Why this project is worth a look

A usable MRT location

Ratchadaphisek MRT is genuinely close, with the launch-era CMC filing quoting roughly 147 metres. That gives the project an established transport advantage today rather than a future infrastructure promise, which is relevant both for daily commuting and for explaining the location to a long-term tenant.

Only 74 units

A single eight-storey building with 74 apartments is a very different living environment from a large tower complex. The smaller scale may appeal to buyers who prefer a quieter residential format, but it also makes the quality of the condominium juristic person and its maintenance budget particularly important.

Simple one-bed stock

The documented layouts are one-bedroom apartments, broadly from the low-30s to just over 40 sqm. Comparison inside the project is therefore less about bedroom count and more about condition, floor, orientation, furniture, renovation quality and the way each owner has used the available space.

The building already exists

The condominium is registered and occupied, so buyers can inspect the real common areas, access, lift and surrounding streets before committing. The trade-off is that the diligence focus moves to maintenance history, common finances and the condition of an individual resale unit rather than construction risk.

Live resale evidence

Current listings provide an observable asking-price range instead of forcing buyers to rely on a decade-old developer price list. Because the active stock is thin, those asking prices should be treated as negotiation evidence for specific units, not as a precise market value for the entire building.

About the project

Chateau In Town Ratchada 19 is a small, completed condominium tucked into Soi Ratchadaphisek 19 in Bangkok. The scheme is straightforward: one eight-storey building, 74 condominium units, and a unit mix centred on one-bedroom apartments. That makes the due-diligence job quite different from buying into a new high-rise launch. There is no need to guess what the finished building will look like, but the buyer has to pay much more attention to the actual resale unit, the condominium juristic person, building upkeep, parking practice and the ownership quota attached to the transaction.

The location is the clearest part of the proposition. An early CMC filing placed the project about 147 metres from Ratchadaphisek MRT station. Later property portals quote slightly different figures, which is common when they measure from different entrances or map points, but all of the credible sources place the building very close to the Blue Line. For an owner-occupier, that gives a practical commuting option without relying on a car every day. For a landlord, it is a simple location story that prospective long-term tenants can understand without needing a speculative narrative about future transport links.

Developer attribution needs a little more care than the marketing name suggests. Historical consumer disclosures identify Phraya Panich Property Co., Ltd. as the project owner and manager, while CMC Group's own materials list Chateau In Town Ratchada 19 within the group's development history. Major portals often shorten that relationship and name Chaopraya Mahanakorn Public Company Limited, or simply CMC, as the developer. These descriptions point to the same group, but a resale buyer should still separate the brand from the legal parties appearing on title documents, condominium records and any agreement signed for the selected unit.

The Department of Lands database records Chateau In Town Ratchada 19 as condominium registration 18/2558, registered on 14 August 2015, with 74 units in Din Daeng. That is a strong reference point for the legal status of the building. Completion dates on commercial portals are less consistent: DDproperty and FazWaz use 2014, while Home.co.th and PropertyHub use 2015. Rather than pretending those dates are identical, this dossier uses 2015 as the primary completion/registration reference and keeps the 2014 portal date as a disclosed discrepancy.

The original apartment mix was deliberately narrow. Home.co.th records two one-bedroom layouts: Type A at 32.14–33.15 sqm and Type B at 35.02–40.64 sqm, both with one bathroom. A CMC filing from the launch period described all 74 units as one-bedroom apartments, then using an approximate 33.5–40 sqm range. Current resale inventory also contains units in the low-30-sqm range. In practical terms, buyers are choosing between variations of a compact one-bedroom product rather than between studios, family apartments and multiple bedroom counts.

Facilities are modest but well documented. Sources consistently identify a swimming pool, a fitness room, 24-hour security, CCTV and key-card access. Historical project information places the pool on the first floor and the fitness room on the second. It also records one passenger lift and 29 car-parking spaces. The parking figure is worth treating as a real constraint rather than hiding it behind an amenities checklist: anyone who needs a dependable car space should ask how parking is currently allocated and whether the chosen unit carries any practical or contractual parking entitlement.

The resale market is visible but not deep. As checked on 3 October 2026, DDproperty showed an asking price of THB 2.35 million for a unit of roughly 32.98 sqm, while other current listings on large portals sat above that level. THB 2.35 million is therefore used here only as a lower asking-price anchor, not as a valuation of every apartment in the building. In a 74-unit project, a handful of sellers can materially change the visible range, and two apartments with similar floor area may differ because of fit-out, floor, outlook, condition, tenant status or the seller's urgency.

