Why this project is worth a look
A defined coastal address
Padang Padang gives Oma a recognisable southern Bali setting without making it a beachfront property. The broker's Pecatu locator is useful for a first visit; access to the specific plot still needs confirmation.
Homes with private pools
Rather than relying on an unverified resort amenity list, Oma's published offer centres on each villa's own pool, parking and storage. That is a clear product for private stays and shorter rentals, subject to the final plans.
More than one layout
One-, two- and three-bedroom options address different kinds of households and travel groups. That flexibility is attractive, though the number and current availability of each type remain unconfirmed.
A connected management arm
Luxury Spaces publicly identifies itself as part of Bali Spaces and describes a full operating service. The practical advantage is continuity from delivery to guest operations; the unknown is what Oma owners pay and which choices remain theirs.
A lease to examine closely
An advertised extension can matter to both owner use and resale value. The crucial difference is between a genuine enforceable right on agreed terms and the prospect of negotiating a fresh lease later.
About the project
Oma Estate offers something more specific than the usual promise of a Bali investment villa: a named 16-home development around Padang Padang, with private pools and a developer that also promotes ongoing rental management. Bali Spaces lists one-, two- and three-bedroom villas rather than a single standard layout. The attraction is easy to grasp: a manageable-sized home on the Bukit surf coast that could serve as a personal retreat and, when permitted and properly operated, a short-stay rental. The harder decision sits beneath that description. The interest being marketed is a 25-year contractual lease, not indefinite ownership of the land, so the documents behind that lease deserve as much attention as the design.

Start with the asking price, because even that has two versions. Bali Spaces advertises an entry point of USD 209,000. Anteya, a broker marketing the same development, shows a one-bedroom option at USD 199,000 and lists larger homes at USD 274,000 and USD 399,000. These are not prices we have reconciled through an inventory sheet or signed offer. There may be a different unit, date or sales arrangement behind the gap; the public material does not settle it. A buyer should therefore treat the official figure as the reference price for the development, not as a live quotation for a villa that can necessarily be reserved today.
There are three clearly identifiable sizes in the broker's inventory: 90 square metres paired with a 130-square-metre plot for a one-bedroom home, 152 square metres on 173 square metres of land for two bedrooms, and 226 square metres on 240 square metres of land for three bedrooms. Those are listing measurements, not verified survey figures or net internal floor areas. The broker's general description oddly calls the development a cluster of one-bedroom villas even though its own unit cards and the developer's website offer larger configurations. What we can say is that the range exists in published marketing; we cannot infer how the 16 villas are allocated among those layouts or whether all three remain available.
A one-bedroom villa here is not merely a smaller version of the three-bedroom home. It is likely to appeal to a different booking party and invite a different operating rhythm. Couples often value a private pool and separation from neighbouring guests more than spare rooms. Larger homes can suit families or friends travelling together, but they also have more cleaning, furnishing and replacement costs to carry through quiet weeks. None of those observations establishes the rental performance of Oma Estate. They explain why comparing all three layouts on purchase price alone misses the way each property would actually be used.
The project's immediate location needs a more careful reading than the name suggests. Bali Spaces places Oma Estate in Padang Padang. Anteya supplies the more detailed locator 53JW+8FM in Pecatu and associates the site with Thomas Beach. Pecatu is part of South Kuta in Badung Regency, and Padang Padang is a recognised coastal area within it. Even so, a broker's map locator is not a cadastral description, and an appealing beach name is not proof of a seafront plot, ocean views or a particular pedestrian route. The last stretch of road, access rights and the position of each unit within the site are matters for a proper site plan and a physical inspection.
Life on the Bukit can be excellent for people who want the southern beaches without the bustle of a large resort. It also depends heavily on the exact street. Cliffside paths, steep sections and narrow approach roads shape how guests reach the property and how housekeeping, supplies and repairs are organised. The developer has written about access, drainage and water supply challenges on steep Bukit sites generally. That is useful context, not evidence that Oma Estate has those problems. A buyer should evaluate the actual land, its drainage and utility connections rather than assume that every part of Padang Padang shares the same conditions.
The practical facilities are reasonably clear at the headline level. Bali Spaces includes a private pool, private parking, private storage and 24-hour security in the project's published description. These features can make a compact compound feel more self-contained, especially if the villa is also a place to keep personal belongings between visits. They do not, by themselves, specify parking dimensions, the pool's actual size, whether a storage room is included within the quoted area, or which common expenses the owner must contribute. There is no reliable basis to attach a clubhouse, gym, restaurant or other resort facilities to this development. The individual floor plan and delivery schedule should carry the detail.
Delivery is another part of the purchase that remains less certain than the marketing suggests. Anteya currently labels Oma as an off-plan project under construction and gives the second quarter of 2027 as the intended finish; a syndicated sale listing names June 2027. The developer's publicly accessible Oma page does not provide a comparable contractual handover date. Those statements may prove consistent, but they are not the same as a signed construction programme with delay provisions. Until a home is completed, handed over and cleared for the intended use, it cannot generate the operating history that would substantiate projections. Buyers funding construction stages need to understand what triggers each payment and what happens if the handover slips.
