Why this project is worth a look
A manageable scale
With 126 units over eight floors, Zenith Place is much smaller than many recent Huai Khwang developments. That does not automatically mean better management, but it gives a buyer a project that can be physically inspected and understood without navigating a multi-tower estate.
MRT works in practice
Current portals place Huai Khwang MRT roughly 600–660 metres away. It is not doorstep access, yet it is close enough to make a walking commute realistic, which is more useful than a broad marketing claim that a project is simply 'near Ratchada'.
Usable apartment sizes
The documented range starts around 31.5 sqm and extends to 58 sqm, with one-bedroom layouts reaching above 50 sqm. Buyers who value a more conventional room layout may find this older stock worth comparing with newer projects that dedicate more of the budget to common areas and less to private floor area.
A visible resale market
Fresh sale listings were still being updated in August 2026, and rental stock was visible across several portals. That does not guarantee an easy exit, but it gives a purchaser reference points for asking prices, unit sizes and rental competition instead of relying on one seller's narrative.
Due diligence creates value
The project is old enough that careful inspection can matter more than brochure specifications. A buyer who checks the unit, juristic records, common charges, foreign quota and building maintenance may be able to distinguish a genuinely attractive resale from a low asking price that comes with deferred costs.

A Bangkok Metropolitan Administration study of condominiums around Huai Khwang station records 126 units, eight floors, one building and a site area of 1 rai 39 square wah, with completion in Buddhist year 2551, or 2008. Those core figures are echoed across several property databases. That matters because the buying decision here is unit-specific: the building already has a long operating history, so a buyer is choosing an individual resale apartment with its own renovation, orientation, paperwork and maintenance history, not simply buying into a uniform new-build specification.
The address is on Pracha Rat Bamphen Soi 14 in Huai Khwang, with project pages using 1/126 Pracha Rat Bamphen 14, Huai Khwang, Bangkok 10310. ThinkOfLiving places the project at 13.777455, 100.579257. Current platforms put Huai Khwang MRT at roughly 0.6 to 0.66 km away. That is close enough to make the Blue Line a genuine everyday transport option, but it is not an exit-front condominium. The building sits within the local Pracha Rat Bamphen street network rather than directly on the main Ratchadaphisek traffic corridor, so the practical question is whether the walk, lighting, crossings and last few hundred metres work for your own routine.

Developer sales are no longer the story. HomeBuyers marks the project as sold out, while the 2026 market is made up of owner resales and rentals. When checked on 1 September 2026, the clearest low-end active asking price repeated across major portals was THB 2.39 million for a 33.29 sqm one-bedroom unit. Other live or recently refreshed offers included larger one-bedroom and two-bedroom apartments. These are asking prices, not a project tariff. Furniture, renovation quality, seller urgency, transfer eligibility and outstanding common charges can all affect what a particular unit is actually worth and whether it is transaction-ready.
The original unit range is useful because it is broader than the micro-unit mix common in newer Bangkok projects. PropertyHub lists studios of 31.5–34 sqm, one-bedroom apartments of 35–51.5 sqm and two-bedroom layouts of 47–58 sqm. Scancondo independently summarises the scheme as studios plus one- and two-bedroom units from 31.5 to 58 sqm. There is, however, a resale-market inconsistency worth noticing: roughly 41.17 sqm appears in current advertising as both a one-bedroom and a two-bedroom. That may reflect altered internal partitions, broker categorisation or listing error. A buyer should therefore compare the actual room, the registered plan and the title documents rather than treating the bedroom label as authoritative.
The common facilities are conventional rather than resort-scale. Multiple current sources agree on a swimming pool, gym, parking, security and CCTV; PropertyHub also shows lift access and keycard control. We have not copied every amenity tag that appears on portal databases because older projects often accumulate stale or over-inclusive metadata. For a 2008 building, the useful inspection is physical: test the lift, look at access control, visit the pool and gym, understand how parking actually works, and see whether the shared corridors and service areas are being maintained consistently.
Building age should be part of the investment logic without being turned into an automatic negative. By 2026 Zenith Place is around eighteen years old. That simply shifts due diligence from brochures to operations. Before paying a material deposit, a serious buyer should obtain the current common-fee position, confirmation of any arrears attached to the unit, information on major works and reserve funding, and whatever recent records the juristic person can provide on building systems. None of the sources reviewed establishes a defect at Zenith Place; the point is that a renovated interior does not tell you the financial or technical condition of the condominium as a whole.
Ownership needs the same unit-level discipline. DDproperty describes the development as freehold, and Thai government guidance confirms that foreigners may own condominium units in their own name only within the statutory foreign quota, limited to 49% of the total condominium area. The condominium juristic person must certify the foreign ownership proportion for a transfer. A listing marked 'freehold' therefore does not, by itself, prove that a specific foreign buyer can register that specific resale unit today. Foreign-quota availability and the seller's title should be checked before a binding commitment.
Taken on its own terms, Zenith Place @ Huay Kwang is a relatively small, established condominium with a walkable MRT connection, practical unit sizes and a functioning resale and rental market. It is not compelling because of a new-launch story, branded management or a promise of capital growth; none of those claims are needed. The opportunity, when it exists, is in selecting the right individual unit at the right price while understanding the building's operating condition. The main risk is the same thing: resale units are heterogeneous, and a cheap asking price can hide renovation, legal or management issues that only become visible when the buyer checks the apartment and the condominium records in detail.

Ownership format
The project is marketed as a freehold condominium. A foreign buyer may register a unit in their own name only while the building remains within Thailand's 49% foreign ownership quota, which must be certified by the condominium juristic person for the specific transfer. If a selected resale unit cannot be transferred within the foreign quota, any leasehold or other lawful structure needs a separate review rather than being assumed from the listing.

The smallest documented format in the project. For owner-occupation, the key question is how efficiently the original plan has been used; for rental use, condition and fit-out matter because this older studio competes with much newer small units in the same district.

A live 33.29 sqm listing is currently advertised as a one-bedroom even though it sits just below the stated project range, illustrating why resale labels need checking. Larger examples around 41–47 sqm are also on the market and can feel materially different depending on renovation and internal partitions.
