Kave Playground Ladprao–Bodindecha is a large low-rise campus-style condominium being built on Ramkhamhaeng Soi 43/1 in Phlapphla, Wang Thonglang. Its location story is unusually specific for Bangkok: the project sits directly opposite Bodindecha (Sing Singhaseni) School and is surrounded by the Ramkhamhaeng–Town in Town education and residential catchment rather than a central-business-district office cluster. AssetWise's own location map places Bodindecha School about 5 metres away, Makro about 500 metres away, Ramkhamhaeng University at roughly 1.4 km, Lat Phrao 83 on the Yellow Line at around 1.3 km, and the Chalong Rat Expressway at about 2.2 km. That makes the project easy to understand if your daily life is tied to schools, universities, Ramkhamhaeng or Ladprao; it is less compelling if your only requirement is a station immediately outside the lobby or a short walk to the traditional CBD.

The development is spread across 11 eight-storey residential buildings, labelled A through K, with a separate parking and amenity structure. AssetWise's project page lists 515 units in total: 512 residences and three commercial units, on approximately 5 rai 1 ngan 68 square wah of land. The layout matters because this is not a single tower where most apartments share the same vertical circulation. Building choice affects how residents move through the site, how close they are to the main pools and social spaces, and how they access parking and the entrance. Building C has a separate role: the developer identifies it as the pet-friendly building, and the official floor-plan library includes dedicated PET unit variants there.

Construction is materially advanced but the project is not ready for occupation yet. AssetWise's July 2026 progress update shows piling, foundations and structural works at 100%, architectural works at 47.47%, building systems at 33.22%, and external works at 24.23%. The formal project terms state that construction began in April 2025 and is expected to finish in December 2026. A newer AssetWise release dated 18 August 2026 repeats the December 2026 completion and transfer target. For a buyer, that is more useful than a generic 'under construction' label: the structure is substantially established, while finishes, MEP systems and external works still have meaningful work left. Anyone who must move in immediately should look elsewhere; anyone buying here should verify the progress of the exact building they are reserving.

Unit sizes are deliberately compact. The current project specification lists studios at about 21.40–23.90 sqm, one-bedroom units at 23.60–29.20 sqm, One Bedroom Extra layouts at 26.80–30.32 sqm, and One Bedroom Plus at 30.40–34.00 sqm. The official floor-plan library goes deeper, with multiple codes for each category and separate pet-friendly versions. It also exposes one of the project's documentation quirks: some individual plans sit outside the headline ranges, including a 24.90 sqm studio, while AssetWise's August 2026 news item simplifies the mix to 23.60–33.90 sqm and calls one category 'One Bedroom Exclusive'. The safe way to buy is therefore by unit code and signed plan, not by relying on the summary range alone.

The common areas are central to the product. AssetWise lists two pools, a jacuzzi, fitness and yoga rooms, sauna, study areas, book and meeting spaces, a theatre room, gaming space, live studio, board-game room, music room, shared cooking area and multiple outdoor social zones. In practical terms, the developer is asking residents to accept smaller private units in exchange for a much larger set of communal places to study, work, exercise and socialise. That trade-off can work very well for students, first-jobbers and single occupants who use common areas heavily. It works less well for a household that wants two real bedrooms, a large kitchen and most daily activities contained within the apartment itself, because the official residential mix does not provide those larger family formats.

The pet-friendly concept is more specific than a general pet policy. AssetWise marks Building C as pet-friendly and publishes Studio PET, 1 Bedroom PET and 1 Bedroom Plus PET plans. Buyers with animals should therefore treat the building designation as part of the unit selection process and verify the condominium rules on animal type, size, registration and use of common areas before signing. Parking deserves the same level of attention. The current project page states 206 spaces, or roughly 40%, but a fresh August 2026 AssetWise release says 203 spaces and describes the parking building differently. Either way, parking supply is clearly below one space per residential unit, so the actual allocation and access rules matter more than the headline count if a car is part of daily life.

The brand and the legal project owner are not identical. The development is marketed under AssetWise, while the project's formal terms identify Wise Estate 19 Company Limited as the project owner. Those terms also disclose the land title reference, environmental approval, construction permit and a project encumbrance with Kiatnakin Phatra Bank. None of that should be turned into a positive or negative marketing claim by itself; it is simply the contractual context a buyer should expect to see reflected in the sale documentation. Foreign buyers have another layer to check. Thai law allows foreigners to own condominium freehold only within the statutory 49% foreign-ownership quota by total condominium area. Public project sources do not show which Kave Playground units still have quota available, so 'freehold' should never be assumed from a listing without unit-level confirmation.

A THB 2.39M starting level has been repeated in AssetWise materials and in project coverage updated during 2026. It is best treated as an entry-price reference, not as a promise that a specific unit can still be bought for that amount on 30 August 2026. Current public listings and assignment-style offers vary by size, building and position and can sit above that floor. AssetWise also reported that approximately 62% of the project had been sold by 18 August 2026. That sales figure is useful for understanding the stage of the project, but it is not evidence of future capital growth or a guaranteed rental yield. The investment case here is strongest when the buyer has a concrete education-led tenant profile in mind and can verify entry price, foreign-quota status, post-completion rent and owner costs for the exact unit.

A foreign buyer may hold condominium freehold only within Thailand's statutory foreign quota, capped at 49% of the total condominium area. Public sources do not confirm which Kave Playground units still have foreign-quota availability; if freehold quota is unavailable, any leasehold alternative and its terms must be checked against the specific contract rather than assumed.
