Why this project is worth a look
Private scale, coastal setting
With nine proposed homes rather than a large resort inventory, Nyala offers a more individual residential format. Each villa has its own pool, although privacy beyond the development boundary depends on surrounding land use.
Useful choice of layouts
One-, two- and three-bedroom villas allow different balances between private stays and paying guests. Plot sizes and roof terraces vary, making the specific floor plan more important than a generic bedroom count.
Identifiable delivery partners
KO Group, Swatch Architects and Ko Stay each have a publicly described role in the scheme. That gives buyers a starting point for diligence, not an answer to which legal entity ultimately owes each obligation.
A flexible ownership use case
A villa can be considered for private travel, managed letting or a combination of both. The appeal is flexibility, provided owner-stay dates, service fees, management choice and lease assignment terms all work in the buyer's contract.
About the project
Nyala Villas is a nine-home development on the cliffs above Nyang Nyang Beach in South Bali. The current project specification sets out four one-bedroom villas, three two-bedroom homes and two three-bedroom homes. Each is designed with its own swimming pool and rooftop terrace. This is not a condominium or a hotel room inside a shared resort: the proposition is a standalone villa occupied or rented out under a time-limited land arrangement. That distinction shapes almost everything a buyer needs to know, from maintenance responsibility to resale value. A well-designed rental product is still an operating business, not an automatic income stream.

The setting is a large part of Nyala's appeal. The developer locates the project on the access road running down towards Nyang Nyang Beach and provides a Google Earth pin, which is considerably more useful than a vague reference to Uluwatu. It is still not a cadastral survey or a confirmed plot boundary. Marketing describes the beach as a minute away, but the southern coastline is shaped by steep cliffs and uneven approaches. Buyers should distinguish being close to the coast from having direct sand access, a guaranteed ocean view or a comfortable walk back after a swim. None of those is established for every home by the project brochure.
Nyang Nyang belongs to Pecatu in South Kuta, Badung Regency. The local government describes the beach as sandy, cliff-backed and exposed to powerful surf. For a holiday base, that landscape offers a markedly different atmosphere from the busier restaurant and nightlife pockets elsewhere in Uluwatu. It also brings trade-offs. Steep ground and coastal roads can make ordinary errands, school runs and beach access less convenient than the map suggests. The area suits someone who wants a private retreat more readily than someone expecting a walkable town centre. It is worth evaluating the actual approach road, lighting and wet-season drainage rather than relying on travel-time claims.
The four one-bedroom villas come in two plot sizes. Units 1A and 1B are assigned 110 sq m of land, while 1C and 1D have 120 sq m. Their stated building size is 77 sq m. This is a published building figure, not a verified net internal floor area, and the distinction matters when assessing how much usable living space the layout really provides. The detailed project FAQ lists a 19 sq m rooftop terrace for these homes; the landing page gives 40 sq m for the one-bedroom product. A signed plan for the specific unit is needed before either figure belongs in a purchase agreement.
A two-bedroom Nyala villa is presented with a 200 sq m plot, a 125 sq m building and a 42 sq m roof terrace. The two larger homes have 285 sq m and 270 sq m plots and terraces of 50 sq m and 40 sq m respectively. There is a further inconsistency in the three-bedroom drawings and text: the FAQ assigns 170 sq m of building area to 3A and 168 sq m to 3B, whereas the home page reverses them. These are not details to smooth into an average. They affect precisely which layout and dimensions are being sold. The register records the more detailed FAQ values but flags the disagreement instead of presenting them as fully reconciled.
KO Group identifies itself as the developer behind Nyala. Swatch Architects is named for architecture and interiors, Bali Prime Construction for the build, and Ko Stay for the proposed rental operation. Swatch has a separate Nyala portfolio page showing the same one-, two- and three-bedroom sizes and marking the work as under construction. It provides useful evidence of a real architectural brief, though not an independent certification of workmanship or building progress. KO Group's own corporate site also uses the name PT Ko Development Group. What it does not establish is whether that company signs a particular villa contract, owns the underlying land rights or stands behind every guarantee.
The project's documented scope has evolved. An older KO Group portfolio description refers to three two-bedroom villas, and Swatch's portfolio introduction still says three villas even while showing three bedroom categories. The dedicated sales FAQ is much more specific about nine units, and an outside sales partner also lists nine. No separate three-villa phase with its own location, delivery specification or contract terms could be established. The sensible reading is therefore a single project whose earlier publicity was incomplete or outdated, not two schemes with nearly identical names. Buyers should still ask for the latest signed site plan, because a public sales page is not a substitute for a schedule of the plots being delivered.
Handover is scheduled in two groups: January 2027 for the one- and two-bedroom villas, then March 2027 for the three-bedroom homes. These are the developer's targets, not independently verified completion dates. Swatch calls Nyala an under-construction project, and a third-party listing has used the same status, but publicly accessible records do not show current engineering milestones or certified handover. A completed shell, an operational villa and a legally usable short-stay property are three separate stages. A dated building report, a clear defect-remediation process and the relevant approval documents would be more informative than a marketing countdown.
Buyers from outside Indonesia are offered what KO Group describes as a 28-year land lease. The company says the arrangement carries rights in the building, but it has not published the underlying title or the draft deed showing how those rights survive and transfer. Indonesian land rights such as Hak Milik, Hak Pakai and Hak Guna Bangunan are not interchangeable with an ordinary lease contract. The seller's description is useful as an outline, not as legal proof of the interest a buyer receives. The landholder's identity, the commencement and expiry dates, the ability to assign rights and the treatment of the building at lease expiry must be explicit in the transaction documents.