Bali Spaces describes the villas as turnkey, with construction, furnishing and management offered through its wider operation. That sounds reassuring, yet 'finished' and 'ready to welcome paying guests' are different deliverables. In its own discussion of interior fit-out, the company explains that furniture, fixtures and installed equipment do not necessarily include art, loose styling pieces or all launch preparation. A separate design and procurement service exists for those needs. Nothing in that general explanation proves that Oma buyers must pay extra, but it makes a detailed room-by-room inventory essential. There should be no guessing about appliances, curtains, linens, lighting, kitchenware or the condition in which the property will be handed over.
The proposed operating arrangement has substance as a business proposition, but not yet as an agreed cost for this project. Luxury Spaces says it is a subsidiary of Bali Spaces and lists booking management, marketing, maintenance, staff and financial reporting among its services. That is more meaningful than a developer merely promising to introduce an external rental agent after completion. Still, the public description does not establish the management fee for an Oma villa, whether participation is optional, how marketing costs are passed through, when owners receive statements or how their own stays affect the calendar. A management agreement should be read alongside the acquisition documents, not added casually after the purchase decision has been made.
The financial distinction is straightforward: rental receipts are not take-home profit. Platform charges, staff, cleaning, repairs, utilities, insurance, taxes and management reduce the amount left for an owner. A pool is an attraction to guests and a recurring maintenance item at the same time. Bali Spaces publishes broader portfolio performance material, but a result achieved by a different villa in Bingin or Pererenan cannot be presented as verified Oma Estate income. We have not located independent booking accounts or a rental history for this development. Any forecast should therefore be a scenario with conservative occupancy and operating costs, not a promised return or a fixed payback period.
The lease is where the long-term economics become particularly sensitive. Bali Spaces refers to 25 years with an opportunity to extend by up to another 25. One captured version of its page uses stronger guaranteed-extension wording, while the broker describes the additional term as already structured into the title. Those descriptions cannot be treated as equivalent without examining the contract. When does the original term start? Is the extension automatic, conditional or negotiated? Is a price fixed today, and can the benefit be assigned to a later buyer? Twenty-five plus twenty-five years in a brochure does not create a legally assured 50-year interest on its own. The value at resale depends on the remaining enforceable term, not the headline number.
Indonesian land law also calls for precision. Hak Milik is a land ownership title that a foreign individual cannot simply acquire in their own name. Hak Pakai and Hak Guna Bangunan are different recognised rights with their own requirements, but the underlying title of the Oma Estate parcel has not been verified from a land certificate. A contractual lease should not be described as direct ownership of that title. The buyer needs to know the registered rights holder, the person or entity entitled to grant the lease, the relationship between that party and the company building the villas, and the mechanism for transferring the buyer's interest later. A developer brand, however visible, is not a substitute for the contracting legal entity.
There is also an unresolved planning issue that should not be brushed aside. Anteya attaches a green-zone label to the property. That label is broker metadata, not an official parcel-specific spatial-planning determination, and it proves neither that villa construction is prohibited nor that it is authorised. The applicable zoning and land-use clearance need to be established for the actual site. Building approval, known in Indonesia as PBG, is a separate matter from the building's fitness-for-use certificate, SLF. We have not reviewed either document for Oma Estate. Nor should an intended tourism rental operation be assumed lawful merely because a villa can be built. The permitted use and operating registrations must match the way the purchaser intends to earn income.
Finally, the resale story deserves a separate test. A purchaser in a few years may see a handsome home with a functioning rental history, but will also inherit whatever remains of the original lease and any conditions attached to an extension. Shorter remaining tenure can narrow the pool of buyers or affect negotiation, even when the home itself has been maintained well. A buyer who plans occasional personal stays faces a further trade-off: some of the most attractive holiday dates may also be the strongest rental dates. Oma Estate makes most sense when the plan remains viable with realistic use, costs and a limited contractual horizon, without relying on permanent appreciation or uninterrupted occupancy.
The evidence is enough to form a serious shortlist, not enough to sign on marketing alone. The project identity, developer brand, broad unit formats, advertised private facilities and starting price are visible. A broker adds provisional floor areas, a site locator and a 2027 delivery target. Missing from the public record we reviewed are the land and lease documents, confirmed developer-side inventory, unit-by-unit specifications, building and land-use approvals, a binding payment timetable and the actual management contract. Once those pieces are available, Oma can be judged as a specific home and operating business rather than as a generic Bali yield story.
Ownership format
Bali Spaces advertises a 25-year contractual lease and an option to extend for up to a further 25 years. The signed lease, commencement date, extension conditions, pricing and underlying land title have not been reviewed; the second term must not be treated as assured.
Home types & sizes
Anteya pairs this layout with a 130 sqm plot and a private pool. The 90 sqm figure is a listing measurement, not a certified net internal area. It is the compact option in the published range, but the number of one-bedroom homes in the scheme is not established.
Get floor plans and current pricesThe broker records a 173 sqm land plot and a private pool. This size introduces a different guest and owner-use profile from the one-bedroom home. Room dimensions, the split between enclosed and outdoor space, and unit-level availability still depend on the final plans.
Get floor plans and current pricesA 240 sqm plot and USD 399,000 asking price appear in the broker's inventory; a separate syndicated listing also describes a three-bedroom Oma unit of 226 sqm. That adds evidence of the advertised type, not independent verification of measured area, fit-out or contractual price.
