges appear in selected plans, while the agent describes furnished interiors, gardens, enclosed living spaces and storage in the two- and three-bedroom products. A buyer should distinguish the design intent from the agreed handover standard. A furnished villa might include built-in cabinetry and larger pieces of furniture but not every kitchen appliance, linen set or item needed to run a short-stay business. The published pages do not include an executed inventory or a signed materials schedule with brands, quantities and defects procedures. Without those details, similarly priced homes can arrive with meaningfully different post-handover costs.
PROPERTIA states that construction is underway and anticipates completion in the fourth quarter of 2027. That is a published programme, not an independently verified construction audit and not a contractual handover date. The extent of completed works, utility connections and milestone certification is not established in the public sources reviewed. Buying before completion therefore shifts some attention from the property's final appearance to delivery mechanics. A sound agreement would need to identify what counts as practical completion, who inspects the property, how defects are recorded, and the buyer's remedies if the builder finishes substantially later than planned. The project should not be presented as ready for immediate occupation or rental income.
Ten villas make for a comparatively compact development, but the small number alone says little about what ownership will be like. There is no public, project-specific schedule detailing shared-area obligations, private-access maintenance or long-term service charges for Yūgen. For example, the private pool is an individual amenity, while the cost of any common access roads, security service or shared infrastructure would depend on an agreed arrangement. It would be misleading to assume that the developer's broader property-management services amount to a binding management contract for each Yūgen owner. The actual division of responsibilities between the owner, builder and manager needs to appear in the transaction and operating documents.
The legal offering is described as a long-term lease, not the transfer of Indonesian freehold land ownership to an overseas individual. Bali Property Projects advertises a 27-year term and a 'guaranteed' 25-year extension. PROPERTIA describes a remaining lease of 26.5 years ending in March 2053, with an extension available. That difference should stay visible rather than being disguised by choosing whichever period sounds better. It might reflect the passage of time on an existing head lease, but that explanation has not been documented. Crucially, the public material does not show the actual lease, its commencement date, any landowner's binding promise to extend, or the price and conditions of a renewal. Commercial assurances are not a substitute for enforceable rights.
Indonesia's land regime also calls for a distinction between the underlying title and the contract offered to the villa purchaser. Hak Milik is a land-ownership right; a foreign buyer does not gain that title merely by entering into a property lease. The identity of the registered landholder, the condition of the title, its encumbrances and the authority of whoever grants the lease all affect what can legally be delivered. No title certificate or executed land agreement for Yūgen Bingin was available for this review. The attractive simplicity of a single purchase price must not obscure that a buyer needs an unbroken documentary link from the landholder through to the rights assigned over the chosen villa.
Bali Property Projects is the development brand publicly associated with Yūgen. A commercial company directory carries a record under the name PT. Bali Property Projects in Badung, but that entry is not a substitute for official incorporation documents or proof that this entity holds the development rights and will sign the buyer's contract. The precise roles of landowner, construction contractor, seller and payment recipient have not been established from a transaction document. An agent's involvement is also distinct from the developer's contractual liability. These are ordinary questions in cross-border purchases, and the correct answers must come from the specific parties and instruments rather than from an assumption that every name attached to a project describes the same legal organisation.
The developer markets the site as being in a permissible 'pink' commercial zone and frames that as supportive of short-term rental use. PROPERTIA labels its listing tourism-zoned. Those descriptions may be relevant leads, but neither is the site-specific official planning approval. The reviewed public sources did not produce an applicable KKPR or PKKPR spatial-use document, a PBG building approval, an SLF building-function certificate or the actual business licensing package for guest accommodation. Each serves a different purpose. The ability to build a villa, the suitability of a land parcel for tourism and the permission to operate commercial accommodation are not interchangeable. Lack of access to these documents online does not establish that they do not exist.
This legal distinction is particularly worth respecting in Bingin. In July 2025, Badung Regency reported the removal of 48 illegal structures on government land near Bingin Beach. There is no evidence linking those particular buildings, that land or the enforcement action to Yūgen Bingin, and none is implied here. The episode nevertheless demonstrates why a coastal address and optimistic zoning description are insufficient evidence of legal entitlement. An investor should seek a plot-specific record and approval rather than relying on a claim about the neighbourhood as a whole. Proper verification before a large construction-stage payment is materially different from an explanation promised after completion.
Published asking prices give three distinct entry points: IDR 3.77 billion for the one-bedroom listing, IDR 5.39 billion for two bedrooms and IDR 7.19 billion for the three-bedroom listing. The same agency has separately advertised availability 'from USD 209,000' in a public social-media post. We have kept those amounts in their original stated currencies rather than implying that they represent the same available villa through an invented conversion. The numbers are advertisements, not signed quotations. Inventory and prices can change, and individual plots may have different remaining lease periods, furniture packages or payment requirements. Taxes, notarial charges, commissions, future management costs and potential extension expenses are not confirmed as included in the advertised figures.
The developer says instalment payments can be arranged across construction, but no project-specific percentage schedule or milestone amounts are published. That makes the payment mechanics an open commercial question rather than a selling feature that can be evaluated from the website. Money paid against an uncompleted home should correspond to identifiable contractual obligations and verifiable progress, with clear arrangements for delay, cancellation and refund. The developer also states that it generally permits leasehold resales. For Yūgen, however, the ability to assign a lease, any required landowner consent, fees and restrictions must be written into the operative documents. Resale prospects depend on both demand and the time left under the lease; an unrestricted assignment clause does not guarantee an attractive exit price.
The advertised rental-return estimate of 12–15% net per year originates with the developer. It is not an independently substantiated yield for Yūgen Bingin, which is still being built. There is no track record of the completed villas' guest nights, rental prices, operating expenses or actual owner distributions in the reviewed material. Revenue modelling would need to include seasonality, cleaning and laundry, booking charges, staffing or agency fees, insurance, pool and building maintenance, replacement reserves and any required licences. Weeks reserved for the owner's personal use are weeks unavailable for paid guests. It is reasonable to analyse rental potential, but not to present the developer's percentage as an assured result or as a substitute for a realistic downside scenario.
The eventual choice is therefore as much about use and tolerance for uncertainty as about bedrooms. A one-bedroom villa may suit a couple seeking a low-maintenance base; two bedrooms allow more flexible visits and guest arrangements; three may suit families or larger bookings, provided the exact area and configuration are documented. Buyers comfortable with a construction-stage purchase and a finite lease may find the combination of a private pool and Bingin location worth investigating. Those who need an immediately habitable home, certainty about the specific plot, a registered ownership title in their own name or a rental business ready to open should not read the marketing pages as proof that these requirements have been satisfied. The decisive next information is documentary: land rights, the signed lease, permissions, construction milestones and the actual specification of the chosen villa.
Ownership format
Marketed as a contractual long-term lease, not direct foreign ownership of the underlying land. Bali Property Projects claims 27 years with a further 25-year extension; the agency lists 26.5 years ending in March 2053. The executed agreement, parties and extension terms have not been disclosed.