Extension is not a free extra 28 years. The developer says a buyer receives first priority to extend and would pay the market lease value of the land at the time, excluding the building. That leaves the main economic question unresolved: nobody has published what the future price will be or how disagreement over that price is settled. The announcement also refers to an owner notification window, but those words cannot replace a signed promise by the landholder. A future buyer on the resale market will assess the time remaining as well as the strength of any renewal provisions. A transferable lease may be marketable; it is not equivalent to permanent ownership or an unconditional exit route.
Price information needs similar discipline. The project's ordinary published starting figure is approximately USD 209,000 for a one-bedroom home. A partner advertises the broader range up to USD 449,000, and August 2026 agency listings quote USD 319,000 for a two-bedroom villa and USD 419,000 or USD 449,000 for three-bedroom offerings. These are asking prices, not completed transactions or verified October inventory. The USD 199,000 headline still visible on the official home page came from a USD 10,000 founder rebate tied to the 15 January 2026 launch. Because that date has passed, a buyer cannot safely assume the incentive remains available. Unit-by-unit prices and live availability sit behind the project's registration platform.
Payment takes place during delivery rather than at a conventional resale closing. KO Group advertises a no-interest staged plan with an initial 10%, then 30%, followed by 20%, 20%, 15% and finally 5% at handover. The project says the first main payment sits in a notary-controlled account and is refundable only if legal due diligence fails; subsequent payments are described as non-refundable. There is also a separate USD 500 online reservation charge. The public FAQ alternates between a 12-month plan and payments over a 12–15-month construction period. None of that tells a buyer exactly when money is released, who holds the account or what happens if the building is late. Those answers belong in the signed schedule and account instructions.
The wellness theme has tangible design elements, not just a name. Private swimming pools and rooftop terraces are included across the advertised villa types; indoor-outdoor living areas and spa-style bathrooms are part of the design brief. Saunas are mentioned for larger homes, while ice baths and hot plunge or jacuzzi upgrades are sold as add-ons, with separate prices in the published FAQ. A photograph of a wellness feature therefore does not show that it is standard in every unit. Furniture is another variable: furnished handover packages exist, and a turnkey upgrade was promoted for founder buyers, but its current eligibility and exact contents have not been verified for ordinary new contracts.
The services proposed for the estate include secure access, parking for individual villas and guests, water supplied through a planned public-network connection with reserve tanks, electricity, internet and air-conditioned rooms. Those are design and delivery commitments described by the developer; they are not evidence that utilities have been connected and tested. On a coastal hillside, drainage, waterproofing and ventilation are likely to affect the long-term experience at least as much as the interior styling. The project's FAQ advertises structural, waterproofing and building-services warranties from its contractor. The actual guarantor, start date, exclusions and process for fixing defects remain matters for the contract and handover package.
Ko Stay, the group's management operation, is positioned as the default route for buyers seeking rental income. The advertised service includes marketing, reservations, guest messaging, cleaning, onsite coordination and periodic owner reports, with distributions said to be quarterly. The FAQ quotes a management fee of 18% of gross rental receipts and separately models running costs at 15% of gross revenue. A modelled operating allowance is not proof of the total future expense burden. Major repairs, insurance, taxes, furniture replacement, outages and empty nights all need a place in the budget. Equally, a buyer intending to live there full-time may care more about the scope of maintenance obligations than about estimated nightly rates.
The headline financial offer deserves careful separation from the property itself. KO Group advertised a 12% net annual rental return for three years as an Ember Circle launch benefit. Its explanation says the group would top up an audited shortfall if the villa remained under its approved management, subject to exclusions including force majeure. No executed guarantee, proof of funding or full calculation of 'net' was publicly available in the reviewed sources. The benefit was linked to launch-day eligibility, so it cannot be assumed for a purchase being considered in October 2026. The underlying investment should work for a buyer only after considering realistic rental income and expenses without relying on an unverified payment promise.
Ownership format
KO Group offers a contractual 28-year land lease with priority to negotiate an extension at the land's future market rental value. This is not land ownership. The underlying title, lease start date, signed agreement and landowner's obligations have not been independently reviewed.
Home types & sizes
Two villas with 110 sq m plots. The detailed project schedule lists a 19 sq m roof terrace. A compact private-stay or couples' rental format, but the usable interior floor area and exact specification still depend on the signed unit plan.
Get floor plans and current pricesTwo more 77 sq m buildings on slightly larger, 120 sq m plots. The detailed FAQ again quotes a 19 sq m roof terrace, in conflict with the general landing page. Buyers should compare the two individual layouts rather than assume the larger plot has the better outlook.
Get floor plans and current pricesThree villas on 200 sq m plots, each with a published 42 sq m roof terrace. This layout may be more practical for families or groups of friends. An August 2026 listing asked USD 319,000 for a two-bedroom home; it does not verify present availability or what is included.
Get floor plans and current pricesOne villa with a 285 sq m plot and a 50 sq m roof terrace. The detailed FAQ gives 170 sq m of building area, while the project landing page says 168 sq m. The difference must be resolved in the unit's final drawings and specifications.
Get floor plans and current pricesOne villa on a 270 sq m plot with a 40 sq m terrace. The FAQ assigns 168 sq m of building area, but the landing page says 170 sq m. The available agency asking prices for three-bedroom homes are not tied to the specific 3B lot.

KO Group is the named developer; PT Ko Development Group appearing on the group website does not identify the counterparty to every villa contract.
- The official FAQ and landing page conflict on one-bedroom terrace size (19 versus 40 sq m) and reverse the 3A/3B building areas. Older KO and architect pages refer to three villas while the current detailed sales schedule specifies nine. No signed masterplan or final lot plans were reviewed.
- Project-specific PBG, SLF and spatial-use approvals were not reviewed. Updated construction evidence, October 2026 unit availability and post-launch pricing were not independently confirmed; the developer's description of an 'orange zone' is not official zoning evidence.