Foreign ownership requires a unit-specific check. Thai condominium law allows eligible foreign buyers to own condominium units in freehold, but foreign ownership in a registered building is capped at 49% of the aggregate unit area. The condominium juristic person must certify the foreign proportion for the transfer. This matters here because current FazWaz listings for the project are labelled Thai Quota. That label does not mean a foreign buyer can never purchase in the building; it means the buyer should not assume that the particular resale unit being advertised can be transferred into foreign freehold without checking the quota and transaction documents first.

Because the development is already operating, the most useful information is no longer the original sales brochure. A serious buyer should focus on the present building: condominium financial statements, common-fee arrears, the sinking fund, planned or completed major works, lift and pool maintenance, insurance, house rules and any recurring disputes. None of the public sources reviewed gives a sufficiently current, complete picture of those items. They are therefore not converted into reassuring claims in this dossier. The age of a completed project makes that operational record more relevant than old launch-stage promises.

The project works best when judged for what it is: a compact resale condominium near the MRT with a small number of units and a simple one-bedroom product. It is less convincing for a household that needs several bedrooms, a buyer who expects one parking space to come automatically with every apartment, or a foreign purchaser who wants ownership eligibility settled before looking at the paperwork. The decision is therefore not whether Chateau In Town Ratchada 19 is 'good' in the abstract, but whether the specific unit, quota, building condition and purchase price fit the buyer's use case.

Ownership format

The project is registered as a condominium. An eligible foreign buyer can hold a unit in freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the building. Quota availability must be confirmed for the specific resale unit before transfer.

Unit types & sizes

1 bedroom, Type A
32.14–33.15 sqm
1 bathroom

The smaller verified one-bedroom format. Current resale units around 33 sqm show that this size remains active in the market, but interior fit-out can vary materially after years of private ownership, so the floor plan and renovation should be inspected unit by unit.

1 bedroom, Type B
35.02–40.64 sqm
1 bathroom

The larger one-bedroom format within the same building. The extra floor area can improve living and storage space, but the original project material still treats it as a one-bedroom apartment rather than a family two-bedroom product.

Public sources consistently describe the project as one-bedroom stock. An early CMC filing used an approximate 33.5–40 sqm range, while the more detailed Home.co.th profile shows Type A at 32.14–33.15 sqm and Type B at 35.02–40.64 sqm. The selected resale unit's area should be matched to its condominium title. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 2.35M based on a DDproperty resale listing available when checked on 3 October 2026. This is a lower secondary-market asking-price anchor, not a building-wide valuation; availability, unit condition, ownership eligibility and final terms need to be confirmed for the selected apartment.
  • Completed: 2015

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A single buyer or couple looking for a compact one-bedroom home with straightforward Blue Line access.; A resale buyer who prefers inspecting a completed, occupied building instead of taking construction and delivery risk on a new launch.; An owner considering long-term rental demand driven by transport convenience, provided the purchase price and achievable rent are checked on the selected unit rather than inferred from portal yield estimates.; A buyer comfortable with a smaller 74-unit condominium and willing to review juristic-person finances, maintenance plans and parking rules as part of due diligence.; may not suit: A household that needs a documented two-bedroom or larger family layout; the verified project mix is one-bedroom.; A foreign buyer who needs an immediately transferable foreign-freehold unit without a quota check; current foreign-quota availability has not been established.; A buyer who expects guaranteed parking, new-project amenities or a developer instalment plan as part of the purchase..

  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion dating is inconsistent: the Department of Lands records condominium registration on 14 August 2015, and Home.co.th and PropertyHub also use 2015, while DDproperty and FazWaz use 2014. This record uses 2015 as the primary reference; the exact month when physical construction was finished is not independently confirmed.
  • Foreign-quota availability for any particular unit currently for sale has not been confirmed. FazWaz labels the active units it shows as Thai Quota; a foreign-freehold purchase requires an up-to-date foreign-quota certificate from the condominium juristic person.
  • Historical consumer disclosure names Phraya Panich Property Co., Ltd. as project owner and manager, while modern portals often name Chaopraya Mahanakorn Public Company Limited or CMC. They are linked within the same group, but the legal party relevant to a specific resale transaction must be checked against title and contract documents.
